            <description>Id been living on my house almost 11 years with no renovation or ID whatsoever. With 4 kids, we started to feel the house not fully functional and not all area in the house was utilized optimally.&lt;br /&gt;&lt;br /&gt;Our house is bungalow type with 2400 sq buildup and 9000++ land area.&lt;br /&gt;&lt;br /&gt;After shopping around with ID, we choose this one that seem to stand out from the rest.&lt;br /&gt;&lt;br /&gt;I got quoted about RM 10.30 persqft for the buildup part and RM1.20 persqft for the outside part of the house.&lt;br /&gt;&lt;br /&gt;The service include:&lt;br /&gt;&lt;br /&gt;1. 2D space planning&lt;br /&gt;2. 2D key drawing&lt;br /&gt;3. 3D perspective rendering&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Any thought whether the price is reasonable? Their previous works are very detailed - From type of tile, paint, lighting, furniture arrangement, demolition work etc. They also have great review - 290 google review with 4.9 rating</description>

            <title>Planning to refinance my house. Is it worth it?</title>

            <description>I am not seriously planning to refinance but the idea just came because of the current low OPR. But I just not quite sure whether it is a good move or not. I only contacted 1 banker so far just to get the figure.&lt;br /&gt;&lt;br /&gt;So currently me and my wife sharing our 3 loans which are&lt;br /&gt;&lt;br /&gt;House - balance 291k, lppsa tenure 23 years to go&lt;br /&gt;Car - balance 76k, 5 years to go&lt;br /&gt;My wife personal loan - balance 45k, 3 years to go. This personal loan is a topup to buy our house since last time I only eligible for 320k only&lt;br /&gt;&lt;br /&gt;Commitment so far&lt;br /&gt;House 1600&lt;br /&gt;Car 1500&lt;br /&gt;Personal loan 1300&lt;br /&gt;&lt;br /&gt;So you see the total payment for house only cost us almost 3k permonth. But 3 years from now, we only need to pay 1.6k which is 800 only for each of us.&lt;br /&gt;&lt;br /&gt;If I were to take refinance, according to my banker I can get maximum of 260k cash out, payment reset for 35 years with 2.6k installment.&lt;br /&gt;&lt;br /&gt;But I can rid off the car loan and personal loan and still left with 140k. We can park inside asb. Plus both of us will be promoting to U52 this year so the salary increment is quite substantial.&lt;br /&gt;&lt;br /&gt;It a good move right? I can not think of the cons except maybe my installment later will shoot up once the OPR start going up and our tenure refresh for a new 35 years but maybe sifu here can point out things that I&amp;#39;m missing. &lt;br /&gt;&lt;br /&gt;Many thanks&amp;#33;</description>

            <title>Unused Space, Wet Wall and Renovation</title>

            <description>Hi all, I got few issues and hope to get some ideas from you guys.&lt;br /&gt;&lt;br /&gt;1. I bought a bungalow on a 9k+ sqt land. With 420k price tag I thought it a steal. So I got an issue now where the unused spaces not utilize at all due to budget constraint obviously.  &lt;!--emo&amp;:sweat:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/sweat.gif' border='0' style='vertical-align:middle' alt='sweat.gif' /&gt;&lt;!--endemo--&gt; For now the grasses are happily grow there. To fork out RM200-RM300 quarterly to clean it started to make me feel really not worth it. Here are my few ideas:&lt;br /&gt;&lt;br /&gt;- gardening. But I have no idea where and how to start. Anyone can suggest some reading to start with?&lt;br /&gt;- renovate. Being a gov servant and taking the pension scheme, I can&amp;#39;t refinance to get extra cash since using gov loan and no EPF portion either. Taking loan is the only option.&lt;br /&gt;- install artificial grass.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;2. All my wall facing out from the toilet started to get wet and we already surpass the 2 years warranty period. Any ideas how to overcome this?&lt;br /&gt;&lt;br /&gt;Many thanks&amp;#33;</description>

            <description>Exora Bold CFE Premium vs Nissan Serena Hybrid Premium Highway Star&lt;br /&gt;&lt;br /&gt;Yes it is quite a strange comparison but I would like to hear some opinions before making decision. We already testdrive:&lt;br /&gt;&lt;br /&gt;Toyota Innova - interior feel very cheap. &lt;br /&gt;Honda Stream - out of budget.&lt;br /&gt;VW Cross Touran - no more stock thanks to their super promo&lt;br /&gt;Mazda Biante - no showunit or testdrive unit at my place&lt;br /&gt;Peugeot 5008 - slightly overbudget. Very good car but maintenance is high. &lt;br /&gt;&lt;br /&gt;So in the end it come to this 2 choices.&lt;br /&gt;&lt;br /&gt;1. 800 permonth vs 1600 permonth. 9 years loan. Income about 13k combined. If buying Serena still can save about 3k permonth. 1st car finished serving the loan last year.&lt;br /&gt;&lt;br /&gt;2. Narrower 3rd row seat vs a more spacey 3rd row seat.&lt;br /&gt;&lt;br /&gt;3. 7 years warranty vs 3 years warranty.&lt;br /&gt;&lt;br /&gt;4. No free service vs 2 years free service. From my reading both maintenance cost about the same. No? Please correct me if im wrong&lt;br /&gt;&lt;br /&gt;5. FC wise im not so sure. From Carbase Exora can give 7.0L/100km and Serena 6.6L/100km. But after lurking around in both fb owner club, i say Serena having a better FC thanks to it hybrid.&lt;br /&gt;&lt;br /&gt;6. No isofix vs 2 isofix&lt;br /&gt;&lt;br /&gt;7. So let say for 1 month I gonna drive about 2000km, in term of petrol usage, Exora gonna cost me extra RM200 more. For 9 years it gonna take roughly about RM22k. But then it still lower than Serena price. &lt;br /&gt;&lt;br /&gt;8. Comfort wise, both are great with Exora have that extra kick from turbo. &lt;br /&gt;&lt;br /&gt;9. Lastly the reliability issues. Which car will give more peace of mind in the long run? Yes im aware also this all depend on luck lol Planning to use for long time.</description>

Done a bit of studying and as far as iI know there are 2 types which are capital gain (flip) or cashflow (rental).&lt;br /&gt;&lt;br /&gt;I think im more into rental as I do not have such strong holding power for capital gain. And from what I see it harder to get cashflow from rental here (im staying at melaka) compared to selangor/kv area.&lt;br /&gt;&lt;br /&gt;So I would like to know is my idea achievable? Or is it ambitious? And if there are actually people who done this, i want to learn how they do it? Do they travel frequent? Or just hire agents to manage their property?&lt;br /&gt;&lt;br /&gt;Your insight and thought are really much appreciated.</description>

            <title>Anyone has experience with KDPNKK?</title>

            <description>I already file a complain to KDPNKK (cheated by wedding planner). And KDPNKK already issued a letter to the cheater whether to settle outside court or opt for hearing and they opt for hearing. On the day of hearing, they did not come thus making us win the hearing. Problem now is tribunal court after that issue an award letter saying the cheater must pay to me in 14 days and the letter i need send myself using AR Register. I think this cheater know already the procedure and they do not receive the letter (just track and trace just now, mentioned &amp;quot;unable to deliver&amp;quot;)&lt;br /&gt;&lt;br /&gt;For your info, the penalties for not paying me in 14 days is either RM5000 or prison for 2 years or both. But in order for court to proceed with the penalties they need proof that the cheater received the letter. I think the cheater know this and that why they not receiving it. What can i do now?&lt;br /&gt;&lt;br /&gt;</description>

            <description>Anybody has any experiences with movers companies is Sabah? Or can recommend me a good one?&lt;br /&gt;&lt;br /&gt;I want to move house from KK to Kota Belud. So far i had got 3 quotations which are RM 800, RM 1000 and RM 1080. The price include dismantle and assemble things like bed, cupboard etc and using 3 tonnes lorry.&lt;br /&gt;&lt;br /&gt;Is the price normal because the distance only about 60-70 km. This is my first time dealing with movers companies so my personal opinion it is a bit pricey (dont know whether they quote me a higher price since I has no experiences on this) but I maybe wrong.             <title>Paying Wang Beza</title>

            <description>Hi sifus,&lt;br /&gt;&lt;br /&gt;I had bought a house using gov loan but can not fully cover the price of the house so I need to pay the wang beza.&lt;br /&gt;&lt;br /&gt;My question is how can I pay the wang beza to my developer using the safest way because the amount is big.&lt;br /&gt;&lt;br /&gt;I using Bank Rakyat and the developer&amp;#39;s bank is Affin.&lt;br /&gt;&lt;br /&gt;So can I just go to Bank Rakyat, make a cheque and go to Affin Bank to deposit there? I can&amp;#39;t give the cheque by hand because working in Sabah and afraid of the late payment interest by the developer.&lt;br /&gt;&lt;br /&gt;Thank you&amp;#33;</description>
