2-sty House Renovation - 24x75

I was reading phoenixxx's post on his house renovation, and midway through I was inspired to share my own experience - I've been prevaricating a whole lot on this very similar job that my family has entrusted me to do. So I'm just embarking on this... I talked to an architect whom gave me some pointers as to how to go about it, specifically the planning of it. I have prepared a layout drawing and a BQ much as he had recommended and I've got some prices filled up as well. I'll share them here for your edification.. The layout may have changed a bit as I seem to be constantly getting new ideas!

So it's a 20 year old house with really bad rusty GI piping and paint peeling off everywhere. The parquet on the 1st floor has been resurfaced once and it's now showing extreme wear and tear in some areas. Most windows have latches broken and some are broken too.

Well long story short it's going to be a massive overhaul and it's probably going to cost a pretty penny too.

Some of the highlights are:

-Retiling downstairs (currently terazzo and old tiles)
-Timber flooring for bedrooms, upstairs and staircase
-New foyer room at the front extended area
-New store room under new concrete staircase (was an exposed wood plank staircase)
-Open floorspace from living room to dining to kitchen
-New guest room downstairs with attached bathroom
-New split bathroom for upstairs bedroom at back extended area upstairs (previously shared bathroom)
-New yard for drying clothes with polycarbonate roof
-A little garden area at the back of yard that allows the guest bedroom and bathroom a nicer view

Reading the replies to phoenixxx's post gave me some great ideas. I thought that tubular skylight was an amazing invention! I was planning to use those domed skylights from Monier as recommended by the architect -- but those look amazing, and heat convection into the roof will be less of an issue was well. Also, the IKEA Grundtal system looks like a cheap, practical, safe saving way to dry your dishes -- cool!

I'm currently trying to source for affordable timber flooring solutions and can't seem to get a hold of lumbermart.com.my or parquet.com.my. I'll have to try later.

I'll be meeting my contractor in a few hours to discuss further on the networking & security system (I'm putting in REAL Gigabit networking and avoiding WiFi and other radiating EMF sources - bad for health). Please see my BQ to have an idea of what I'm up to. I'll post some "before" photos later...
