Hi parents, are you sending your child born in 2021 to Standard One in 2027?

I’m a bit worried because my child is banana and just started attending a SJKC © linked kindergarten this year.

I visited Popular bookstore and was shocked at how advanced the Standard One syllabus is.

My wife and I are still deciding, but we’re inclined towards letting him start Standard One next year since I heard the government will introduce an easier syllabus for the earlier intake.

What about you? What are your plans? If you’re not sending your child next year, what are your main concerns?

Call for car battery replacement today via apps

Received two calls asking for location

Thinking might be miscommunication among themselves hence gave both of them my address

First fella comes, claim to be third party authorized personnel, asking for cash payment despite paid online via the apps

I refused and call the hotline

The hotline told me that the fella is not from them and they have no idea who is that guy

Upon confronting him, the fella gracefully leave my house

Singapore man duped 11 women into having sex with him by posing as agent for 'sugar daddies'
He also attempted to threaten some of his victims into having sex with him again.

A man has admitted to tricking 11 women into having sex with him by posing as an agent for sugar daddies in court, both The Straits Times and CNA reported.

On March 18, Wong pleaded guilty to 10 charges which included, cheating, criminal intimidation and possession of obscene photographs for the purpose of circulation, with another 26 taken into consideration.

According to court documents seen by Mothership, De Beers Wong Tian Jun had wanted to pay for sex sometime in 2015. However, he could not afford the prices he saw in online advertisements.

As such, he came up with a scheme to advertise online as a freelance agent looking to provide sugar babies to his "well to do" clients, adding that he was looking for people who "are serious about earning good money."

11 women responded from April 2015 to January 2016
From April 2015 to January 2016, at least 11 women, between the ages of 18 to 24, responded to Wong's advertisement.

Wong told them that he had clients who could pay S$8,000 to S$20,000 per month in order to capture their attention and elaborated that in order to secure a successful "sugar daddy" relationship, they had to:

Send nude photographs to him,
Have their photographs taken in the nude, and/or
Engage in sex acts with him, some of which were filmed.
Wong further claimed to his victims that such acts were necessary so that his clients could evaluate them to assess their suitability for a sugar daddy arrangement.

However, he had no such clients in reality and had lied in order to sleep with these women.

Attempted to threaten some of his victims into having sex with him again
Wong also attempted to have sex with two of his victims a second time by threatening to disseminate their nude photographs.

One of these victims, was 24 years old when she came across Wong's advertisement in October 2015.

Wong deceived her by saying that she could S$10,000 to S$20,000 per month from his clients and requested for nude photographs that he could show to them.

When she expressed her reluctance to do so, Wong replied, "all my girls take skimpy pics so you will be on a losing end."

After viewing her photographs, Wong then asked the victim to meet with him, purportedly for two purposes — to have a photoshoot so as to obtain more photographs to send to his clients, and to engage in sexual activity so that he could rate her performance for them.

In response to her reluctance, Wong replied that one of his clients was travelling to Singapore in a few days and was keen to meet her. In addition, this client had paid his previous sugar baby S$16,000.

The victim subsequently met Wong at Hotel 81 Kovan, along Upper Serangoon Road, on October 18, 2015.

Wong took topless photos of her and convinced the victim into having unprotected sex with him. He did not introduce any clients to her afterwards.

The woman began having anxiety attacks after the incident, along with nightmares and sleeping disorders.

She was eventually diagnosed with adjustment disorder with anxiety.

When she begged Wong to delete the photos on January 30, 2016, he replied that he would do so if she provided sexual services to him.

Wong also said that he would pass the photos to his friends in the event something happened to him, when the victim said she was doing him a favour by not going to the police.

Feeling afraid, the victim eventually made a police report on Feb. 3, 2016, against Wong.

Prosecution calls for at least 30 months' imprisonment
According to CNA, the prosecution has since called for an imprisonment term of at least 30 months in their sentencing submissions in light of Wong's "sustained and egregious offending against multiple victims."

They also highlighted that the offences were premeditated given his systematic approach towards his victims.

Wong will return to court in April for sentencing.

PUTRAJAYA: The calculation for late delivery payment to house buyers begins from the date the booking fee is paid, and not when the sale and purchase agreement (SPA) is signed, the Federal Court ruled today.

Chief Justice Tengku Maimun Tuan Mat said the Housing Development (Control & Licensing) 1966 and its subsidiary laws were social legislation and that was a settled law.

In a dispute brought before the court, the developers contended that the scheduled contracts must be read literally and in accordance with the intention of parties.

“It is our view that the submission is untenable. When it comes to interpreting social legislation, the courts must give effect to the intention of Parliament and not the intention of parties,” Tengku Maimun said.

“Otherwise, the attempt by the legislature to level the playing field by mitigating the inequality of bargaining power would be rendered nugatory and illusory,” she said in the judgment to allow seven appeals by purchasers.

The purchasers, from Melaka and Kuala Lumpur, had hauled the developers – PJD Regency Sdn Bhd, GJH Avenue Sdn Bhd and Sri Damansara Sdn Bhd – before the housing tribunal over the payment of the liquidated ascertained damages.

Tengku Maimun said the courts would not countenance the bypassing of statutory safeguards meant to protect the purchasers.

“While the developers might think that it is a standard commercial practice to accept booking fees, the development of the law clearly suggests to the contrary,” she said adding that the courts would not condone such a practice until the law said otherwise.

The court said the LAD payable by housing developers to purchasers for late delivery of vacant possession in a housing project begins when the booking fee is collected and not when the SPA is signed between the developer and purchaser.

Other judges in the five-member bench were Nallini Pathmanathan, Abdul Rahman Sebli, Zabariah Yusof and Mary Lim Thiam Suan. The unanimous verdict was delivered through a virtual proceeding following the enforcement of the movement control order since last week.

In one of the cases, purchaser Wong Kien Choon bought a property from PJD Regency in Kuala Lumpur at RM501,800 and paid RM10,000 as commitment fee (booking fee) on Jan 16, 2013.

The SPA was signed on March 21, 2013 and the contract stated that vacant possession must be delivered within 42 months or by September 2016. However, the developer only informed Wong to collect keys to his house on Jan 23, 2017.

Wong asked the developer to pay him RM33,000 in LAD but the developer disputed the amount.

The matter was referred to the housing tribunal which ruled in favour of Wong. PJD’s appeal to the High Court and Court of Appeal were also dismissed.

Lawyers Kok Kean Kang, Viola D Cruz, Andy KL Wong and Rex RS Wong through the National House Buyers Association (HBA) appeared for Wong and another buyer, Ng Chee Kuan.

HBA secretary-general Chang Kim Loong said it was a landmark ruling and another victory for house buyers.

He urged the housing and local government ministry to put to rest the issue and to enforce laws and regulations that prohibited developers, estate agents, lawyers or any third party purportedly acting for developers to collect booking fees.

“There has not been any reports of prosecution for this blatant defiance of the law,” he said.

Real Estate Lawyers Association president Pritam Singh said today’s ruling had brought some clarity to the law.
