Hi All,

I bought a Superlink house in Bandar Parklands, Klang in year 2012, VP in DEC 2013.
I bought it for investment/own stay, I am not gonna stay there any time soon, maybe in another 2 years.

There's a buyer interested now and the price offered is RM750K.
I bought it at RM650K.

Should I let it go now? Or should I let it go after GST takes place? Just wondering will the price go up even for sub-sale market after GST is implemented?
BTW, about the sales tax, I understand that If I sold the property within few years, it's subject to the sales tax. I can't remember how many percent exactly, just one thing, I was told that each citizen can be exempted of the sales tax for once in a lifetime, is this true?

***The house has been empty for a year, I was told if a house is left empty for too long, the house quality will get degraded.

Tenant problem in my friend's place

Hi All,

Actually I'm asking on behalf of my friend.
My friend has rent a flat to a tenant and the contract has ended.
Now, my friend is going to sell the flat to someone else and the buyer would like to view the house, the problem is the previous tenant has changed the locks and she never provided my friends with the new keys.
Apart from this, the biggest problem is she won't move her things away, her washing machine and refrigerator are still there (She no longer stays there).
My friend did try talking to her and asking her to come and take those things away but she would not comply, no idea why she's behaving such though.
My friend has lodged a report to police and told her, she's being arrogant and said "Go ahead and call police, I've got many police friends." Basically she does not give a damn about it.
BTW, police told my friend that she cannot forcibly go up there and get rid of the tenant's things, the tenant stands the right to sue my friend back (for stealing things or whatever).

My friend has also consulted with lawyer and the lawyer suggests to bring this up to court.

Is there anything else that my friend can do?
Is it true about what the police said? That we cannot get rid of the tenant's things?

If we brought this up to court, how long does it take to process normally?

Should I get additional RAM?

Hi guys,

Now my windows 7 (64bit) is already running on 4GB ram and I5 760 2.8Ghz CPU, recently it's slow down.

I separate my hdd into 2 partitions (C & D)
C is the windows drive/system drive, D is the partition which stores my stuffs.

Now the space Drive D left less than 10% of its size 'cause I have been downloading many many stuffs lately.
Then I notice my system is slow down sometimes, especially while the torrent client is running, I can see that my CPU LED light keeps flashing which means a lot of activity happening on the hdd.

So, I've been thinking of buying an additional ram of 4GB and an extra hard disk (2TB)
I need more space to keep my stuff

The question is do i need the additional 4GB? Will it help? (the average ram I use now is about 2.5GB, still got 1.5GB left to stand by, i got this from windows 7 resource monitor)
Or just buying the hdd will help already?

Please advise.

I am going to buy Sony LCD TV and home theater system.
Which home theater system would you recommend me to buy?
My budget is around 2000.(for the home theater system)
Should i go for home theater system or PC speaker?
My choice for PC speaker is logitech z5500 digital...Do u think it's good?
For sony, i will go for Sony V-series 32 inch 400A, is it good? or is S-series better?

Any good shops u guys recommend?
I heard that SS2 Legend is good,right?
How about Harvey norman?
