Home ownership transfer

Hi all,

Currently I have a joint ownership with my brother and a joint home loan. The purchase cost was RM600K about 3 years back, and now will probably be valued at RM1m. The property is under Selangor. The outstanding loan now is around RM500K

I wish to transfer the ownership to him together with the loan. I would like to ask what is the process and cost incurred (such as stamp duty, RPGT, legal costs, etc cost) for transfering of home ownership with the home loan. I will not be receiving any proceeds for the transfer.

Would it be any difference in terms of the costs if my ownership is transferred to him but I remain a loan guarantor?

Thanks.

Hi,

I would like to ask based on limited information such as names, NRIC number and address, would a private party be able to search on what property I have in Malaysia?

If I have a joint name home loan, say with Maybank, would other financial institutions, say CIMB, be able to find out which property I have?

Thanks.

Qualifications for Financial Risk Profressionals

Hi guys, I am seeking opinion and views on what sort of international certification to take, that would contribute to career advancement.

A short introduction of myself. I am working as a credit underwriter in an insurance company. Quite similar to Credit analyst in a bank.
My aim of further studying is for career advancement into areas such as credit risk management, credit committee, portfolio risk management, basically speciallising in the area of financial risk at a higher level in the near/mid future. Do you know what sort of international qualification that is recomended for career advancement in the area mentioned above?

CFA is out of question due to its toughness.

FRM was in consideration, though I heard issues about them not being non-profit organisation and their exam is like CFA (cram all subjects into one paper, while i prefer to study paper by paper)

The next alternative is PRMIA, which pretty much matches my time mgmt requirements, altho it states have to pass within 2 years.

But I wish to check with you guys, among your peers as well as your bosses, how prevalent is the PRMIA qualification at the moment?
What other alternative and based on the ppl you know in the industry, what professional qualifications they carry?

IDR property invesments

I've been working in SIngapore for couple of years, and recently I've noted a lot of Singaporeans / Malaysian working in SG as well as the local newspaper here promoting propertt investment in the Iskandar Developmenr Region.

I've heard about the IDR for many years, even before I work in SG. It seems to take a long period to develop it.

But recently I heard a lot of companies was set up there.

Do you think its a good time to grab a residential properties in IDR?
I was just wondering, there might be a lot of companies set up there and the region is indeed growing.
There may be investors chasing for property investment there, especially SGreans, who would perceive these properties to be very cheap, compare to their homes in SG, for example comparing a SGD1.0m 800-900sqft private condominium to a RM300 (or maybe 400k) for the same size condo in IDR (approx. 5x cheaper).

But I was thinking where is the fundamental demand? I mean investment would only yield return where there are ppl who want ur house rite?
For rental yield, u wold need to rent it out immeditely after completon.
FOr capital gain, you would need buyer buying it within the next few years.
Don't u think the supply is too much at this moment, i mean for the next 3-5 years?
Developers keep launching new houses there.

What do you think?
PLease share your thoughts?

Portege R830 vs Vaio SB series

I'm currently looking for a laptop and after filtering and asking for several recomendations, including sifu [PF]T.J. (from Laptop recomendation thread), I've managed to come out with the above 2 finalist. So I wish to get more views on this, maybe from those who used it before.

The pricing of Portege R830 (i5) seems way higher than Vaio SB (i5), at RM3,999 compared to RM2,999 (apparently this is stock clearance price, original price is RM3,299).

Altho it's pretty clear Portege outweight Vaio in terms of lighter weight by 300g and more durable hard disk, but it seems only marginal, compared to the huge price differences.

Am I missing something else?

Also I saw in one of the thread Sony vaio has neat problem. Any comment on this?

Portege R830 has 8.5hrs battery, while Vaio SB has 6hrs primary + 6hrs extended. So which one has longer baterry hours?

Would appreciate if anyone can give more pros and cons between these 2 model.
