This framework emphasises sustainable urban planning and aims to elevate residents&amp;#39; quality of life through inclusive, future-ready infrastructure and environmentally responsible practices.&lt;br /&gt;&lt;br /&gt;&amp;quot;Kota Madani goes beyond conventional housing. It is a forward-looking model for smart, sustainable, and inclusive development,&amp;quot; she said at a briefing today.&lt;br /&gt;&lt;br /&gt;The development will feature advanced digital infrastructure, green mobility systems, and the integration of artificial intelligence to support low-carbon, efficient urban living. The plan includes about 10,000 high-density vertical housing units, designed to accommodate up to 35,000 residents.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Additional infrastructure such as a health clinic, fire station, police station, and mosque will be built within close proximity to residential zones, reinforcing the township&amp;#39;s self-contained and community-focused concept.&lt;br /&gt;&lt;br /&gt;Mazrina noted that the project will feature government quarters and incorporate green elements, including energy-efficient initiatives, which form the core foundation of the Kota Madani development.&lt;br /&gt;&lt;br /&gt;According to her, Kota Madani will be delivered in three phases, with Phase 1 comprising around 3,000 residential units and a high-rise school, targeted for completion and full operation by the end of 2027.&lt;br /&gt;&lt;br /&gt;Aligned with the national MADANI vision, Kota Madani is poised to strengthen Putrajaya&amp;#39;s role as a world-class, inclusive, and future-ready city built on values of sustainability, well-being, and innovation.</description>

            <description>Mah Sing acquires 5.24-acre Old Klang Road land for transit-oriented M Aurora&lt;br /&gt;By Priya Devan / theedgemalaysia.com&lt;br /&gt;07 Nov 2024, 12:34 pm&lt;br /&gt;&lt;br /&gt;KUALA LUMPUR (Nov 7): Mah Sing Group Bhd (KL:MAHSING) has acquired a 5.24-acre (2.12-hectare) freehold parcel in Old Klang Road here for approximately RM113 million from Team Keris Bhd to develop a new transit-oriented development (TOD) named M Aurora. &lt;br /&gt;&lt;br /&gt;The sale and purchase agreement was inked on Thursday, and the project is expected to be open for registration in the first quarter of 2025.&lt;br /&gt;&lt;br /&gt;A statement on Thursday said M Aurora will have an estimated gross development value of RM660 million and offer two-, three- and four-bedroom layouts, with indicative built-up sizes of 702, 852 and 1,005 sq ft respectively. Selling prices start from RM468,800. The project will also offer retail lots, including drive-thru units. Further details are forthcoming. &lt;br /&gt;&lt;br /&gt;The TOD project is located within close proximity to the Jalan Templer KTM Station (about 330m away) and the Petaling KTM Station (450m).&lt;br /&gt;&lt;br /&gt;Commenting on the acquisition, Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said, “The new land acquisition along Old Klang Road, near Jalan Gasing, taps into the potential of a well-established and matured neighbourhood. The prime location connects both Petaling Jaya and KL city centre.”&lt;br /&gt;&lt;br /&gt;The statement added that M Aurora will be equipped with several sustainable features, including low-consumption lifts, LED lighting in common areas, rooftop solar panels, and automated waste collection systems. &lt;br /&gt;&lt;br /&gt;The unveiling of M Aurora follows the success of the M Oscar condominium launched in 2019, within the vicinity of Old Klang Road. M Oscar has been fully sold, and was handed over in April this year.&lt;br /&gt;&lt;br /&gt;The latest acquisition marks Mah Sing’s fourth land purchase in 2024. The developer is on track to achieve its full-year sales target set at RM2.5 billion, supported by its sales performance of RM1.66 billion in the first eight months, which it said was largely attributed to the M Series residential developments. &lt;br /&gt;&lt;br /&gt;“Our robust financial position, with low net gearing of 0.1 times, enables us to confidently pursue growth opportunities across varied project types.             <description>&lt;b&gt;Ajinomoto Malaysia sells land to TS Law for RM408 mil cash, plans special dividend of RM2.12 sen per share&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;KUALA LUMPUR (July 20): Ajinomoto (Malaysia) Bhd is selling six parcels of land with redevelopment potential that are located along Jalan Kuchai Lama here to businessman Tan Sri David Law Tien Seng, better known as TS Law, for RM408 million, cash.&lt;br /&gt;&lt;br /&gt;On completion of its disposal, it plans to distribute RM128.89 million in special dividend at RM2.12 per share to shareholders at an entitlement date to be determined later.&lt;br /&gt;&lt;br /&gt;In a bourse filing Thursday (July 20), Ajinomoto Malaysia said it has inked an agreement for the disposal with Paragon TSL Sdn Bhd, in which Law is a director and major shareholder via his shareholding in Paragon&amp;#39;s ultimate holding company — TS Law Land Holdings Sdn Bhd.  Law is also a majority shareholder of Main Market-listed steel company Hiap Teck Venture Bhd, which is mainly involved in steel pipe manufacturing, scaffolding equipment and hardware trading.&lt;br /&gt;&lt;br /&gt;The food producer famed for its umami seasonings said it is selling the plots, which currently host its corporate offices and factories for the production of its seasonings, as they can no longer accommodate further capacity expansion.&lt;br /&gt;&lt;br /&gt;The land sale will enable Ajinomoto Malaysia to monetise the assets and improve its financial position. Ajinomoto expects to realise a net pro forma gain of RM357.12 million from the disposal. The company will use RM83.39 million of the proceeds for the repayment of bank borrowing, and RM128 million for working capital. It also intends to use RM30 million to repay the advances from its ultimate holding company, Ajinomoto Co Inc.&lt;br /&gt;&lt;br /&gt;The disposal consideration was also arrived at on a “willing-buyer willing-seller” basis, which represented a 12.09% premium to the market value of the land of RM364 million, as appraised by an independent property valuer.&lt;br /&gt;&lt;br /&gt;&lt;span style='color:red'&gt;When contacted, a spokeperson of TS Law Land told The Edge that the company is in the midst of crafting a masterplan for the six parcels of lands.&lt;br /&gt;&lt;br /&gt;“The area is long-overdue for something fresh and exciting. We are hopeful that the development will definitely transform and rejuvenate Kuchai Lama. We would like to bring a new concept of work, live, play, and convenience with better integration with various modes of transport for this area, especially given that there is a new MRT station near the site which will provide great convenience,” he said.&lt;br /&gt;&lt;br /&gt;He added that TS Law Land believes the government would welcome such private sector investments, and would provide the right framework, incentives and policies to encourage more of such investments.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Ajinomoto Malaysia shares gained 28 sen or 1.78% to close at RM15.98 on Thursday, valuing the company at RM971.56 million.
