Solar Heater can revert back to instant heater?

I have recently bought a subsale which is still under SPA process.

The house is 17 years old I believed and there was a solar heater installed on the roof. I know there will be some re-piping done when installing solar heater.

The question is, is that easy if I wanna revert back using instant heater?

Do i need to redo all the piping system?

Need some advice of the duration and process of buying a house that 1 of the owner has deceased.

Current status:

- 2 owners (divorced, 1 of the owner has deceased 2 years ago)
- Letter of administratives obtained, all administratives and owner agreed to sell off the house

Question:

1. As I know it need to obtain court order for selling then only can enter SPA stage, may I know how long it required for this stage?
2. Is there any risk for me to buy this property?
3. What else I need to be aware and alert before and after entering SPA?

Seeking advise on which area best to stay if working in Subang?
DINK couple, wanna buy subsale G&G landed house with budget around 800k, less than 20 years house.
Prefer to have chinese food around and non flood area.

Have been survey township around like Alam Impian, Setia Alam and Kota Kemuning.

As I know the travel time using KESAS from Kota Kemuning/Alam Impian will be around 45 mins during peak hours.
Not sure about Setia Alam/Bukit Raja

Any other suggestions?

We are looking to buy a bigger house and found some subsale which is around 750k.
Prepared 130k for downpayment.

Income 6k - 9k depends on sales target, commission bank in by monthly directly to bank

Commitment:

Housing Loan: Cleared
Car Loan： Cleared
PTPTN: NO
Credit Card Debt: NO

Wife, 36

Income: 6.7k

Commitment:

Housing loan: 1.2k monthly (277k loan amount)
Car loan: 690 (60k)
PTPTN: No
Credit Card Debt: No

Is that possible we could get the loan approve for at least 30 years by joint borrower?

Hi, just want to have some advice here
We are planning to get a house for marriage
I am working in Cyberjaya (maybe for a quite long period for years) while he is working in Sunway for more than 5 years already
We are looking to buy a house for own stay
Which will be the best location?

Budget: <400k
Non Bumi Lot
prefer with security guard and at least one dedicated car park
Less foreigners
Secure and Safety
no serious traffic jam (like stand still for more than half an hour during peak hour)

Puchong is kinda expensive for area without foreigners; those cheaper will be full with foreigners
Seri Kembangan I am not familiar with this area, house price is acceptable but heard ppl said massive jam due to one 1 way to in/out Cyberjaya & PJ

Any other suggestion?

Hi, I would like to seek for a property for own stay after married between Sunway and Cyberjaya cz we working at these 2 different area.

Please suggest me any property that within my budget

I will prefer property with security, 3R2B, with at least 1 dedicated car park, safety, non bumi lot, low density

Bank can evaluate higher property value so that I can loan more

Option with balcony

I have below list in my mind:

1. The Heron Residency cost around 330k-360k
but, there was issue with popping tile before

2. Koi Tropika cost around 350k
but, a lot blackie issue

3. Vistaria cost around 300k
no bsthroom in master room

4. Town Villa link house cost around 380k
parking and neighbourhood issue

5. Lake Residence cost around 400k
parking issue, hard to get from market now

6. Calisa Residence at around 330k
area full with foreigners, worry of safety issue

its my first house, limited budget, please advise which 1 is the best choice or suggest me other property.
