Need Vet advice on cat leg limping

hi all vet expert,

I have my cat which was missing for few days and then now i found him back but with his back leg limping.
we have done an x-ray and attached.

i have ask the doctor and the doctor told me that she needs to perform surgery whereby she will destroy that bone socket which got dislocated and let the muscle/ligaments to get hold of the rest of the bone.
furthermore, after the surgery, the cat needs to perform physio for couple of months to let the cat walk back as normal. even so, there is no guarantee that the cat can walk back as normal.

So.. what that doctor says is it true? Are there any other better solutions? I just want the best and less painful solution for my cat. Thanks.

Hi all law experts

Here's the issue i am facing.
1 plot of land with 8 people names on it.
a -> 1/2 share
b -> 1/2 share
c -> 1 share
d -> 1 share
e -> 1 share
f -> 1 share
g -> 1 share
h -> 1 share

** commercial zone/land
** "they" -> refers to those who agreed to rent/sell

Now, my questions is
1) if everyone want to rent/sell the land, but 1 of them don't want. so will the renting/selling proceed since "they" have the majorities? (none of them have PA)

2) is renting out the land similar to renting out a house? Is there a special law that governs land and not house or vice versa? I am trying to see if i can apply renting a house agreement/T&C as i have some knowledge on renting out a house but 0 knowledge about renting out a land.

3) if "they" copycat the signatures and rent/sell out the land, can we sue them?

4) if "they" rent/sell out without the person's knowledge and later the person find out, can we sue them and put them in jail?

5) if we all agreed to rent out the land, but if "they" don't pay 1 of the shareholders, what to do then? Because probably we will nominate someone to be the main person that does the collection. So if that person don't give out the rent payment to the shareholder, can we sue him/them?

6) if "they" says the tenant didn't pay the rent, but "they" still want to let the tenant to continue and stay on without paying rental, what can we do? (this is in case if some of the shareholders do get the payment and some shareholders didn't get it because they longsap the money). Can those shareholders who didn't get paid proceed with the law to kick the tenant out? Does he/she requires the rest of the shareholders agreement to kick the tenant out?

The reason i ask was because in the past, we did rent out the land but the tenant didn't pay for 6 months. When we ask "they" says the tenant has invested millions in the business and having some financial difficulties. Hence, we should have some sympathy and let the tenant to continue the business and stay on. So i don't want the similar thing happen again. I suspect probably "they" have taken the under table money or they do received the payment from the tenant but just that they didn't give it to some of the shareholders.
I am trying to see how i can avoid facing this issue again. Bear in mind that the rest of the shareholders are actually in a team except 1 or 2. So trying to see how to protect and also not get cheated.

reason i ask was that those CC sales agent able to tell. so i wonder how they know.
is there a hidden fix format on the card number like IC which differentiate between male and female?

don't sign up Maxis Home Fiber

i am a maxis home fiber subscriber. Almost to 12 months and another 12 more months to go.
right now, having intermittent internet issue and now my internet is down. call support, ask to wait for 48 hours.
few weeks back i called for them to check, and they didn't check but just inform me due to maxis upgrade. And now this issue arise again and ask me to wait for another 48 hours.

So just bear in mind before you sign up Maxis Fiber.
i) can you tolerate 48 hours or more without internet
ii) frequent internet disconnection (at least once a day)
iii) call customer service and prepare to wait 15mins or more before being entertained

frankly speaking, i got good reviews from Maxis before i sign up last year, but after that it seems Maxis no longer have good reputation or service. I guess just like P1 in the past. initial sign up was good, but after that they don't care since customer are bound to the 2 years contract.
Good luck maxis. Hopefully this reviews goes all out to other users to think twice before signing up maxis as you will regret later.

my dad's car(Alza) got bang by rapid KL bus..
he went to 2 Perodua workshop, both workshop told my dad that cannot claim insurance against the commercial vehicle. have to fork out own money.

Is this true? commercial vehicle in malaysia have immunity against accidents?
If like that, everyone should drive Taxis or bus so if they bang people or car, no need to pay.

selling house procedures

Hi Gurus,

I am very nervous and curious on the procedures of selling a house since this is my first time.
An agent have manage to get a buyer to buy over my property and the buyer have paid the deposit of RM10k.
Now, a few questions.

1) the deposit is paid but is put under the agent's company name. --> is this correct? or should it paid to the seller?

2) agent request me to photostat the land title and SNP agreement --> is this correct? is it SNP agreement sufficient? why land title also?

3) lock in period for the buyer to get bank loan is 21 working days --> is this correct? is it too long or too short or is normal?

4) agent says that is better to use their lawyer so is easier to work out.. --> is this correct? is it advisable to use their lawyer to have easier and speedier process?

Sorry for the questions above because i want to make sure i don't get cheated/scam by the agent as this is first time an agent came and look for me. Fyi, this agent is engaged by the buyer, hence i don't know this agent at all. My main concern is to sell off my property without any issues or scams.

Anyone can enlighten me with the above questions?

First time selling house

I need some of your advice. This is my first time selling a house without engaging a broker/property agent.
Right now, the buyer phone me up and asking me for the Geran and S&P so that the buyer can proceed with the bank loan.
Now, should i ask for a deposit from the buyer before i give the buyer those documents?
Do i need to engage a lawyer to prepare the document for the deposit?

Just curious, anyone have bought Galaxy Grand and Galaxy Grand Quattro? When i check for the price between Galaxy Grand and Galaxy Grand Quattro, it seems Quattro is cheaper than the normal Galaxy Grand. However the spec are far better as well.
Other than it is in smaller size, i don't know why Quattro is cheaper and faster.
Anyone know what's the big difference which cause Galaxy Grand more expensive than Galaxy Grand Quattro?

Now.. i am having some difficulty on the fax. What do i need to do if i want to fax something out?
Currently my house has a phone line but not a fax line. Should i go and talk to Telekom to apply a new fax line?

Is CCTV at home necessary?

Hi All,

Wanted to get some opinion. I have done wiring for the CCTV in my home. However, after checking with the CCTV contractor, it seems that we won't be able to zoom up to the level like CSI or robbers would just face somewhere else when they saw the CCTV. So, i am wondering if that's the case, what's the purpose of installing CCTV?
But then, i have lay and pull the CCTV cable. So not sure if to proceed or not on installing CCTV. Any suggestions?

waterco vs bacfree vs diamond

Anyone can give some comment here?
Below are something i found out.

1) Waterco is having a promotion whereby by 1 micron W, get a porcelain gravity filter. Last for 5 years. RM 1800
2) Bacfree no filter and expensive, but last for 10years. Even warranty the clarity of the water. RM3800
3) Diamond, buy 1 free 1 from the list of products. However, not sure how good is it.

Heard diamond is good in the in-house. So was planning to put water or bacfree out-house while diamon for in-house.
Any comments?
