How does installment for home loan work for UC?

Hi all,

Lets say the property purchased is under construction, our monthly installment only pays for bank interest payment correct. But the loan duration (e.g. 35 years) still remains the same right? So does that mean that once VP a higher % of loan installment goes to cover back principal?

Went to buy kelapa parut from kedai runcit, rm3 just now. Wahfak, I asked the guy I just paid 2.80 last month that was already expensive. He said "I hud be selling at 3.20, after raya you buy it will be 3.20 dont ask again last time rm3 why now 3.20"

Defuq I used to buy it for rm1.50 back in 2010

Hi all,

So everytime I do alignment and balancing for my car, I find that the rim keep getting dented (bengkok) So I always have to spend extra 15 bucks to fix the dent before they proceed with alignment and balancing. The mechanic told me to change the rim because Saga BLM rims are not good quality, easily dented.

So my question is, any recommendation for quality rims. Its just a proton saga blm so I dont expect high end sport rims or anything expensive. I just want something that is good quality with reasonable pricing.

Purchasing a Subsale Property

After over a year of looking for my first property, I have finally found a property I like. The price is RM300,000.

The problem is, when I went to the unit with the agent, he was shocked and unhappy that the main door was locked, he only had keys to the grill.
He said another agent must have locked it, then proceeded to show me pictures of its inside. Which matched the pictures of the advertisement online.
So he went to the opposite unit rented by some students and asked if they can let us see their unit, the students were nice and showed us around their unit.

Later on, after showing me the facilities and telling me about sinking fund and maintenance fees and answering my other questions.
I am obviously happy because the deal is good. I told him I want to proceed with the purchase, he said sure, can.

Need to pay 3% earnest deposit, which is RM9000, cheque to their agency. I am now worried. Is this standard procedure? What if the agent runaway with my money. Should I engage with a lawyer first?
What if the owner is bankrupt? What if the owner and the agent are just trying to earn quick cash by making me give them RM9000k cheque?

The agent told me to meet him tomorrow night to pass him the check, I guess I will sign the letter of offer that time too. Please advice.

Short Courses

I'm currently on semester break from college. Now looking for a short course teaching HTML/CSS/PHOTOSHOP for a reasonable price..

Any suggestion where they offer it? My holidays are until the end of may,
but i can still join in if the classes are at evening or night once my college classes begin.
