            <title>Where can I get Samsung phone repaired properly?</title>

            <description>HI, &lt;br /&gt;&lt;br /&gt;I had a cracked screen on my Samsung J7 Pro and went to get it fixed at Low Yat usual stalls. I chose the LED option which the guy stated was original. From the beginning it felt wrong, it responded to touch with delay and not at the right spot, and true enough in about two months it started showing flickers and is dying out.&lt;br /&gt;&lt;br /&gt;The question is where can I fix my phone properly? No I don&amp;#39;t intend to use the official dealers, they take far too long keeping the phone for weeks and like to wipe it completely and a lot of times they way overcharge. I want a reliable on the spot repair that uses good parts. &lt;br /&gt;&lt;br /&gt;Any recommendations please?</description>

            <title>Serious sports or fitness program for kids?</title>

            <description>Hi everyone,&lt;br /&gt;&lt;br /&gt;I have been looking for a long time now for a serious sports program or fitness regime to get my kid to in KL, and haven&amp;#39;t found any. I don&amp;#39;t mean those single-hour sessions per week where it&amp;#39;s just fun for kids and socializing for soccer moms, those are easy to find. &lt;br /&gt;&lt;br /&gt;I am talking about a proper 3 days a week or more, programs with objectives that aims to gain actual progress in skill, fitness etc as well as develop a sense of discipline and self-motivation. &lt;br /&gt;&lt;br /&gt;Do any of you know of sports programs that run multiple times per week like that suitable for 8-10 years old? &lt;br /&gt;&lt;br /&gt;If there isn&amp;#39;t, do you know of any personal fitness or sports trainers/coaches that would be experienced in training kids in that age group?</description>

            <title>Best Bank in terms of Services?</title>

            <description>Hi everyone,&lt;br /&gt;&lt;br /&gt;I have been in Malaysia for quite some time and I noticed that there are HUGE varying degrees in types of services, flexibility in opening accounts (for expats), rules, and standards of customer service.&lt;br /&gt;&lt;br /&gt;This is not only between banks, but even between BRANCHES of the same bank. Maybank Bangsar for example opens accounts to expats before their visa is processed, no problem. Maybank KLCC however slams the door shut until the visa is issued. &lt;br /&gt;&lt;br /&gt;In other areas, a bank will have all clients dealt with behind limited number of cashiers, business and personal accounts together, while others would have properly segregated sections for Retail, Priority, and Business accounts, allowing for dedicated service.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;My experience so far is HSBC is great at looking good and organized branches, but their strange account upkeep rules and inflexibility makes them quite inconvenient. FATCA for example with them was a whole headache where they insisted we had to fill and sign all these American IRS forms even though we didn&amp;#39;t have a single US shareholder or manager, dogging us with letters for weeksnd requiring multiple visits to the branch. Public Bank required nothing more than a ticked box saying &amp;quot;non-US citizen&amp;quot; and that was it.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;What are your experiences?&lt;br /&gt;&lt;br /&gt;What is your recommended best bank or branch in terms of service speed, facilities, convenience, attentive staff, etc.?</description>

            <title>Question about Tenancy law and lease</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;Hope someone can help me here.&lt;br /&gt;&lt;br /&gt;We have been negotiating with a landlord to rent several floors of a commercial building he owns, and we came to an agreement. &lt;br /&gt;&lt;br /&gt;However, he&amp;#39;s not willing to sign a lease agreement, just a tenancy agreement (you know, 3+3+... kind). Lease agreement would have covered the whole period we wanted which is 18 years in one period, but the landlord objected because it will lock the building at the land office and can prevent them from refinancing or selling since it will be charged.&lt;br /&gt;&lt;br /&gt;On the other hand, I have been advised by my solicitor that a regular tenancy contract will not work such a period and will be invalid, because the maximum is 9 years for that (3+3+3). Any more and it will be worthless. This however was disputed by another.&lt;br /&gt;&lt;br /&gt;Since we are investing heavily into he renovation of the building, we need to have a solid agreement. &lt;br /&gt;&lt;br /&gt;1- Is it true that a tenancy contract can only work for 9 years and it can be invalidated at court if it was done for 18 years (3+3+3+3+3+3)?&lt;br /&gt;2- Any advice on what to do? or perhaps can clarify the conflicting information?&lt;br /&gt;&lt;br /&gt;Thanks,&lt;br /&gt;&lt;br /&gt;Sam&lt;br /&gt;&lt;br /&gt;</description>

What do you believe is best: Plaster wall, dryall (gypsum boards), or normal brick and cement walls?&lt;br /&gt;&lt;br /&gt;Which is best in price? Noise cancellation? Durability?&lt;br /&gt;&lt;br /&gt;I heard the easiest to install and be sure of the quality is gypsum board, but that it is bad in isolating noise and temperature.             <title>Have to renew Road Tax @ JPJ, Any problems?</title>

            <description>Hi everyone,&lt;br /&gt;&lt;br /&gt;I left my car non-operational (except for an occaisional necessary local drive by my wife) while I was out of the country and I didn&amp;#39;t renew insurance/road tax for a bit over a year. I am now fully back and got myself the insurance, but when I went to pay the road tax and collect it at the post office, they said I had to go and do that at JPJ office, I could not do it there&amp;#33; They said my car account is blocked.&lt;br /&gt;&lt;br /&gt;I checked on my phone app and there were no summons, and when I went to JPJ in UTC Sentul, it was a joke: 42 people ahead of me and they had one, yes, just one desk running. After 20 minutes they only progressed 4 people and I was going to lose my mind  &lt;!--emo&amp;:furious:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/vmad.gif' border='0' style='vertical-align:middle' alt='vmad.gif' /&gt;&lt;!--endemo--&gt;  &amp;#33; I had to leave for a meeting.&lt;br /&gt;&lt;br /&gt;Anyone got any idea why I have to do this at JPJ and not the post office? and is there a way to do this without wasting a whole day?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Regards,&lt;br /&gt;&lt;br /&gt;Sam</description>

            <title>Can you just divide &amp;amp; rent units in a bungalow?</title>

            <description>Hi everyone,&lt;br /&gt;&lt;br /&gt;Some advice would be appreciated from people with skills and knowledge about property laws here and DBKL.&lt;br /&gt;&lt;br /&gt;If we are renovating a bungalow and decide to divide the floor into additional rooms and rent out or sub-let them (no separate electric meters) for working professionals in the area, are we breaking some sort of law? &lt;br /&gt;&lt;br /&gt;Do we have to convert the bungalow to commercial or something and would it be troublesome with DBKL, Or can we just go ahead and do it and there are no issues?             <title>Dividing and renting out units in a bungalow</title>

            <description>Hi, &lt;br /&gt;&lt;br /&gt;We are planning to rebuild a run-down bungalow and want to know how we can legally rent out or sub-let rooms or units in it?&lt;br /&gt;&lt;br /&gt;The rooms will not have their own electric meter or anything like that, and it&amp;#39;s not like a hotel or B&amp;amp;B where we will have housekeeping or run a coffeeshop, but just have extra space and want to rent them out to young working professionals employed in the office tower nearby, so they have a place to stay next to their job.&lt;br /&gt;&lt;br /&gt;How can we do that? Do we need to convert the bungalow land title to commercial?             <description>Hi everyone,&lt;br /&gt;&lt;br /&gt;We would like to get some ID cards made for our training center, you know some picture ID&amp;#39;s with our logo and a barcode, perhaps a magnetic strip.&lt;br /&gt;&lt;br /&gt;We don&amp;#39;t have many people right now so we don&amp;#39;t want to buy a whole thermal card maker and software just for that.             <title>Developer Defect Liability, what is included?</title>

            <description>Hi everyone,&lt;br /&gt;&lt;br /&gt;This is a question for those in the know.&lt;br /&gt;&lt;br /&gt;The Property Developer Defect Liability, that is under the Housing Act... does it only apply to main construction or does it extend to electrical items provided as part of a fully furnished package?&lt;br /&gt;&lt;br /&gt;So if the doorbell or cooking hood (provided by the developer as part of the package) stop working within 10 months of handover, are they allowed to say it&amp;#39;s not their problem and we should talk to the equipment manufacturer?&lt;br /&gt;&lt;br /&gt;Thanks,&lt;br /&gt;&lt;br /&gt;Sam</description>
