Way to selling property below market value

Hi All,

I have a property to let go. The unit has been evaluated by one of the bank at RM580k and I would like to sell at below market value, RM530k.

I would like to offer the buyer to get the loan with the SnP price at RM580k and how would I proceed with it?

My assumption as below,

Price at SnP = RM580,000
Loan amount (presume max. 90% base on RM580,000) = RM522,000

Actual selling price = RM530,000
Actual Downpayment of 10% = RM53,000

Means he just need to pay me CASH RM8,000 (RM530,000-RM522,000) in order to purchase for the house?

And do I need to draft any agreement prior this? Sorry for my ignorance as I am first time in selling property.

Help! 3GS - battery drained very fast

Hi all,

Recently my iPhone 3GS keep on auto-shutdown when the battery bar showed below 50%. It happened drastically when it loaded in the Apps such as FB, Watapps and etc.

I'm thinking to change the battery and wondering if anyone can help to recommend a good service centre for battery replacement.

Just called up one shop, they claimed that it can be done in 15 min time and cost RM150 for Original batt with 3 months warranty. Is it good deal?
