            <title>Penthouse, Is It Solution for Dilemma?</title>

            <description>Hi guys&lt;br /&gt;&lt;br /&gt;I would like to seek for advise considering my situation below:&lt;br /&gt; - My parent and myself prefer landed property, we like gardening and normally landed property is more spacious&lt;br /&gt; - My wife prefer high rise due to more privacy and enjoy nice scenery view &lt;br /&gt;&lt;br /&gt;After few years of searching for own-stay house, and lot of dilemma in choosing between this two, recently we found a penthouse which is within our reasonable budget.&lt;br /&gt;and somehow it fulfilling these criterias:&lt;br /&gt; - Spacious around 2,000 sqft, 4 bedroom &lt;br /&gt; - nice view with facing lake at the balcony&lt;br /&gt; - comes with rooftop garden&lt;br /&gt; - privacy due to highest floor and triple security &lt;br /&gt;&lt;br /&gt;my thinking is to let my parent leave there and my family stay there occasionally also.&lt;br /&gt;But the house is subsale unit and almost 8 years old building.&lt;br /&gt;some people say penthouse is not good due to:&lt;br /&gt;&lt;span style='color:red'&gt; - high heat during sunny day&lt;br /&gt; - roof leak&lt;br /&gt; - elevator problem (if happened)&lt;br /&gt; - high maintenance fee&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Is it better spending money to newer project instead of buying a sub-sale house now?&lt;br /&gt;but the new project, we only able to get the normal apartment with the same price (impossible to get a terrace within our desired area)</description>

            <title>[SOLVED ]Laptop HP Zenbook Core i7 with 8GB Ram</title>

            <description>Hi guys&lt;br /&gt;&lt;br /&gt;really need your help because this totally pissed me off for the past week.&lt;br /&gt;my company had provided me a new laptop for office work and AutoCad use.&lt;br /&gt;But this laptop coming out of the box, freshly installed with Original Windows 10 and Original Microsoft Office.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;&lt;i&gt;HP Zenbook 14u G4 &lt;br /&gt;Intel Core i7 7500U 2.70Ghz/2.90Ghz&lt;br /&gt;AMD FirePro W4190M,2GB Dedicated Graphic&lt;br /&gt;Ram 8GB&lt;br /&gt;Windows 10 64 Bit&lt;br /&gt;Harddisk 1TB&lt;/i&gt;&lt;br /&gt;&lt;/b&gt;&lt;br /&gt;few mins after turn on, this laptop hanged and stuck.             <description>Guys&lt;br /&gt;&lt;br /&gt;i use PDF kinda lot, almost daily basis with average 10-20 files every week&lt;br /&gt;recently i downloaded and convert Safari pages into PDF file and stored it in iBook&lt;br /&gt;&lt;br /&gt;but after few months usage, now only i notice that PDF in iBook cannot be transferred to PC.&lt;br /&gt;&lt;br /&gt;how do i solve this?&lt;br /&gt;the only way i know is by sending by mail, but its too hassle when i have 100++ of PDF files with vary sizes.</description>

The increased rates will be revealed soon.&lt;br /&gt;&lt;br /&gt;The secretary-general of the Ministry of Energy, Green Technology and Water (KeTTHA), Datuk Loo Took Gee, says the ministry wants to ensure the increase quantum will be fair to all consumers.&lt;br /&gt;&lt;br /&gt;According to Loo, the ministry would issue a regulation on the new rates without having to amend the Water Services Industry Act 2006. They want to adopt a volumetric system for the new tariff but many water operators are not ready.&lt;br /&gt;&lt;br /&gt;She also added saying that the revised tariff must be approved by the Cabinet before the ministry can start implementing it.&lt;br /&gt;&lt;br /&gt;Loo assured that the ministry has studied the matter in detail and the rates for the different consumer groups will be below the cost of supply. This includes the current RM8 imposed on domestic consumers.&lt;br /&gt;&lt;br /&gt;Loo says that IWK should be allowed to revise its rates, to encourage it to become a viable entity in carrying out its obligation towards a sustainable sewerage industry. Currently, its profit is not enough to cover its operational costs.&lt;br /&gt;&lt;br /&gt;Its last tariff revision was in 1986 and the rates for commercial customers had been reduced thrice since.&lt;br /&gt;&lt;br /&gt;The National Water Services Commission (SPAN), which regulates IWK, proposed a tariff restructure three years ago based on water usage instead of a flat rate. However, their proposal was strongly opposed by consumer groups.&lt;br /&gt;&lt;br /&gt;According to SPAN’s chief executive officer, Datuk Mohd Ridhuan Ismail, Malaysians’ bad habits of flushing garbage down the sewerage system had increased IWK’s maintenance costs.&lt;br /&gt;&lt;br /&gt;“As the system is only designed to treat waste water, rubbish can cause sewerage pipes to be blocked and damage the system, leading to more costs for repair works.&lt;br /&gt;&lt;br /&gt;“If this culture continues, we will definitely need a higher tariff. SPAN’s position is a tariff hike is long overdue,” he said.&lt;br /&gt;&lt;br /&gt;Under Section 61 of the Water Services Industry Act 2006, no person is allowed to dump any harmful substances or matter that is likely to damage the public sewage treatment works or interfere with the free flow of its contents.             <description>Guys, I had an apartment with monthly commitment less than rm1k per month&lt;br /&gt;&lt;br /&gt;My intention is to rent each room for rm350 per month, fully furnish with bedroom set, office desk and an 1hp aircond for EACH room.&lt;br /&gt;I am thinking to increase the monthly rental to rm400 - 450 per month for each room but inclusive of electricity and water bill. &lt;br /&gt;&lt;br /&gt;The pros of doing this is of course I am looking for more profit and can avoid dispute between tenants. If I split the bill fairly among them, later on they blame for one person use more and another person use less.&lt;br /&gt;&lt;br /&gt;But I wonder if the extra charge could cover for the electricity and water bill for the whole month since I never use aircond before. I scared later on tenants keep on their aircond and desktop for 24 hours non stop.</description>

Any else?&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Update as 24th July 2015:&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;b&gt;1. Agent Commission&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;Normally agent charge is 2%, 2.5% or 3%&lt;br /&gt;Mine was charged 3% but i managed to nego and further reduce to 2%&lt;br /&gt;&lt;span style='color:red'&gt;Note: if u can sell without agent, u no need to pay for the agent commission.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;b&gt;2. Legal Fees&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;As follows:&lt;br /&gt;&lt;img src='https://www.imoney.my/articles/wp-content/uploads/legal-fees.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;But since my agent is using the same lawyer for buyer and seller, the terms &amp;amp; condition &amp;amp; paperwork is repetitive.&lt;br /&gt;they can do simultaneously, so legal fees are paid by the buyer.&lt;br /&gt;Seller only pay the remaining portion of it. in my case, i just need to topup RM1,000 + 6% GST.&lt;br /&gt;&lt;span style='color:red'&gt;Note: actual cost will be update once i received the final quotation from lawyer.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;b&gt;3. Consent Fees&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;lawyer will charge u a consent fees if there is need to apply/transfer for consent from land office.&lt;br /&gt;this cost will be added to the legal fees. luckily my property dont require consent&lt;br /&gt;&lt;br /&gt;&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;b&gt;4. Real Property Gain Taxes&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;First 3 years - charged for 30% of net gain&lt;br /&gt;within 4 years - charged for 20% of net gain&lt;br /&gt;within 5 years - charged for 15% of net gain&lt;br /&gt;more than 6 years - no RPGT&lt;br /&gt;Each individual can have one RPGT exemption per lifetime.&lt;br /&gt;&lt;span style='color:red'&gt;&lt;b&gt;anyone know how to apply for this? or will it be automatically waive during the selling process?&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;b&gt;5. Property Insurance&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;Remember to cancel or transfer the insurance under your property, especially if its under MLTA.&lt;br /&gt;Wait until the deed has transferred and you are legally no longer bound to the house before cancelling it.&lt;br /&gt;&lt;span style='color:red'&gt;&lt;b&gt;Cost impact: still searching. Anyone has experience on this? what if we forgot to cancel the insurance?&lt;/b&gt;&lt;/span&gt;</description>
