            <title>[Subsale]3+1 Delay issue, seller insist to charge</title>

            <description>Hello Sifus here, would like to consult something,  recently I have purchased a subsale condo.&lt;br /&gt;&lt;br /&gt;The agreed SNP for both party is 3 months after SNP is signed. Actually, I paid the balance in 2nd month, but the lawyer took 1m+ to get land office to approve everything.&lt;br /&gt;&lt;br /&gt;This month is the 4th month and bank haven&amp;#39;t release the loan yet, the seller is insist to charge purchaser late interests. May i seek advice from you all.&lt;br /&gt;&lt;br /&gt;Should I pay this and this is my fault or there is reason due to the lawyer firm took more than a month to get the Land office to approve SNP, geran and etc.&lt;br /&gt;&lt;br /&gt;May I know in what condition the late interest should be beared by the lawyer instead of buyer? If i am not wrong after the 3+1 (4months) we can ask compensation from the lawyer, how about if there is delay and everything settle in the 4th month, the late interest of 4th month buyer must pay it? is there any law that can fight for this late charge? because seller insist and dont compromise.  &lt;!--emo&amp;:bangwall:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/bangwall.gif' border='0' style='vertical-align:middle' alt='bangwall.gif' /&gt;&lt;!--endemo--&gt;  &lt;!--emo&amp;:bangwall:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/bangwall.gif' border='0' style='vertical-align:middle' alt='bangwall.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I&amp;#39;m buying actually loan 78% and 22% is the balance.&lt;br /&gt;&lt;br /&gt;Our SNP is done and the 10% I paid at the first month.&lt;br /&gt;&lt;br /&gt;May I know the land office to proceed the SNP, before this lawyer must need to receive 22% or 10% is already enough ?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;As in the SNP is clearly state that I paid 10%...myself pay the balance of another 12% after 1and half month. So the lawyer took another 1.5m+++ at land office which causes delays... I wanna emphasize that the total balance of 22% lawyer receive after 1.5months but 10% deposit like SNP stated I already paid when we sign it. So whose fault for causing it to take 3+1 months &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;May I know based on my scenario is it lawyer should bear the cost or we buyer must pay late interest which I think not fair&amp;#33; Right now seller insists want it</description>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I got question to ask regarding PR in singapore.&lt;br /&gt;&lt;br /&gt;My friend he already got PR approval.&lt;br /&gt;&lt;br /&gt;Here is a question i need a quick confirmation.&lt;br /&gt;&lt;br /&gt;PR validity is 5 years. Lets say if after 5 years, my friend PR decided to go back Malaysia settle down. He won&amp;#39;t renew it. The money he has contributed already 5 years.&lt;br /&gt;&lt;br /&gt;So the money in CPF, he cannot withdraw immediately right? I read the below URL saying that he must reach 55 years old, then can fully withdraw the CPF money.&lt;br /&gt;&lt;br /&gt;So which mean, if he is 30 years old today, he dont want to renew PR alreaady. But i need confirmation. If I am 25 years old today I got PR, when im reaching 30 years old i want to stop working in Singapore and give up PR. So, the money in CPF &lt;b&gt;can I fully withdraw immediately &lt;/b&gt;? or when I am &lt;b&gt;reaching age 55 first &lt;/b&gt;then can withdraw back the money ?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I got rumors from some people keep saying Malaysian PR will be the same condition as singaporean, the CPF money can never full withdraw and SG government will slowly pay us back monthly based on the total amount in our CPF, pay back us by monthly depend on a ratio.             <title>VW DSG dry clutch gearbox issue.</title>

            <description>Any VW DSG dry clutch owner here (1.2, 1.4, 1.8 TSI) ?&lt;br /&gt;&lt;br /&gt;VW recall and changed mineral oil to all the dry clutch gearbox for car before 2013. Also remapped the gearbox settings for better and smooth gear change.&lt;br /&gt;&lt;br /&gt;Based on my experience, gearbox juddering issue is very common and this can never be solved. I changed clutch twice in 2016 &amp;amp; 2020 current mileage is just about 80k, so if any of you having gearbox juddering issue in low gear (D1/1/S1 changing to G2) or (G2 to G3) happening more obvious on hill/slope road, you must need to replace your clutch.&lt;br /&gt;&lt;br /&gt;Beside this issue, mechatronic is another fragile part but I never change it yet. The way that I drive is always slow, except highway road will rev fast sometimes. Couldn&amp;#39;t understand why the clutch is so vulnerable maybe VW gearbox is a failure and this is a fact. Just to share this to let those who interested to buy VW please think twice unless you don&amp;#39;t mind to send in workshop and paying extra to maintain the car.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;It could be using D(auto) 7 speed driving in city (many stop and go) gear always switched to gear 7 at (70kmph) then down to gear 1, or gear 6(60kmph) down to gear 1. If driver using manual (+ -) more often would it be better (clutch more last longing) ? Anyone drive like this way ?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Any owner here from 2014 onwards (dry clutch)? wanna know if gearbox issue is still happening. I believe the clutch is used ...Still the same as old model.</description>

So it is eligible for VPCM 2-year extended warranty right? So it will be total of 7 years warranty is that true? My question is after 5 years warranty, the extended 2 years warranty is just for DSG transmission only?&lt;br /&gt;&lt;br /&gt;2) if question (1) is true, extended 2 years warranty is just covering on DSG transmission, anyone know what is the cost? I mean fully covered, or just the DSG only, but we need to pay the labor cost?&lt;br /&gt;&lt;br /&gt;3) Anyone replace DSG transmission before? under 5 year warranty or the extended 2 year warranty which is in between 6th-7th year. What is the cost for replacing DSG transmission without warranty and if replace DSG transmission under warranty what is the cost? Estimate cost without warranty...Under RM10k ? This router provider has set everything for my company, and recently it has problem and not unable to use already due to the configuration problem, currently I replaced it with TP-Link router.&lt;br /&gt;&lt;br /&gt;The main issue of this hp msr2004-24 ac router (jg734a) Router+switch is, I do not know how to access to the router configuration page. The settings was done by the previous owner. And I cannot call or reach him.&lt;br /&gt;&lt;br /&gt;This hp msr2004-24 ac router (jg734a) is a combination of  HP Router+ 24 port switch.&lt;br /&gt;&lt;br /&gt;There are 24 Ports, and 3 GE0,1,2 port, and 1 CON/AUX port, and last 1 USB port. In order to access to this Router + Switch, do I need to use a CAT5 cable or USB cable?&lt;br /&gt;&lt;br /&gt;Is there any Sifu who are good at setting Router+Switch please give me advice?             <title>Differences between Static IP and Dynamic by ISP</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I have a question to ask regarding on Dynamic and Static IP, because my company is using RM4XX 30MBPS package by Maxis. It is signed under promotion, maxis is giving us a static IP, I know that this static IP means fixed ip. so what are the differences, if compare with Dynamic IP? That is public IP address so what are the advantages to pay more for a fixed ip?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;2nd, because my company office is in a building, when I have just started to work in here, i realize the modem given by Maxis is a TM HUAWEI model modem, and it is due to some issue, they just it for us. Isn&amp;#39;t it suppose to be using fiber optic cable?             <title>UPS set up for company, need advice and suggestion</title>

            <description>Hi all, &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I would like to ask all Sifus here for suggestion on my company UPS set up, what my boss want is just a temporary of 10-15 minutes when the TNB suddenly power off their electricity, within 10-15 minutes is sufficient because we just want a short period to shut down company properly, save some important file and data, and informing our customer that company is facing power failure.&lt;br /&gt;&lt;br /&gt;My company all computers all using individual operating system, each computer has linked to the switch via a Ethernet socket down there, and the socket has a CAT5 cable link into the router/modem room plug into switches. &lt;br /&gt;&lt;br /&gt;So for each computer device, I think I will choose PRO Link 850SFCU model UPS, is this correct and the best solution for all the computer devices ? &lt;br /&gt;&lt;br /&gt;My real problem is that what will be the right choice for modem/router and switches, there are 2 routers, 2 switches and 1 modem in the room, so i think i need advice for this 5 hardwares, what model of Pro Link UPS should I choose for it? And will the internet still available, because all the computer is connected via the bottom LAN socket, and the socket plug into switches, my question is the DSL modem by ISP, will it still works?  Most people tell me that ISP the DSL RJ11 socket will still available, as long as all the modem routers, and switches got power supply...then internet connection will not down. Kindly please advise me so that my boss won&amp;#39;t scold me for spending money on a failure power failure backup.
