            <title>Palm oil plantation land</title>

            <description>Someone try to sell me on leasing palm oil plantation land. Can&amp;#39;t afford it nor it&amp;#39;s my cup of tea.  Thought of sharing here and get opinion on the deal.&lt;br /&gt;&lt;br /&gt;Land size 100hectares with 95hectares of young palm oil (3-4 yrs - just mature for harvest)&lt;br /&gt;Facilities: small truck,basic water pump and electricity, house for manager and workers, cows [yeah, but aren&amp;#39;t sure if you are allowed to sell the cows]&lt;br /&gt;Lease period: 30yrs, asking price RM2.7mill. &lt;br /&gt;&lt;br /&gt;My simple calculation for 22 yrs of harvest&lt;br /&gt;&lt;br /&gt;Palm oil fruit price @ RM300/tonne (~lowest in past 30yrs)&lt;br /&gt;&lt;br /&gt;Total expected revenue: 7.5million&lt;br /&gt;Discounted&lt;br /&gt;5% PV 2.56million&lt;br /&gt;&lt;br /&gt;Palm oil fruit price @ RM700/tonne (current)&lt;br /&gt;&lt;br /&gt;Total expected revenue: 17mill&lt;br /&gt;Discounted&lt;br /&gt;~9% PV 2.6million&lt;br /&gt;&lt;br /&gt;Possible Problem: Finding labor to manage. &lt;br /&gt;&lt;br /&gt;I don&amp;#39;t think it&amp;#39;s worth given that it&amp;#39;s much hassle and ROI is not that great.             <title>Diamond machine payments</title>

            <description>Am not sure if I suppose to post it here but it sounds related to me.&lt;br /&gt;&lt;br /&gt;Wonder if any of you bought diamond water machines at installment before and have the same problem as me and also, how to solve it. &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;&lt;br /&gt;I sign up for this installment plan 3 years back and hand them the photocopy of my credit card with all the forms required. However, no charges was done on my credit card. I called the agent once after six months about the payment and she says don&amp;#39;t bother, they will charge. I did call the company service twice but they couldn&amp;#39;t settle for me either.  And they only came and service 1st year as per-promised after I called, not the subsequent years. 2nd year, they came a letter that charge me extra rm5 for late payment for each month from the 1st payment. I called the service center, and re-photocopy the credit card to my agent but noting was charged either. 3 years down the road, the machines is defaulted, and I called the customer service they refused to come for repairs due to my &amp;quot;over-debt&amp;quot;. I explain to three customer service, phone 5 times to the finance department which no one pick up, and one of the customer service promised to hand my case to them but no one called me either. I have gave out and change and put the equipment somewhere. However, the contract will end end of this year, and suppose they would turn up to ask for those payment, I don&amp;#39;t mind paying the monthly fee despite no service but I don&amp;#39;t think it&amp;#39;s fair that they charge me RM5 extra for each month. Of course I could go consumer court but for a small amount and sucks machine like this, I rather says, take your smelly money and go away. But what if they doesn&amp;#39;t come? Am suppose to &amp;quot;safe&amp;quot; keep the machine? And will the late charges continue?&lt;br /&gt;&lt;br /&gt;It&amp;#39;s been long, thanks for reading. Does any of you encounter this before? How do you solve it? &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;</description>
