Update December 2016

Had some luck since the supplier did not have the grey redmi note 4 on stock so I ended up getting a refund. Now suddenly saw the grey axon 7 is available and jumped at the chance since it is so much cheaper (1,799) compared to all the others (3-4k).

Update November 2016

Researched a lot of phones.
ZTE Axon 7: good but only gold available
Google pixel XL 128 GB: simply far too expensive
Xiaomi note 2 and Huawei mate 9: too expensive
LG V20: best option, but not locally available and afraid of warranty issues with the bootloop issue.

Ended up buying a redmi note 4, 3GB with 64GB storage and option for micro SD (price just below RM 800 again).
From reviews performance looks to be great for this amount of money spent.

Update May 2016: Ended up buying a redmi note 3 mtk, basically to last until some better options were available.
It has served me well except for the limited storage (price just below RM 800).

I'm looking to upgrade from my old phone and was wondering which android phones have the below minimum specifications and are for sale in Malaysia. Prefer to buy from official dealer.

Minimum 5.4" screen
Minimum 64GB internal memory
Minimum 4 GB RAM
Removable card

All phones from the original shortlist got some problems:
Huawei Mate 8 - GPU performance lacking
OnePlus 2 - No removable card
Zenfone 2 - Performance not so good compared to others, probably due to quad core only
LG V10 - Released 7 months ago, still not here yet

Rental yield for commercial property

I'm interested to know what is the current gross rental yield for commercial property based on current prices.

Ie: Gross yield = monthly rental x 1,200/ current market price

Example:

Rental = 20,000 RM/month
Market price = 4,000,000 RM

Gross yield = 20,000 x 1,200 / 4,000,000 = 6%

Semi-D is hotter than link house

I recently started renting a 2 storey semi-d with morning sun.
Previously I lived in a 3 storey link house.

I notice that even in the evenings it's much hotter in the semi-d than in the link house.

What do you do to make things cooler (except run aircon all the time)?

Recently my monitor starts to flicker so I'm thinking of getting rid of my VGA connection.

The Viewsonic VP2365-LED comes with a DVI connection and DVI cable.
The Lenovo Y480 comes with the HDMI port.

What do I need to get?

For how much would you rent out your house?

Recently I have this thought of selling my own house and then renting another larger house.

I was wondering at what minimum rate house owners would be willing to rent out their house.

In my opinion houses are currently overpriced, so I guess I would only pay about 40 to maximum 50% of the monthly installment (based on current price).

Need to find the cheapest way to courier (can be slow courier) from Shanghai to KL.

So far found EMS, but pricing looks very high, ie 8 kg would cost more then 400 RM.

Any other cheaper option?

Some background. Have been doing some research on buying a camera. So far have been looking at the 60D and D7000. Thinking of going for the D7000. First was thinking of buying it with the kit lens but I guess it might be better to buy the body and 1 or 2 separate lenses. I saw somebody recommend "A Tamron 17-50 2.8 + Nikkor 55-200" combination.

Now for the question about zoom.
I understand the zoom factor is calculated by dividing 50:17 and 200:55, so this would give a 2.9 and 3.6 zoom.
For an 18:200 lens the zoom would be 11.1.

Which of the following is correct:
1) the 18:200 lens can magnify a far away object better then the 55:200 lens because of the higher zoom.
2) the 18:200 and 55:200 both magnify the far away object equally because of the 200mm.

It seems impossible to find the Riger modem adapter. Universal adapters I checked don't have the required voltage. For reference: Where to find an adapter for riger modem

What would be a good modem to replace this modem with? I'm using linksys wireless router.

AIA: don't send back your policy

Timeline is basically like this:
1) I send AIA a letter end of July to cancel my medical insurance policy and my wife's policy.

2) To cancel my wife's policy is very problematic. I received a letter early august stating the cash surrender value and the following line (quoted):
"Please have your signature (and those of any trustees or assignees) witnessed and return the form together with your policy contract to us."

3) So we filled out and signed the document and send it with the policy contract to AIA.

4) Received a letter early September that "Signature of owner is irregular." "Sigature must be executed in the same manner as shown on the duplicate copy of the application attached to policy."

5) But we didn't have the policy anymore so we just filled out the form and send it again.

6) Received a letter middle of September that "Signature of owner is still irregular."

7) Send a letter again.

8) Received a letter middle of September that "Signature of owner is still irregular."

9) So now they have 3 similar letters but don't want to cancel the policy.

I called them and they mentioned I can go there to pick up the policy with an authorization letter signed by my wife (my wife is pregnant so I could go pick it up). I asked if this signature would be accepted or not? The agent said no problem......

Then the agent also mentioned it wasn't required to give back the policy. I told the agent that it was stated in the letter. The agent said no need.
So in short: don't give back your policy!
