Opinion needed on condo investment

Hi guys,

Me and my wife already invested in a landed property (Loc : Putrajaya ,still in construction) and a condo (in Gombak) which we rented out to someone else.

Somehow, we are planning for our 3rd property investment by 1st quater 2013. We did have our short list, however we appreciate your feedback.

Considering we both working in other part of Malaysia, its a bit difficult for us to find time to really go to site and do physical study on our next investment. Hopefully u guys may help us to norrow down our options or at least give some opinions.

Our short list:
1. Seri Maya - wangsa maju i think
2. Desa putra - near sri rampai (but leasehold)
3. Prima midah height - Cheras (this one got MRT station later on, but 1KM from the condo lah)
4. Putra Villa - gombak. We already have a unit here, but i not really like this place, too many student. On the other hand, my wife like this condo.
5. Villa Wangsamas - (edited : Removed from the list)

Our preference is a condo near LRT since it usually easy to rent out.

I been thinking, is there any possibility i can change my car front seat compartment into a small foldover seat just nice for a small kid to seat there?

Actually, between driver seat and co-driver seat, there is some space. Considering the hand break n gear knob is not there, so the front seat compartment was installed instead. I planning to remove it and change to a foldover seat if possible..

Any idea guy??

Hi,

I'm late 20an, married and both us working working in Sarawak (intend to go back to KL, but not sure when can get vacancy there )

Currently owning 2 houses (of course on loan basis), 1 in Sarawak where we staying in the house, while 1 in Putra Villa Condo-nearby Tmn Melati (currently rented out to a Iranian Student).

We strike lucky, currently there is a Shopping Complex under construction just entry of our residential area. We manage to buy our Semi-D here, just before the Shopping Complex project launch. Now, i intend to sell of this Semi-D, get my profit and purchasing another subsale in KL.

As for now, we are looking for 2 type of unit.
1. Condo in Sri Maya - RM 660K
2. Pawana Villa Townhouse - RM 500K

As far as possible, i want to use LRT everyday (despite it cramp like sardine). Driving in KL not really suit me, since i a bit sloppy.

What's ur guy opinion?

1. Pawana Villa is townhouse, seem like a good locality, nearby Keramat residential area (intend to find a baby sitter for our son here).
2. Sri Maya condo is great in term of LRT Link. Just walking distance, i think less than 5 min only from Condo to LRT station. Btw, here a bit overcrowded.

Just recently i checked with phase 9B in Kemuning Utama Damai residence..unfortunately only those facing the HTC (high tension cable) available..

I already send my financial details to the panel bank..to prepare the loan approval

Currently i'm in Sarawak..very hard to go back to semenanjung for buying house unless properly plan

sorry if my request is a bit annoying..but somehow for me it's hard to do trading with someone i didn't know

so how about we did a system where the ppl might trade through our forum safe trader..

first case (trading between g-shock n bubblegum,as example laa)
- g-shock want to buy stuff from bubblegum
- since g-shock stay in srawak while bubblegum in kl, they can't COD
- g-shock wan to do postage..but it's risky
- so what g-shock do, he pay money to any safe trader dat available(including postage fee, the product fee PLUS FEE FOR UTILIZING THE SAFE TRADER)
- then the safe trader will arrange for COD plus postage lah...
- the safe trader got sum money for his own
- plus the buyer can buy item from our forum happily
- it's a win-win situation

how does it sound ek??

our first step is
1. Make all the listing of safe trader
- means from KL must have several representative
- from every university only have sume la..UTP,UTM,MMU bla2

2. Safe trader details must be share
- details such how he look (picture)
- where to meet (if cod)
- then official banking detail..

my situation

- i got a damaged PSU (due to quality fault)..so the PSU need to be rma

The seller promis
- he promise to give me 6 month warranty (the item is a 2nd item actually)

my question
- now the item damaged, i sent it back to the forumer (who sell to me the item)..and now he asking me RM100 for RMA purpose???

but why!! he said he give me 6 month warranty..so he soppose to pay the RMA cost..

unless he said "u buy the PSU from me, and if anything, please ask the manufacturer for warranty" <--if like this..then only i agree to pay for RMA purpose

hope u guys can back me up on this matter tq
