Dear All,

I have noticed that at HongBeeLand.com , AnGGun 3 is now opened for registration, so as a vivid supporter of the Anggun series by Hongbeeland, I thought about creating this thread as a platform to share any information that we may have on this project, and keep it as accurate as possible whenever any new information become available

About the developer:
Hongbeeland is the landowner for parcels of sizable lands in Johor Baru and Rawang and they have started their property developments by JV with reputable developers:
JV with SP Setia: Setia Eco Gardens (950 acres)
JV with Guocoland: Emerald @ Rawang (800+acres)

With 500+ acres in hand, HBL have launched a new masterplan township in Rawang, and have completed their own maiden project as below:
Anggun 1: Launched in Year 2007: Completed with CCC
Anggun 2: Launched in Year 2010: Completed pending CCC
AEON Rawang: Completed with shops and TGV cinema
Anggun City: Banks, Restaurants etc: Started Construction
Anggun 3: Now Opening for Registration

AnGGun 3 Site Location:
It shall be at the back of Caltex, a stone throw away from the new AEON Mall and the ongoing AnGGun City Commercials, McD, closer to the Tan & Tan / Bandaraya future project site.

This part of Rawang is undergoing a major transformation, the access roads are being upgraded now as we speak with flyover, extra lanes etc to serve the combined of 6000+ acres of new landed developments that are in progress or will be built from strength to strength by many reputable developers such as:

Hi Sifus,

We are looking for a LCD about 40-42 inch to display our product photos (voice not important) throughout the day, with the LCD built in to our partition, and if possible we do not hope to buy an additional computer just to load the photo throughout the day.

So we are hoping to find a LCD that can allow us to:

- support USB drive or external USB storage so we can load/update new photos.

- has internal memory, so that we can load the photos, and take the USB out, otherwise I am worried about burning the USB or the port for accessing this way

- support sideshow, so that we do not have to press on the menu throughout the day to change photo

- display full screen (not as important..)

Do you guys have any experience on what is the best way to do this? just like some commercial display panel, which I do not see them attaching any USB etc on it, so I assume they have memory in within, and support slideshow full screen etc.

I have did some research and like the Sharp: 40L550M, but I am not sure if it will support slideshow, and has internal memory. I have also checkout samsung website, and it appears that their series 6 and 7 lcd has internal memory, but I am not sure if they support slideshow as well... do you happen to know which lcd can do the above? or good to be used as a commercial display panel? seems like they do not have much information on their brochure...

Thanks for reading my post, I think it is fine now, I just figured out that media player hard disc should solve the problem, and also sharp 40L550M is good and cheap for me also...

should not be problem, if burn cover by warranty also

I have called up sales agent, and they say got

- display full screen (not as important..)
it will depends on the resolution of the photo to see how large it will display on tv

Resigning Directorship - Not granted by others?

Hi All...

I really hope someone can to advice my situation. I was made a director since very young age by my family, and since then, my family use the company with my name as one of the director to get a loans from banks, yes my family.... (I did sign most of the documents as well ), and my family have no plans about the business, or plans that I am not convince will keep the company afloat, basically it is all about spending, spending, and spending on unnecessarily things even when the company has no income when I say we will all get into trouble if my family member continue to spend this way, and the response I get is: "this is none of your business"

So I told my family that I want to resign as a director, as I am not getting ANY financial benefits, but I am taking the risk as one of the director for all the company debts and actions, I do not want to get into trouble in the future. However, my family member says that it is not possible? as resigning cannot be done unilaterally? he says that it need both party to be agree and force me to continue becoming a director by saying it is not that straight forward

I thought about raising this issue directly to the company secretary and ask him to proceed with my resignation, but the company secretary is my family member old friend, so if I do that, my family member will be very embarrassed, and he may also help my family member by telling me something misleading.... I am determined and do not care even if it will embarrassed my family member, but I need to get a few facts right....

Hope someone can help to advice.... my question is, if I am determined to resign as a director, how can I do it? and how can I make sure it is done properly and I will not be related to any debt and actions by the company as well?

Real Estate Agent Fees and Tenant Deposits?

Hi guys,

I happen to have a unit of apartment for rent, but this is the first time I am going to rent out a unit in KL area.... I have some question regarding the normal practice of RE in KL:

1. how much is the Real estate agent fees if he/she manage to find a tenant, i remember in Penang is half month, but in KL is typically 1 month? paid by me only/or tenant need to pay to the RE agent as well?

2. How about the tenancy agreement/stamping etc? will the owner/tenant pay?

3. how much deposit to get in total if renting a fully furnish unit (fully furnish, + 3 new aircons, 1 heater etc)

Thanks a lot and I will really appreciate if someone could enlighten on the above.
