            <description>I took a drive to Empire Damansara located at Damansara Perdana today and I was impressed by the facade of the retail-shop.&lt;br /&gt;Looking at the progress, it should be completed by 1st quarter 2013.&lt;br /&gt;I heard the soho units and service apartments were mostly took up by investors/agents/lawyers when it was launched 2 years back.&lt;br /&gt;I did a research, the units were sold at RM380psf upon launch, and subsale units are expected to be RM550psf-RM600psf.&lt;br /&gt;Do you think this is a good area/project to buy for own stay ? &lt;br /&gt;</description>

            <description>Dear expertise:&lt;br /&gt;&lt;br /&gt;Property was purchased, SPA was signed and 10% was paid. As the norm, I have 3 + 1 months to settle my payment. I took 70% bank loan. I have paid my 30% including the 10% which was paid earlier upon the execution of SPA upon the due date of 3 months. Due to bank delay, I have to enter the + 1 month period pending the 70% loan to be released by bank.&lt;br /&gt;&lt;br /&gt;My question is:&lt;br /&gt;If the bank couldn&amp;#39;t released my loan on time and payment couldn&amp;#39;t be made to Vendor upon the due date of + 1 month period, does the vendor forfeits my 10% which I paid upon signing SPA or the total 30% which I already paid to them ?&lt;br /&gt;</description>
