            <title>Boom and Bear markets</title>

            <description>Hey everyone, I just started learning property investing, hope the pro can clear off my doubt by voicing your opinions in this thread. Ok, below is my question:&lt;br /&gt;&lt;br /&gt;Boom market/Seller&amp;#39;s market - Defined as when demand for property hit the top and sellers can sell their property easily at high prices&lt;br /&gt;Bear market/Buyer&amp;#39;s market - Defined as when demand is much lesser than supply, and the sellers are eager to sell off their properties at low prices&lt;br /&gt;&lt;br /&gt;Then nowdays, with the very low mortgage interest rate and the sudden emergence of many property buyers (These days everyone&amp;#39;s buying property for god knows what reason, perhaps someone can also point out the reason to me), does it qualify as Boom market?&lt;br /&gt;&lt;br /&gt;But everyone is certain that the &lt;span style='color:red'&gt;interest rate will go up&lt;/span&gt;, when it goes up, demand for property decreases, and of course it is easier to negotiate for the right price. &lt;span style='color:red'&gt;But can it cover the extra interest that one must pays?&lt;/span&gt;</description>

            <title>Rental income, interest and tax deduction question</title>

            <description>I read before that if the property is used to generate rental income, the interest portion of the mortgage repayment can be claimed as tax deduction. I am a bit confused by the statement above. &lt;br /&gt;&lt;br /&gt;My current interpretation of the statement is: &lt;br /&gt;Let&amp;#39;s say my monthly mortgage repayment is RM1000, and out of the RM1000, RM700 is interest.&lt;br /&gt;I can deduct RM700 from my rental income as it is to pay the mortgage interest &lt;i&gt;without&lt;/i&gt; paying tax for the RM700.&lt;br /&gt;However, I will need to pay tax for the remaining rental income, the amount &lt;i&gt;after&lt;/i&gt; deducted the RM700.&lt;br /&gt;&lt;br /&gt;I appreciate further clarification on this matter.             <title>Mechatronics or Mechanical or Electrical&amp;amp;ComSys</title>

            <description>I can&amp;#39;t decide which specialization to major in starting next year. I&amp;#39;m torn between 3 choices... &lt;br /&gt;&lt;br /&gt;Electrical and Computing System&lt;br /&gt;Mechanical&lt;br /&gt;Mechatronics&lt;br /&gt;&lt;br /&gt;I found that I&amp;#39;m not very interested in doing all the circuits stuffs (1st year Electrical subject) and from what i heard, Electrical and computing system has lots of it. &lt;br /&gt;&lt;br /&gt;But since I like high-tech stuff, then left with Mechatronics. However, another new problem arises as I heard people talking bout Mechatronics being hard to be employed as employers prefer conventional Engineering such as Mechanical or Electrical. They also mentioned that Mechatronics is specialized in neither branches, hanging in the middle of nowhere...meaning only learn half from either branch&lt;br /&gt;&lt;br /&gt;So I look into Mechanical....but I took Dynamics as 1st year subject before and I dislike it&amp;#33; And if I take Mechanical, I have to deal with lots of subjects related to Dynamics &amp;#33; Oh my........ &lt;!--emo&amp;:cry:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/cry.gif' border='0' style='vertical-align:middle' alt='cry.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I&amp;#39;m still interested in something related to high end technology...though I hate circuits...so is Electrical&amp;amp;ComSys a better choice?</description>
