            <title>Mintye Another GBH in the making</title>

            <description>Mintye hit the headlines last week when Focus Malaysia featured an ariticle on an imminent General Offer by the founder&lt;br /&gt;Mr Yeo Ah Tee. MinTye being a friction materials manufacturer may not be on the investors radar at the moment due to the&lt;br /&gt;challenging environment of the auto industry. The company share priced had been hovering at a three year low of 1.11 for two&lt;br /&gt;weeks prior to last thursday. The deepest value in the company with a market cap of just 70 mil does not lie in their friction &lt;br /&gt;materials business but in their landbank in Segambut and Ayer Keroh Melaka and its huge cash hoard of 38 mil which is half &lt;br /&gt;of the conpany&amp;#39;s market capitalizaiton.&lt;br /&gt;&lt;br /&gt;    Mr Yeo had been queried by SC over the Focus article in which he replied the board is not aware of or has any&lt;br /&gt;knowledge of the GO.However, his answer does not constitute a denial as the board is not deemed to have knowledge&lt;br /&gt;until they receive an offer letter from Mr Yeo himself.Goldis gave the same reply when queried by Bursa and it&lt;br /&gt;was privitized soon afer in less than 3 months and was not subjected to the six month moratarium by SC for denying.&lt;br /&gt;No one should be surprised if Mr Yeo does proceed with the GO soon after.The SC question specifically refers to &lt;br /&gt;voluntary GO and they can always use a different GO method such as unconditional or conditional GO.&lt;br /&gt;&lt;br /&gt;   Mintye is a hidden gem waiting to be discovered.It has zero borrowings and is in a net cash position of 37.5mi.The &lt;br /&gt;company&amp;#39;s total liabilities is a mere 5mil with total assests of RM112mil. Furthermore, the company&amp;#39;s friction materials &lt;br /&gt;business is generating a stablefree cash flow of around 5mil a year thus making borrowings unnecessary.The real genie in&lt;br /&gt; the bottle has not popped of the bottle yet, the development potential of its landbank. &lt;br /&gt;&lt;br /&gt;   The company&amp;#39;s landbank in both Segambut and Ayer Keroh mayfetch a gross development value(GDV)upwards of 500mil when &lt;br /&gt;they are developed. The 1 acre land in Segambut is located oppositeGBH landbank and is projected to fetch a GDV of at&lt;br /&gt; least 180mil.GBH was acquired by Tan Sri Tan Choon Hua a few years back despite of its loss making toiletries business&lt;br /&gt;because of its Segambut landbank.Min Tye Segambut landbank is 15min from KL city with almost direct access to Jalan Duta&lt;br /&gt; and Jalan Kuching.The exclusive enclave of Desa Sri Hartamas is a mere 5mins away.&lt;br /&gt;&lt;br /&gt;   Mintye&amp;#39;s Melaka landbank in Ayer Keroh is located on the main highway between the PLUS highway Ayer Keroh toll plaza&lt;br /&gt;and Bandar Melaka. It is 8km from Bandar Melaka and apporximately 5km from the toll plaza.Ayer Keroh is now a thriving &lt;br /&gt;city in its own right with numerous education institutions and tourist attractions.Notable education institutions such &lt;br /&gt;as Multimedia college and Melaka Manipal Medical college have campuses in Ayer Keroh together with toursist attractions&lt;br /&gt;such as Zoo Melaka and Mini Malaysia. House prices in Melaka city have surged in recent years with new lauches such as &lt;br /&gt;RICA Residence approaching RM1000psf. Ayer Keroh is expected to benefit tremendously from the spillover and Min Tye &lt;br /&gt;landbank is smacked in the middle of a residential zone , thereby offering huge development potential. Furturemore,&lt;br /&gt;Melaka city is a UNESCO heritage zone with many preserved buidings and development land is scarce &lt;br /&gt;&lt;br /&gt;   Mr Yeo is very well aware of the development potential of its landbank and that may be his main motivation for &lt;br /&gt;taking the company private.Reliable sources claimed that he is in the midst of converting some of the landbank.&lt;br /&gt;Mr Yeo is proposing to buy out the non interested shareholders share at an indicative price of RM1.60. The offer&lt;br /&gt;is expected to face sigficant resisitance as it is not only below the official NTA per share of RM1.73, the actual &lt;br /&gt;NTA per share taking into account the development of its land is actually a lot higher upwards of 2.50 a share.Both GBH&lt;br /&gt;and Asas Dunia another developer which also has unrealistically low NTA per share due to its large landbank&lt;br /&gt;near thenew Penang Second Briddge Genreal offer faces stiff resistance from minorities.THe dispite over the price of GBH&lt;br /&gt;GO ended up in the courts&lt;br /&gt;&lt;br /&gt;   The company should achieve an annual profit of at least 15mil when development commences as their land cost was&lt;br /&gt;low. Both landbanks were acquired more than 20 years ago.A PATAMI of 15mil will give them a market capitlization of&lt;br /&gt;150mil which is equivilent to RM2.50 per share based on an industry P/E of 10. Min Tye was listed in 1995 and the share&lt;br /&gt;price hit an all time high of RM4.50 in 1996.However, its friction materials business has showed signs of having limited &lt;br /&gt;future growth and therefore it makes perfect sense for them to maximize the value of its landback smacked in the center &lt;br /&gt;of built upareas and move its manufacturing business to a rural location with cheaper land.Min Tye&amp;#39;s land in Segambut&lt;br /&gt;is surrounded by high rises in fact. It is also a strategy adopted by other players such as IOI which develops Puchong&lt;br /&gt;when urbanization enroaches on its former plantation land</description>

            <description>An article appeared on Focus Malaysia about the intention of the major shareholder , a german guy to take the company private between 18 to 20 sen. According to other sources, the exercise is already underway with Maybank as the advisor. The company NTA is 22 sen and they have lands in Singapore and Taiwan which has not been reflected in the NTA yet.</description>

            <title>Boycott racist Singapore airlines</title>

            <description>Singapore Airlines is undoubtedly one of the most rewarded airlines of all time but it is also becoming one of the most complacent. It now not only believes that it can afford to get away with substandard service, but should also have an inherent right to choose passengers according to nationality as well.&lt;br /&gt;I am frequent fyler and had redeemed a round trip flight to Spain before. On a recent flight, I confronted a male crew who screamed at me while doing safety checks without even stopping to look at me. I confronted him subsequently about his behaviour but I was threatened with detention by airport security instead. I wasn’t even close to doing anything unruly at all although he has every right to perceive my remarks as harsh.&lt;br /&gt;What happened afterwards was completely appalling. I walked to the rear galley to see the supervisor and he was overheard telling another crew “Malaysian. Malaysia third world country still dare to complaint us ah”, indicating discrimination towards certain nationalities is rife, insidious  and may be even institutionalized. Malaysians in other words should be grateful for the opportunity to fly with them. Security did come upon arrival but didn’t speak to me, indicating that there were no grounds to charge me and the crew’s behaviour was mere “discriminatory” intimidation.&lt;br /&gt;&lt;br /&gt;Many developed western countries have moved past that stage and there is absolutely no justification to treat criticism in a heavy handed manner akin to police state. No commercial entity is flawless.  Demand for premium airlines is on the verge of collapsing in the wake of the European debt crisis . It remains to be seen how Singapore Airlines can do away with the so called inferior nationalities, especially mainland Chinese and Indonesians which are now an integral part of their passengers composition. Passenger volumes in western countries has seen little or no growth in the last 3 years and will have minimal growth in the future .&lt;br /&gt; &lt;br /&gt;The airline should be boycotted by Asians as it is evident that they look down on asians and look up to Ang moh only. Third world nationals deserve third class treatment as far as they are concerned</description>
