How to identify good location to open business?

What would be things that we look out for when deciding to go into an area to open a business?

I am looking at opening a healthcare related business (clinic/pharmacy/etc).

What factors to consider?

Population? How to find out total population of an area?

Economic status? How to determine income level of a specific area?

Are banks a good indicator that an area is established? What criteria do banks use to determine an area is good to open an outlet?

Industries? Factories/other businesses

Public amenities?

As a SME owner, it is very expensive to hire market research agencies to help do this.

Hopefully someone can give some insight.

I was told by 3 Tyre shops that the V12 Evo2 is not in production anymore, new one replacing is the K125 Ventus Prime 3.

Is this true?

Anyone used this Tyre before? Any feedback?

"Hotel" Project Investment

Hi guys, I recently was offered an investment opportunity in this hotel located in Perak. Its price ranges depend on the level of the floor and size of the unit. It starts around RM180k to 400k. They r giving a 15% discount on the actual amount and a guaranteed 7% returns annually for 15years. After which the terms are negotiable. The interest rate goes up 5% every 3 years after the first 6 years. Assuming I am able to get the full 85% loan, and in view of the 15% discount I won't need to fork out any money for the property. All maintenance will be covered by the hotel. The quit rent and assessment I would have to cover as the owner.

1) What is your opinion on this investment?

2) In the long run will those percentages be sufficient to pay off my loan?

Hi, I would like to ask your opinions regarding insurance companies not renewing indemnity insurance for the following year. After paying the company for so many years, and just because of one claim made last year, can they just decide not to renew your policy? Hi,

I was thinking of getting a unit here. There is a serviced apartment section and a non serviced apartment section. Serviced apartment section fully handled by Pullman with a certain amount of returns guaranteed. As for non serviced apartments, is the same as owning your own apartment.

Questions:

1) what are the issues that may arise from having a serviced apartment handled by a 3rd party like Pullman?

2) what is the likelyhood of getting good rates when selling a services apartment as compared to non serviced?

3) any ideas on the development itself? (your own opinion)

Hi guys, this message goes out to all Scirocco owners. Please advice me on:

1) Issues to look out for when buying a 2nd hand Scirocco (year 2012 above)

2) Is the DSG gearbox a real issue? Should i be worried, as most warranty's will only last another 1 or 2 years from time i buy.

3) Are you still having problems with servicing the car?

4) Better 2.0 or 1.4, as 2nd hand price for both about RM10k difference only ?

I would like to ask all forumers if they ever had this problem. I recently bought the Samsung S4 at www.ipmart.com.my. they sent me the set but it did not includr the headset.

1) Has anyone had a similar problem?

2) Their customer care said occasionally some of their packaging may not have the headset... they agreed to send me a set of headset though.

3) shoild I be worried as ther could have been a possibility that the package was tampered with?

What to look out for during halfcut conversion

Hi guys ive recently purchased a Blacktop 20V halfcut n plannin to transplant it into my EE90. I Its currently clocked at 64k on the mileage and I got it for RM6k.

I would like to ask advice and opinions regarding these matters:

1) My mechanic is quotting a service charge of around 1800 to 2k for labour and basic assembly (mounting, aircond, piping, etc not including new exhaust piping). Is this a reasonable price?

2) he has suggested to me to change timing belt, clutch, and do the exhaust piping during this transplant. My question is, is it necessary for me to change these items if they r not significantly worn out? Should I change them while the engine is already out? Will it save me cost in the long run?

3) What neccasary documents do I need when seeking puspakom approval?

4) What are general advice to look out for during a conversion of engine?

I really hope youll could give me ur sincere advice as this is my first time on halfcuts and m working on a tight budget but want the best in the long run.

Hi I am looking at this BMW 320 ci E46 model. Its a year 2002/reg 2005 model. Claim minimal accident. 1 owner. Price around 50k.

My questions are:
1) is this car worth that price? (Difficult to answer as ull havent seen the car, but jus ur opinion based on experience)

Kembara Convert 4wd to 2wd

Hi, I am an owner of a Kembara DVVT, recently my kembara had sustained massive damage to the Carrier Assy Diff, some mechanic called it the Front axle(I dont know if its the same thing) but basically its a part involved in the 4wd system. So that part alone to change at Perodua is RM6k!!....and I asked a few foreman they said that part to get a recondition/2nd hand one is also difficult because of the different ratios. So my questions are:

1) Can someone explain to me how important is this Carrier Assy Diff?

2) I need to know if converting to 2wd is good or not and what are the side effects of doing so to the car?

3) Will I have problems with my transmission if I convert to 2wd? (as someone mentioned something about the oil levels may overflow which i dont understad)

4) Can anyone recommend someone good in KL to do it.

Is there such a device as a Sim card reader or more like using ur sim card on my laptop to work as a handphone?Which means it not only allows me to read the data in my Sim card but also allows me to use my SIM card in my laptop and fucntion it as a Handphone???and if there is could u tell me where i could find it..??
