I want to stress again I am not asking anyone to invest on this, I simply post this up to get more opinion so I may run it smoothly with my partners.  &lt;br /&gt;&lt;br /&gt;I am doing crowdfunding to buy a few subsales units.             <title>Buy a studio for own stay in Cyberjaya</title>

            <description>Viewed more than 10 studios in cyber 2 weeks ago, got the bank value and have a game plan below:&lt;br /&gt;&lt;br /&gt;1. Buy a studio selling around 250K, markup to 350K current market value.&lt;br /&gt;2. Keep half of the cashout, around 20k as backup cash. Another 20k for other usage&lt;br /&gt;3. Stay in it around 5 years&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;THEN &lt;!--emo&amp;:bruce:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/bruce.gif' border='0' style='vertical-align:middle' alt='bruce.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;4a. Sell it off at SNP price (350k), pocket the previous cashout ~20k+ as profit after deduct misc. fees&lt;br /&gt;&lt;br /&gt;OR&lt;br /&gt;&lt;br /&gt;4b. Rent it out around 1.2k fully furnished (current rate), negative RM500 every month (shortages of installment and misc. fees). Use the backup cash 20K to tahan MAX 3 years (RM500 X 12 X 3=RM18K). Then sell off probably around 400k (or worst case, SNP price at 350k), pocket extra profit if able to sell higher, or less profit if sell SNP price.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;What you guys think?             <title>Which studio to buy in Cyberjaya? Super confusing</title>

            <description>Hey everyone, am hunting for studios recently and when I landed upon Cyberjaya, it surprised me to see more than 10 different studios to choose from, in only one area. I know it&amp;#39;s super overoveruspply, however I am seeing opportunity hidden among the dangers. Supply is overflowing with limited demand, so it&amp;#39;s time to get some way below market deals  &lt;!--emo&amp;:drool:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/drool.gif' border='0' style='vertical-align:middle' alt='drool.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;I know it&amp;#39;s a weird taste, I am looking for a suitable one as own stay, although not much people wanted to stay here. I  wanted to have a compact unit with my future wife as our marriage house. Will be arranging viewing this weekend, I am squeezing as much as I able to view, so far my list as below:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;1. Dpulze &lt;br /&gt;2. Cybersquare&lt;br /&gt;3. Hyve&lt;br /&gt;4. Solstice&lt;br /&gt;5. Kanvas&lt;br /&gt;6. Centrus&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;My favorites, by far are Dpulze and Cybersquare because these two are the only ones with balcony (my future wife top priority). While Dpulze appears to be the winner with bigger sf (558sf vs 450sf), and it sits on top the Dpulze mall, although price is around 30k more expensive. Not gonna make any decision yet until I did all the viewings.&lt;br /&gt;&lt;br /&gt;May I know which ones among the list is best for own stay? Or others like The Place, Shaftsbury etc which are not the list, but are better choice?</description>

            <title>Markup Dilemma--Go for the highest &amp;quot;lone&amp;quot; value?</title>

            <description>The markup discussion here got me excited, wanna share my markup dilemma too and get advises from you guys:&lt;br /&gt;&lt;br /&gt;I found a studio selling for 265k around Seri Kembangan, decided to markup and did value shopping from over 10 bankers from different banks, outsource bankers included. I got value from as low as 280k, to as high as 400k&amp;#33; The 400k shocked me because a few bankers replied me 350k, which I am quite happy, and suddenly a lone value of 400k pops up.&lt;br /&gt;&lt;br /&gt;I am quite skeptical because have heard cases where after SNP signed, the valuer performed site visit and decided the value can&amp;#39;t be supported, and bank will accept the second highest value. My question is, for this 400k value, if the value can&amp;#39;t go through, what is the second highest value the bank will recognize and consequences?&lt;br /&gt;&lt;br /&gt;I wanted to &amp;quot;bet&amp;quot; on 400k as I think the odds are on me, because:&lt;br /&gt;&lt;br /&gt;1. Bank might recognize second value, should be 350k right. If yes, then is safe.&lt;br /&gt;2. Bank might slash margin, however 80% of 400k is still more than 90% of 350k. So, it&amp;#39;s safe.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;P/S: I have no problem for the installment of 400k, which is why it got my heart pumping because the nett cashout is around 60k+</description>
