Townhouse Renovation Log

Hi guys!

My N'Dira townhouse in 16 Sierra has just received the CCC yesterday and I am now waiting for my bank to disburse the final payment to the developer before I can collect my keys, likely to be after Raya.

Just starting a log of my renovation journey with the optimistic aim of completing renovation by September 2018 and hopefully ready to move in by October 2018.

Brief Summary:
3 Storey Townhouse with Built-up Area of 2540sf

All-in Budget Inclusive of Furniture: RM150k

Budget may be tight but will try and achieve mid-high end finishing with this budget via the following:
1. Will not use a Main Contractor and instead manage all the individual sub-trades myself
2. Access to significantly cheaper furniture via connections with friends in furniture export industry
3. Purchases of appliances, etc online to minimise cost and maximise value
4. May DIY some items i.e. DIY feature wall using brick veneers to save some money

Have been using the empty showhouse since March 2018 to do my planning, measuring etc so that I can get a few things ready before the keys are officially handed over to me.

The following has been secured over the past few months prior to receiving the keys to my new home:
1. Kitchen cabinets (without countertop) and built-in cabinets for bedrooms by Legend Kitchen
2. 8mm laminate + vinyl flooring (for kitchen area) by Robina

Simple ID is ongoing now by Legend Kitchen (only for areas that they are building in cabinets) based on measurements taken from the showhouse. Actual dimensions will be reconfirmed after getting my keys.

Upcoming Tasks:
1. Collect keys
2. Check for defects + rectification by developer
3. Confirm lights and additional electrical points as this will be one of the earlier activities
4. Confirm water heater
5. Confirm air-cond sizing, total 5 units required
6. Book marble top for kitchen counter + island as Legend Kitchen does not have marble as an option

I used to be relatively fit in my uni days from a lot of road cycling and even dropped by the uni gym at least once a week (not any structured training, just some cardio, weights, etc - basically whatever I felt like doing).

Started working on the MRT project after uni and barely exercised at all for two years due to the extremely long hours at work. Had to work about 15 hours a day for nearly two years, 6 days a week, often on Public Holidays as well. Sunday was usually just sleeping in to recover so that I could face the week ahead.

Gained a lot of weight (95kg at 185cm from 85kg two years ago) from eating a lot as I was constantly "rewarding myself" for working hard and doing a good job and this did a lot of damage to my body. I decided that it was time to do something about it especially since work has started slowing down due to completion of the bulk of the major works in my section and I usually can go home around 7.30pm nowadays.

Joined a gym at the start of August 2014 and started on the Stronglifts 5x5 programme.

Alternate between the following two workouts adding 2.5kg each time if successful in completing the 5x5 lifts (5kg on deadlifts):

Workout A
Squat 5x5
Bench Press 5x5
Barbell Row 5x5

Workout B
Squat 5x5
Overhead Press 5x5
Deadlift 1x5

Starting Stats
Body Weight: 95kg

Thoughts and Progress So Far

I usually workout on weekdays after finishing work at 7.30pm. Gym is about 10 mins away from my office. I try to workout on alternate days and at least 3 times a week. Generally no cardio and I've been following the Stronglifts 5x5 programme quite strictly except for adding assisted dips after barbell rows (Workout A) and assisted chin-ups after deadlifts (Workout B) after about 4 weeks into the programme.

I haven't been counting my calories but have been consciously eating cleaner and healthier since starting the programme. Quantity hasn't gone down much though. One change has been to choose protein over carbs when possible i.e. two eggs instead of a small nasi lemak for breakfast. Also have totally cut out chips and soft drinks from my diet. Still have the occasional snack haha.

Been losing weight slowly and have noticed a change in my physique. Starting to get more toned (still fatter than I would like to be) but I am not sure if I am eating enough to make progress later on in the programme. Have lost 5kg in about 6 weeks. Main aim was to look less fat in the short term as I will be going on a beach holiday this Friday (19th September 2014). Might start eating more after coming back.

Also, spending some money on gym clothes has helped keep my motivation up as well as receiving compliments from my gf and friends. Gotta keep training hard!

Wireless Connection Problem

I am using streamyx.

Problem details
Problem description: I have set up a wireless connection using the setup disk provided with my wireless router.

I have 3 laptops and one handphone all of which i would like to be able to connect to the wireless network. My problem is that sometimes, some of the laptops and sometimes the handphone cannot connect to the wireless network.

For example,

Sometimes all 4 devices can connect to the wireless network.
Sometimes all 4 devices cannot connect to the wireless network.
Sometimes only 2 can connect.

And switching off both the modem and the router sometimes helps when i cannot connect. But sometimes it still doesnt work and i have to reset it again.

And also sometimes when everything is okay, i just get disconnected and then all 4 devices cannot connect anymore until i reset the modem and router.

Please help.

PS: all of the devices are set to autoconnect. and i suspect its something to do with ip addresses.

Lightroom 2.2 Problem

hi sifus,

i encountered an error message yesterday saying lightroom needs to close because it has an error with one of its catalogues. now whenever i open lightroom, its stops responding after a minute or so and just hangs.

any solution?
