House Rental

I have been renting a house out for quite some time. For the past 2-3 years this tenant have been good in paying rental. Then last year started to pay a week after dateline. Currently the tenant have default payment for 5 months plus.

Any suggestions to help get the tenant to pay? Can we have impose penalty?
Btw the rental agreement already expired. Due to their good payment record previously, i agree no need to have a new agreement as they will need to pay extra for the agreement.
