80% vs. 90% Loan with Rebates from Developer

Hello guys, just wanted to get some opinions from some sifus here on the cash flow point of view as well as returns if I take a 80% vs. a 90% loan. I'm leaning more towards the 90% loan.

I just placed a booking for a development that has yet to officially launch (no APDL yet). The SPA price is RM850k and the developer offered a rebate of a tiered 15% rebate (7%-4%-3%-1%) over the course of the construction.

7% is given when the SPA is signed, 4% discount for the first 10% drawdown, 3% for the next 10% and 1% is returned during VP.

I've debated with myself over the pros and cons of taking 80% or 90% loan and wanted to hear from you guys if I've missed out on something or did not take it into consideration.

For constant and ease of comparison, let's say that the interest rate is 4.5% and the loan tenure is 35 years.

90% loanRM 765k

1. SPA, Original 10% - 7% (discount) = 3% down payment. I come out RM 25,500 from my pocket
2. First draw down from bank 10% - 4% (discount) = 6%. Developer will return the 4% to me which is RM 34,000
3. Second draw I'll get back 3% which is another RM 25,500

Total initial investment = RM 25,500
Increased cashflow = RM59,500
Monthly Installment = RM3,620

80% loan RM 680k
1. SPA, Original 10% - 7% (discount) = 3% downpayment. I come out RM25,500 from my pocket
2. 2nd 10%, I'll have to pay another 6% to the developer after 4% discount. I have to fork out another RM51,000
3. Second draw I'll get back 3% which is RM25,500.

Total initial investment = RM 76,500
Increased cashflow = RM 25,500
Monthly Installment = RM 3,218

My idea is that it's better to take the 90% loan? Reason is I have an increased cash flow of RM34k vs. the 80% loan option which I can use to renovate another sub-sale house I'm going to buy in 2016 when cash is tight. The remainder can be used to invest in stocks for gains and the RM25,500 from second draw can be left in the loan account to repay the interests.

I can then also take the RM51k I would have needed to pay to the developer if I would take a 80% loan and dump it into FD for 3 years (or other investments with higher yield), which would become RM56k and dump it into the 90% loan when it reaches full disbursement. This will bring down the loan amount to RM 709k, the effective monthly installment would be RM3,355.

There's also the additional interest I need to pay during construction as I need to pay more interest due to higher loan.

Comparisons
Interest during construction (Estimate at 4% of loan amount)
90% = RM 30,600
80% = RM 27,200

Installment
90% = RM 3,355 (after dumping in capital meant to pay for the 6% second drawdown if I were to take 80% loan)
80% = RM 3,218

Interest Paid over 35 years
90% = RM 700,263 (after dumping in RM56k)
80% = RM 671,621

Additional Cashflow in 2016
90% = RM 59,500
80% = RM 25,500

Is there something I'm missing or not doing right here? Which would you pick?

90% Loan
Pros - Have more cashflow in 2016 (RM34k, RM25.5k and RM56k) for me to invest and use to renovate another property
Cons - Pay additional RM 140 in installment each month. Pay additional RM 32k in interest

80% Loan
Pros - Pay less interest of RM32k
Cons - Will only have RM25.5k in 2016 to service interest payments

I hope I'm making sense with all the numbers

Reason for sale: As you can see, the persimmon UP24 is still in bubble wrap and I have not opened it. It's totally brand new and was a replacement for the non-functioning black tracker. The black tracker had the blink twice and buzz twice error and I have previously managed to fix it. However it was going bonkers and will sometimes work and sometimes not. I'm giving it away for free and if you manage to fix it, you are basically getting the new tracker for free.

Did FAM ban the phrase "let go"?

So I was playing a friendly match the other day between departments of my company and there was a referee for the match.

I play as a goalkeeper but hardly in a real sized pitch (usually in futsal) and when a long ball comes in I shouted "let go" and then the referee penalized me and said that I can't say that

I said wth? I wasn't aware of such rule and he said FAM recently banned goalkeepers from saying this.

So wtf? I'm wondering is this true or is there such a thing in international world football rules that you can't say "let go"

I looked through the FIFA laws of the game and found nothing like that or maybe I missed out that part =/
