Hi sifus

I receive a notice from dbkl telling me i change usage of building from housing to commercial. Telling us need to get architect to draw and go thru procedures inorder for my shop to keep running, if not we need to close down.

As i know , we had check with dbkl and galian department the place located in commercial zone even it is a house previously .

I didnt change much the outlook of the house as my shop design really that way, just inner part build counter and hood for kitchen.

So my question is how to go about it sifus ?

I have tried it and it works for me ( I stand long hours in the kitchen and cause me pain @ back sometimes )

hi

apparently i am trying to get a loan from money lenders.
HOwever i encounter this weird thingy which i would like to share so... sifu here can give me some advice.

i would like to borrow 40k for business expansion. monthly repayment is 966 x 60months total will be : 58000
details provide:
ic
ssm
utility
even the agent meet me at my shop ( snap photos and bla bla bla)

so, afterwards, he explain to me that :

the company will bank in 10k to you, so , you will need to make transaction of 966 and company will schedule my date of transaction, till the balance of 10k finish.
this is to know my repayment power before they grant me 40k.

after a while , then only grant me 40k loan.

is a bit confuse here and dunno what the hell of this .

can someone pro explain.
as he explain, the 10k is nth to do with the 40k loan i applied. the 10k is to see whether i will pay back or not.

please advise

hi guys

i found out there are numerous of projects going on here and there. So i guess the property market is still heating up, i believe

but i was wondering do lot people (especially youngster like us) really can afford the house? 300k to 500k of condo ?
moreover , if i work privately and my document is not so strong, am i still able to find a house with the help of bank loan ? For example: i work as a chef in a small restaurant, earning 3.8k. got a myvi every month paying rm600.

like my friend, he used to work in macau earning 13k macau dollar. is he eligible to buy a house in malaysia as all his record in oversea and not locally ? how to grant local bank loan ? require guarantor ?

Hi every lowyat forumers

I am apparently working on a chinese restaurant. It is quite well and receive good comments from customers. My customer base is more on 80% return customers. I do not know whether should I happy about it or not, i just find that it is quite slow to generate new customer. All the new customers basically recommended by those who dine in before. In conclusion: good food yet slow serving out: the killing point !

For my current situation, there is nothing much to do about due to following:

1. kitchen size constrain which unable us to do much to speed up the process and variety
2. less kitchen staff: including me only 3 kitchen crew doing the cooking
3. implementing the new techiniques with new equipment and input more labour do require additional cost which I do not have extras

With the above mentioned point:

Since that's the case, i was thinking to open up a new shop after accumulating the experience before and here.
New shop will not be chinese food again ( since I am doing it ). However there will be some crossover which some of the dishes I might westernize it !
It is more on a cafe type which serve coffee n food.

This dream could not be accomplished without investor and fellow partners because basically I have insufficient cash in hand. So i pledge those who interested to work together to forge this wonderful dream !

In addition, could you guys what is the most important element which is hard to achieve, yet is crucial for a cafe to survive ?

I am willing to listen to any sifus advice and recommendation.
