Switching from Private School to SMK

I want to send my son to a private school but still want him to take SPM, anybody here has the same experience?

1. what was your syllabus in primary school? KBSM (national), or other country's syllabus?
2. did you go to SMK or boarding school?
3. what is the entry requirement to SMK or SBP for private student?

EDIT:
Sorry I was not clear in my question, I plan to send him to private school only for primary, then switch to public/sbp for his secondary.

Private School in Cyberjaya offering KSSR

Hello

I am moving in to Cyberjaya, probably some time next year (2022). I am looking for a private school that offers national syllabus since my child is going to school there in 2024.

I looked around but could not find any, the nearest is Brainy Bunch but I heard some not so good reviews about it from a friend. King Henry is offering igsce.

The initial plan was either SK Cyberjaya or Brain Bunch, but now I heard SK Cyberjaya is overloaded with students already, I am scared my son would be having trouble learning.

I wanted to take national syllabus because:

1. In case I ran out of money I can pull him out
2. I plan to put/apply him into SBP or MRSM or KYS for his secondary education

Note: does igsce accepted for boarding school/SBP application?

Proof of income/savings for loan application

Hello,

I am applying for a housing loan, and the bank is requesting some documents, namely any unit trust/asb/asw/what have you.

The problem is all my savings I park it under my son's tabung haji, asb. and savings account. No savings at all under my name. I am the one managing it.

Is it qualified as "my source of income" so to speak since I am the benefactor for said account, not my son (he is only 2).

Relocating Bedroom and Kitchen Area

Hello,

I am looking to buy a house but got turned off by the idea that the kitchen is not located adjacent to the living room, refer image.

Is it difficult to relocate/switch the kitchen and bedroom area? Anybody has experience in doing so? I am guessing it is major work but I do not mind as long as I can get a kitchen that is accessible/open from my dining and living area.

This house is strata title, if that helps with your answer/suggestion.

Wifi down when I connect my work laptop

[Need Advise] Bought an office/residential space

Hello,

I recently just bought a high rise office suite, 1000 sq. ft, with 1 shower, 1 bathroom, but no room partition. Initially it is an office space, but I am made to understand that it can be also be turned into residential unit.

Here are the details about it:
1. 1000++ sq. ft with no partition whatsoever.
2. 1 bathroom, 1 shower, 1 kitchen cabinet.
3. Location next to Putra LRT (5 mins walk)

Now I am torn on what should I do with the unit, whether
1. Rent it bare, unfurnished to business owners.
2. Fully/partial furnished for residential use, no room partition (studio style). Bear in mind that it is a 1000 sq. ft of space.
3. Partition the space into 3/4, and sublet it. However, it has only 1 toilet/shower.

Here are my concerns for the above suggestions:

Option 1:
1. It is suitable only for stable business owner since they have the capital to renovate the space for their usage, if I were up-and-coming entrepreneur I won't spend that much for office space.
2. If I decide to furnish/do partition BEFORE getting any business owners to come in, it might be less attractive to them since they may have different ideas. Plus it will cost me a lot.

Option 2:
1. There are too many studio residential units available (700 sq.ft - 900 sq.ft, around RM1300 - RM1500 per month) in the area, in terms of rental amount I cannot cover back my installment if I set my rental too low.

Option 3:
1. The cost for partition may be too high.
2. I am not sure if the idea of subletting is more attractive than a studio, from a tenant's perspective.
3. I have to micromanage the units as I might have 3,4 different tenants This is not an issue, I can handle this.

Booking Fee forfeiture

Hello

I recently paid a booking fee for a new development, however, upon submitting the loan application, and got the loan approval, I decided against buying the property. The agent said I had to forfeit the booking fee I paid, because the loan is already approved.

Is this true or the agent is lying to me? How am I going to get back my booking fee? I submitted it using Banker's cheque, not CA cheque.

First time SOFO buyer question regarding bank loan

Hello LYN,

Recently I made a booking of one of the new SOFO unit, and I applied to Bank XXX for Home Loan. Since this is my first time, there are several things that I do not understand, even after I talked to the Bank executive.

1. I can only get 20 years tenure, I asked why, and he said because it is a SOFO unit. Is this true? On top of that, once I got the keys, then I can re-apply for full 35/max tenure.
2. I received the offer letter (as attached below) and I was asked to sign it (Memorandum Penerimaan) ASAP, he said that this is only offer letter, not an actual loan agreement. I am bit skeptical on this since I might be in hot water if I sign anything without any prior knowledge.
3. In the letter also there are 2 forms, Perlantikan Bank Sebagai Wakil Pembelian and Perlantikan Bank Sebagai Wakil Penjualan. Do I need to sign them now?
4. What will be the implications if I sign all 3 of these forms (Memorandum Penerimaan, Perlantikan Bank Sebagai Wakil Pembelian and Perlantikan Bank Sebagai Wakil Penjualan)? Am I still be able to back out of the loans, if I do not want to choose them for my home loan? I do not want to take his words over the phone, and later I got trapped and forced to pick this bank.

Wood Stain Effect on Furniture

I would like to try getting the same wood stain effect like this: [Wood Stain Guide]

I require:
1. Pre-stain wood conditioner
2. Clear tint base wood stain (water based)
3. Wash white pickling wood stain (water based)
4. Polycrylic protective finish (satin)

I could not find any of this in ACE hardware or any other local hardware shop for that matter. Do you guys know where I can find such items? (Except oversea).

It does not have to be MINWAX, probably other brands would do. I'm not quite sure about wood staining, this Is my first time therefore I don't know what is the equivalent products from other brands for this.
