Tenancy Agreement: leaking pipe & moving out issue

My friend come across this problem:

He stayed in a house without a valid tenancy agreement.
Last weekend the house water pipe leaked and thus several places in the house wet and my friend's mattress, books, router and some minor things get wet and cannot be used anymore.

So he contacted the landlord and landlord didn't fix the issue at first, resulted in my friend need to find place to stay for few days.

Finally the landlord asked people to fix the problem, my friend want to move out since the unit is messy with water, dirt and stinky smell in his room. The landlord refused to compensate the losses incurred nor give him back the deposit.

I remember a lawyer friend of mine told me that in this case, it's a act of god or "force majuere" and the tenancy agreement is voidable (but he didn't sign any tenancy agreement with the landlord) so my friend should get his deposit back. Is that true? Because according to him, it is the house condition that deters him to stay furthermore and not because my friend want to void the agreement, so my friend just want to move out and get back his deposit. I tried to contact the landlord but the landlord was so arrogant and did not want to listen to us. All he said was because it is agreeable that the tenant must give 2 months notice in order to get back the deposit.

Another thing is the landlord opened up my friend's room without my friend's permission during the fixture of the pipe. Is that a breached to the law?

And the unit is partitioned from 3 rooms to 6 rooms. Where can we complaint about this issue?

astro confirmed it's HDTV standard and surprisingly astro put the highest 1080p/50 as their standard.

Resolution / Frame Rate/ Scanning / Aspect Ratio
1080p50: 1920x1080 / 50 / Progressive / 16:9

So now everyone can have a clearer picture: FULL HD is the only resolution for the best video format.

Astro is constantly looking at ways to improve its subscriber offer and High Definition Satellite Broadcasting is a service enhancement that has been under active consideration. However, due to the limited quantity of HD content currently available in the region we have some concerns about our ability to sustain a worthwhile HD service at this time. In addition, until recently, the debate between proponents of the lower resolution progressive (720p) and higher resolution interlaced (1080i) standards have not provided any clear technical direction.

However, due to increased manufacturing efficiencies, economies of scale and the recent introduction of HD DVD and Blu Ray discs, the prices of HD-ready consumer hardware are decreasing and a worldwide HDTV broadcasting standard is now starting to take shape. This standard, of 1920 pixels x 1080 lines, progressively scanned, (1080p/50) matches the quality of current High Definition DVD disc players and Astro is therefore adopting a patient approach in order to provide HD broadcasts in this standard from day 1 rather than the lesser quality interim broadcast standards that has occurred in some other countries.

Cost-effective chipsets capable of decoding 1080p/50 digital bit streams are now starting to become available and Astro intends to incorporate these into HD versions of its next generation of Digital Multimedia Terminals due out within next 3 years.
