Guys, I am considering a unit in Eco Santuary and Tropicana Aman.

Tropicana:
56 x 85
Built up: 4600++ sqft

Eco Sanctuary:
60 x 85
Built up: 3600++ sqft

Both prices are on the same level. Just that Tropicana overs bigger built up but Eco offering bigger land.

How do I calculate price per square fit for above comparison?

Any owner living in this area? Share your experience pro and con are welcomed. Thank you.

Do they allow negotiation normally for unsold unit?

I am not sure if this thread fits here.

I often read or heard, people say buying car under company name saving in tax which I quite dont get how people do it. To me as business owner, it looks the same in terms of tax.

Let say, I bought a car that is RM300k using company name, downpayment RM100k. Yes, I save RM100k taxable on that particular year but I need to declare its depreciation value which eventually add back those saving for future expenses. On top of that, there is benefit in kind need to pay as director enjoying company benefit.

So, where is the saving buying cars under company? Mind to share? Thanks!

Banker's Acceptance vs OD

Hi guys,

I am looking into banker's Acceptance but could not really find the difference between it and OD. OD is something like you and withdraw more than available amount in the account to a certain limit while Bankers Acceptance works similar way. So you can pay creditor earlier while waiting for the client to pay us. So which one is actually better/offer lower rate?

By the way, I am doing exporting business. Some of my cargoes are going to African countries and may take 50-60 days before they reach destination. That's causing some cash flow short while waiting for the payment. If any of you are into commercial/corporate banking and would be able to help me, please pm.

I bought RFID tag from Lazada but the seller said do not install on windscreen with auto rain sensor. Some also said do not install on headlamp if it is tinted.

Both places are tinted on my car. How about yours? Where do you stick the RFID sticker?

There are so famous bmw orange where I dont know what the reason behind it.

Anyway, just to ask, why 330e second Hand price is just too low? I think 2018 car which has over 2 3 years warranty for about RM150k is real bargain. If anything happened, it is under warranty and can do claim.

I did some researches and bmw phev car comes with 7 modules of battery. 1 module would cost about rm7k each Which I think still reasonable, at least to some people. And some more, BMW offering 8 years battery warranty which make used 2018 330e seems a bargain.

But why still used price too low?

I prefer it with SSD. I think i3 or i5 will be enough. What are the others should I look into to make sure it is able to run 24 hours for years? Should I buy casing with many fans? Etc

I have difficulty in getting business loan because my main company is based in Singapore. My Malaysia company is about 2-3 years old but it is not in profit as it is mainly dormant.

My Singapore company is about 2 years old, but I cant obtain business loan there as requirement is to have at least 30% share by Singaporean or PR status residence.

I need a business loan to expense my business. Do you think by proposing our Singapore income or bank statement of Singapore company will enhance the chance to obtain loan here in Malaysia? The new business setup that i want to borrow is related to Singapore company, where new setup company is providing raw material for my Singapore company. So basically, if my Singapore company is doing well, my new setup will follow.

Anyone has experience to convince the bank for support? Can you share your experience and success?

Complaint about Private Hospital Service

Guys,

I have my kids admitted to SJMC. First kid was admitted yesterday due to Influenza B. Last night, my other 2 kids got the high fever and flu. This morning, I brought my other 2 kids to hospital and dr admitted them as well.

All insurance procedure settled as early as 1:30pm but until now, the moment I write this, my other 2 kids do not have their own room yet. Now, we are staying at my first kid’s room.

Worst case, the nurse here couldn’t give medicine to my 2 kids due to no room and they have no access to medicine information. Since 4:30pm, every hour I keep follow up for the room and medicine but still the answer is still the same, they have no access to medicine.

My kids temperature is over 40 celcius yet they still not giving the medicine since morning due to no room and no access. This is really ridiculous, they admitted my kids, but did not monitor not giving medicine.

So my Question is, how do I raise concern to hospital as well as the authority for such a lousy service?

International School

Hi guys,

I am thinking to send my kids to international school but I have very little knowledge about it. None of my family members send their kids to international school. Asking from schools would be easy but their answer probably bias too.

I am not clear about the future for kids. Can they enroll in public university? Can they get scholarship if they want to study abroad?
