Rental tips for Soho, studio, and rooms for Airbnb

Hi all. Recently, I've been travelling to KL/Selangor quite a bit, staying two or three nights per week, usually 12 days per month.
I just thought, why can't I rent a room/studio/Soho for it and when I'm not around, rent it out on Airbnb?

I'm currently checking in at Empire Damansara. There's a lovely outdoor area nearby (PJ Trade Centre is an excellent place for a day trip to work at SanFrancisco with its greenery and cosy atmosphere). The apartment itself is OK, but Empire Management is awful, the elevator is always out of service, and there are only six people per entry (in this pandemic season).

Are there any better options you can suggest?

I'm working with a budget of RM 1,300.00

Hi all! I'm looking graphic designer that experienced in JKR road signages drawing based on ATJ guidelines.

It was a bad experience for my first investment.

At first I approached agent A to view the house (subsales, afterward only I found there are a lots people post the same ads under same company at Mudah), A said have to ask her boss B (her manager) to open the house for me as that's his customer.

After checking all I decided to paid deposit, but then B said there is someone pay earlier than me, so have to queue until his customer got loan rejected.
After a few weeks, A called that the loan rejected mean is my turn I can submit the loan. Then she comes collect the deposit and asked me to sign documents etc.
And now the banker C follow up my loan. She said she already check in system CRRIS, I need to settle my PTPTN loan then should be no problem atleast 70% I can get the loan. I settled then wait.

Few days later, A called me again said B want to cancel my booking, as suddenly his client got the loan approved. I don't care, I said is my turn you can't cancel like that.

After two weeks (within this period I keep calling and whatsapp C to update my loan status, but she always said busy will get back to me), C replied my loan got rejected, and she said already help to appeal but unsuccessful too. I'm thinking, isn't C need more supporting documents from me to appeal?

Can I complaint A with his company (or any related organization to sue him), or C (I'm thinking maybe can complaint to Bank Negara)

Can someone advice me?

Thinking to buy an old house:

Hi all! Recently I found an old house (build around 1970), around rm 330k. I’m thinking to buy as my first home for rental purpose. But I got a lots enquire:
-I have a car loan now about 40k to settle and credit card debt about 3k.

a) Usually bank loan is 90% of sale price of home? Or any difference during this covid season?
b) I’m thinking maybe I can apply Skim Perumahan Belia offered by BSN, but a lots rumour I found on net said it was not that easy can got the loan and limited units.
c) I have the last backup plan which is borrow with parents about RM 150k to settle my current home, and use it to refinance (change to my name) and use that amount to buy the new home. Is this a good solution?

Can anyone help to answer? So much appreciated for you guys to read all my questions.

I'm thinking in this pandemic season, the property value will drop, bank loan interest lower, and the amount I can get from refinancing is lower than before, is this logic say?

Dear all,
Good Day!
I wish to get a suitable medical card for my parents.

My dad is 62 with high blood pressure record (Body check every year)
My mum is 54 (No hidden illness)
Both of them are non smoker.

They used to have a medical card by MPI Generali, but the policy fare and benefit isn't valuable (I believe something better on market, just my parent said that agent are their old friend, so never thought of change it)
This is my first time to buy it, really new in this field.

a) Any medical card that you guys think great in value?
b) Is that same medical card and plan, the fare charge are the same everywhere or different agent?
c) What should I pay attention when I want to choose which medical card to invest?
