Penthouse, Is It Solution for Dilemma?

Hi guys

I would like to seek for advise considering my situation below:
- My parent and myself prefer landed property, we like gardening and normally landed property is more spacious
- My wife prefer high rise due to more privacy and enjoy nice scenery view

After few years of searching for own-stay house, and lot of dilemma in choosing between this two, recently we found a penthouse which is within our reasonable budget.
and somehow it fulfilling these criterias:
- Spacious around 2,000 sqft, 4 bedroom
- nice view with facing lake at the balcony
- comes with rooftop garden
- privacy due to highest floor and triple security

my thinking is to let my parent leave there and my family stay there occasionally also.
But the house is subsale unit and almost 8 years old building.
some people say penthouse is not good due to:
- high heat during sunny day
- roof leak
- elevator problem (if happened)
- high maintenance fee

Is it better spending money to newer project instead of buying a sub-sale house now?
but the new project, we only able to get the normal apartment with the same price (impossible to get a terrace within our desired area)

R17 Tire for my Honda Stream

Guys

need your advice on which tire to choose for this coming Raya season.
My car is Honda Stream RN6, 215/45/R17 with 7.5jj (not sure this one is 7jj or 7.5jj)
Normally is just a weekend car but sometimes use it for long travel especially for balik kampung.
My budget is around RM200 and narrow down for these two below, but i wonder if I have better alternative.

1. Silverstone m3 (RM170) HERE
found few reviews saying this tire is lack of grip. Probably not a good choice?

2. Achilles ATR Sport 2 (RM175) HERE
few forumers say this is good and best bang for buck, and another few forumers say this is not good because coming from Indon.
but anywhere in the comment, i dont really see anyone can tell what is the problem actually? is it because of less grip? or high wear n tear? or noise?

3. Dunlop D05 (RM270) HERE?
Good review, but slightly above budget.

Not to stretch my budget too much, probably just little bit more than RM200 should be fine for me. Probably if can get cheaper than Dunlop D05.
little bit noisy is OK for me. I just want to have a safe ride, that's all.

Priority:
1. Safe
2. Comfort
3. Noise

[SOLVED ]Laptop HP Zenbook Core i7 with 8GB Ram

Hi guys

really need your help because this totally pissed me off for the past week.
my company had provided me a new laptop for office work and AutoCad use.
But this laptop coming out of the box, freshly installed with Original Windows 10 and Original Microsoft Office.

HP Zenbook 14u G4
Intel Core i7 7500U 2.70Ghz/2.90Ghz
AMD FirePro W4190M,2GB Dedicated Graphic
Ram 8GB
Windows 10 64 Bit
Harddisk 1TB

few mins after turn on, this laptop hanged and stuck. I thought its was due to not yet warming up and maybe it gets better from time to time.
but now, even after few weeks (almost a month), this laptop really cannot perform.
basic things like daily routine also hang and lag!when i said basic things, it means the following:

1) right click on my computer to click for Properties -> lagged for few mins
2) double click at D drive -> need few seconds
3) open PDF -> hang and not responding. i can even make a coffee and then come back
4) open Excel -> hang and not responding. same as #3
5) typing in Words and PDF -> type normally and the letter didn't appear. after few seconds then only the letter appears.

i am not even use AutoCad yet
and most of the time, i only open 1 application at one time.
if i want to use Word, i have to Close my PDF, Chrome, Excel and all other applications.
could u imagine how it feels when i open PDF and Excel both side by side?

please, guys, anything that I can do?
below are things that i tried:
1) disk cleanup - OK
2) virus scan - OK
3) virtual memory - changed to 8,000MB
4) defragment - OK

Laptop Recommendation for Business Use

I am currently looking for laptop for business use, and occasionally for meeting with client.
Therefore preferably something with nice aesthetically look.

My Preferred brand priority is Dell and HP since it cover onsite warranty
But other reputable brand such LENOVO is OK if the spec is worthy of its price.
Budget :rm2k for income tax relief
Usage : extensive and huge excel data for business use, occasionally draw by using Google Sketch or Solidwork
Screen Size : 15" as i need the numerical pad
Extra requirement: Mobile, portable, slim, good battery life. Need speed, speed and speed.
I No need huge storage as I use thumbdrive and external HDD. I rather prefer small SSD which is better compare to huge 1TB HDD

Maybe similar to this Acer E5 but still looking for better option,
Or maybe Dell Inspiron 15 3567 for similar spec?

4G Modem for Rural Area

i am currently using celcom gold plan in one of malacca rural area
but connection is so bad only able to get E or GPRS
but Digi got 4G connection

so i plan to only use my number as call in call out and get a Digi prepaid for internet access using hotspot
any specific modem i can use? i travel quite a lot within a month so preferably can have a portable modem

iBook Transfer

Guys

i use PDF kinda lot, almost daily basis with average 10-20 files every week
recently i downloaded and convert Safari pages into PDF file and stored it in iBook

but after few months usage, now only i notice that PDF in iBook cannot be transferred to PC.

how do i solve this?
the only way i know is by sending by mail, but its too hassle when i have 100++ of PDF files with vary sizes.

New Tariff Structure & Rates For Sewerage Service

Loo says that IWK should be allowed to revise its rates, to encourage it to become a viable entity in carrying out its obligation towards a sustainable sewerage industry. Currently, its profit is not enough to cover its operational costs.

Its last tariff revision was in 1986 and the rates for commercial customers had been reduced thrice since.

The National Water Services Commission (SPAN), which regulates IWK, proposed a tariff restructure three years ago based on water usage instead of a flat rate. However, their proposal was strongly opposed by consumer groups.

According to SPAN’s chief executive officer, Datuk Mohd Ridhuan Ismail, Malaysians’ bad habits of flushing garbage down the sewerage system had increased IWK’s maintenance costs.

“As the system is only designed to treat waste water, rubbish can cause sewerage pipes to be blocked and damage the system, leading to more costs for repair works.

“If this culture continues, we will definitely need a higher tariff. SPAN’s position is a tariff hike is long overdue,” he said.

Under Section 61 of the Water Services Industry Act 2006, no person is allowed to dump any harmful substances or matter that is likely to damage the public sewage treatment works or interfere with the free flow of its contents. Offenders can be fined up to RM100,000 or jailed up to one year or both.

Any other way to convert my postpaid plan without visiting branch? Can it be done via maxis website? I notice there is a function "add to cart" but is it only for device?

Rent by ROOM instead of HOUSE

Guys, I had an apartment with monthly commitment less than rm1k per month

My intention is to rent each room for rm350 per month, fully furnish with bedroom set, office desk and an 1hp aircond for EACH room.
I am thinking to increase the monthly rental to rm400 - 450 per month for each room but inclusive of electricity and water bill.

The pros of doing this is of course I am looking for more profit and can avoid dispute between tenants. If I split the bill fairly among them, later on they blame for one person use more and another person use less.

But I wonder if the extra charge could cover for the electricity and water bill for the whole month since I never use aircond before. I scared later on tenants keep on their aircond and desktop for 24 hours non stop.

Hi guys

just want to confirm, if i have a cash of RM100k, and one of my house loan is still outstanding about RM80k.
my house condition is:
1) non bumi lot
2) leasehold
3) master strata - still pending for individual strata

Should i quickly settle off the loan?

or

Should i wait until master strata is converted to individual strata?

my concern is if later on i pay in full but developer never issued individual strata till the end

Selling Your Property

Any info on what are the cost involve when we want to sell a property?

Many threads are discussing on cost when purchase property but no threads discussing on cost when selling off property

So far I know is only RPGT and lawyer fee. Any else?

Update as 24th July 2015:

1. Agent Commission
Normally agent charge is 2%, 2.5% or 3%
Mine was charged 3% but i managed to nego and further reduce to 2%
Note: if u can sell without agent, u no need to pay for the agent commission.

2. Legal Fees
As follows:

But since my agent is using the same lawyer for buyer and seller, the terms & condition & paperwork is repetitive.
they can do simultaneously, so legal fees are paid by the buyer.
Seller only pay the remaining portion of it. in my case, i just need to topup RM1,000 + 6% GST.
Note: actual cost will be update once i received the final quotation from lawyer.

3. Consent Fees
lawyer will charge u a consent fees if there is need to apply/transfer for consent from land office.
this cost will be added to the legal fees. luckily my property dont require consent

4. Real Property Gain Taxes
First 3 years - charged for 30% of net gain
within 4 years - charged for 20% of net gain
within 5 years - charged for 15% of net gain
more than 6 years - no RPGT
Each individual can have one RPGT exemption per lifetime.
anyone know how to apply for this? or will it be automatically waive during the selling process?

5. Property Insurance
Remember to cancel or transfer the insurance under your property, especially if its under MLTA.
Wait until the deed has transferred and you are legally no longer bound to the house before cancelling it.
Cost impact: still searching. Anyone has experience on this? what if we forgot to cancel the insurance?
