currently, rental return for many new properties are consider low. some are about 3-5% rental return, and, in order to obtain more reasonable rental, owner need to spend at least 10K to furnish the whole unit
beside paying bank instalment, now a day management fees also very costly.

will you consider rent instead of own the unit? lets use this scenario for a discussion:

property price: rm800,000
rental: rm2,800 (fully furnished, move in condition)
management fees: rm350 per month
instalment: rm3690 (loan 90%, 30 years, interest rate 4.6)

Hi, as some of you already awared, there is a biggest development on going at Setapak area.
I try not to disclose the name first, but surely not "Mont Setapak".

my job is to check on what is the market response for the pricing, get some feedback from you guys to the management.

Here are some details:

1. leasehold
2. 20+ acre big development
3. consist of condos, commercial lot and a big sport complex (yes, you know which one is it)
4. size from 900sf - 1200sf (appx)
5. a km away from duke highway
6. 1.5 km away from "speculated" MRT line 3 station.
