Hi , can anyone recommend a landed semi D area . Go to KL city around 30 minutes . bugget rm 1.2 million

looking for a place that is for long term , landed ( if single storey are best ) easy access to Pasar , clinic , and supermarket or high way.
Got nature feel with mountain will good. Distance to access to KL an PJ are part of the consideration as well. The semi D land at side those available land need have normal wall to cover house area then i can build a glass house at free space area. those open concept without devider wall at side are not my cup of coffee.

i am currently stay chearas and consider move to new place with my parent and family but worry select a wrong location. please suggest as looking for best place to stay for long term.

is serdang , Sungai buluh , Shah alam , kepong , kajang available ?

I always need payment a amount and consider small amount which around 2k and prefer looking on if any agent provide the transfer services .

Note: unable to use western union , the charge are extreme expensive .

Hi All

Recently i am interest on an apartment through the agent , the agent is tell me the property owner is provide a condition with want to rent out the property to someone with gain some tenancy rental , then he can gain the rental before the property transfer and under me.
Once the property transferred completed , then the tenancy rental will start belong to mine.

I am actually interest on the property and i am accept the condition.

Currently , i am already paid the remaining 10 deposit with signed the SPA and is waiting the property owner to sign the SPA.

The property agent is telling me it is having someone want rent the house at coming april , I am having some question as below.

- After the person move in to house with starting to rent the house. When the rental is start to belong to mine ?

Someone who is experience this type of situation before , hope you can provide me some advice .

Hi All

I am having a mortgage loan and it offer by maybank.
As per my understanding not every lawyer firm can proceed maybank loan and it have selected lawyer panel firm can proceed on this only.

Just wonder do you guys have any recommend lawyer firm for maybank which is efficient and responsible . Wanted to avoid bad lawyer and hope can get a lawyer with always can get thing done.

Hope can get advice which lawyer firm base at KL area.

Hi all

Do you have any good and responsible lawyer firm to suggest at KL area ?
Recently i am looking a apartment and interested because the price is reasonable. But it have some issue for purchase as below

The ceiling is leaking and got water drop when upstair owner is on water.
The house owner is pass away and the property is under rockwill manager.

According to the seller lawyer , they need go get "order from the court" which is minimum 3 month longer compared to standard house purchase progress.
My concern is will this longer process cost any any dollar and sen ?
i shall consider just wait the order and nothing to do at my side , right ?

As per title, hope all of you can suggest me a lawyer firm which provide reasonable price and responsible.
Apppreciate you can help on this.

Hi all

I am interest on booking the house but the owner is pass away. I am having concern , thr house is under layer firm which family want to sell the house. I just wonder if I go for bank loan and looking for loan lawyer if at the end the house not able sell will I loss ? Because if I look for loan lawyer it will need pay certain amount money for loan lawyer.

Any of u experience before , I worry I lost money and the house is not able sell at last.

Please advice and anyone experience before ?

Recently I looking for a apartment and I going to makr an purchase.

The unit is sell by owner himself without go through agent. But the owner request to pay booking fee of 2% to him lawyer.

I am no problem to pay booking fee buy I am having concern with want protect myself if the bank loan having issue.

What is the best method to pay deposit with the said condition if loan not approve then deposit with refund ?

How is any sifu deal without agent ? Hope you can share with me regarding your experience with buy direct from owner

i seriously need some advice regarding the second hand house . Recently, i looking for the second hand house , after i am viewing the house for few units.

Finally i saw a unit which in a good condition and i like the interior design which is clean and the price is reasonable. The owner is stay for around 10 years.

But the only thingy i am concern is the unit located at "level 14" but not label as level 13A

I looking the unit for invest , which it will rent out after purchase.

Any Tai kor /Sifu do you have any unit at level 14 or level 4 , hope you can share you though to let me decide shall i buy it and shall i look into level number thingy and will the level number cause me difficult to rent out ?

- easy to rent out
- ROI is higher

I have few place below looking for your advice so i can conclude which condo is better suit for me to invest.
The place i interest is all fall under near cheras maluri since i am cheras folk

- Apartment Manor (maluri)
- Plaza 393 - (careforce peel road)
- Warisan cityview
- Pertama residency (taman pertama)
- Amaya Maluri

Please let me know why you suggest that place is good for investment as well.
