            <description>Say the land title shows that it is charged to bank at 2mil in 2014..does this mean that owner borrow 2mil from the bank to finance the land ? if this is the case, given that usually loan to value ratio for land is ard 50%-60%, bank value the land at 4-5mil ? or owner use the land as collateral to refinance 2mil? or there is other meaning? &lt;br /&gt;&lt;br /&gt;Please enlighten. Thanks.&lt;br /&gt;</description>

            <title>More panel banks in a new project is better?</title>

            <description>Came across this claim which says less panel banks in a project meaning the project is not that favorable as it implies even the banks are not confident with the project.Does this make sense? Couldnt it be that a particular bank is confident with the project so they be the sole financier? Normally how many panel banks in a project? How does this works say from a developer point of view? Anyone with the knowledge can enlighten us on this? Thanks.</description>

            <title>Cost to build a 2400 square feet house</title>

            <description>As title, any architects, contractors or in the building industry can enlighten me on the cost of building a modern and contemporary house from scratch excluding interior design/furniture/kitchen fees..&lt;br /&gt;&lt;br /&gt;Just wanna have an idea how much will it cost to have the barebone house (with electrical wiring and piping) build. A rough figure for the total lump sum will do...I presume the cost involved are : &lt;br /&gt;&lt;br /&gt;a) earthwork prep, pilings &lt;br /&gt;b) architect fees  &lt;br /&gt;c) the house &lt;br /&gt;&lt;br /&gt;Assuming size is 1200 square feet per floor so a total of 2400 square feet..             <title>lawyer&amp;#39;s duty when representing seller in a deal</title>

            <description>hi, i have searched the forum and found couple threads about whether seller should appoint a lawyer when selling a property. however, i still have some doubts. &lt;br /&gt;&lt;br /&gt;Assuming the property is no longer on loan from bank. All debt is clear. Can anyone elaborate or enlighten what kind of scenario will  be devastating to the seller should the seller doesn;t have his own lawyer ? &lt;br /&gt;&lt;br /&gt;one of the thread mentioned a dishonest buyer lawyer (seller using the same lawyer) cause the seller to lose claim for late payments. any other possible worst case scenarios ? &lt;br /&gt;&lt;br /&gt;  &lt;br /&gt;thks.</description>
