Here's a story to all first time home buyer

Close case: My agent found the owner and owner said sold to friend.
Seller's agent was cheating us all the while, by giving many excuses and coming out with ways to forfeit our 3% deposit even the house is sold. What a big liar! Just becareful people out there, this fellor is from R*YALE R*CH, KL branch.

Don't ever trust this agent and he's full out shit.

Here's a story for all the first time home buyer out there. If you're purchasing your first house, do becareful and don't fall for the traps of irresponsible agent.

I believe that some of you are aware that I actually posted a thread on the 3% non-refundable deposit earlier. I'll disclose the whole story since now I have nothing to lose on my end. Just to warn others out there.

I was looking for condos around PJ areas, therefore Damansara Perdana caught my attention as that's the area with most of the high rise condo and still considered as affordable for mid income group like some of you out there. Went for more than 10 property viewing over at Perdana Emerald, Perdana Exclusive, Empire, Perdana View and finally around a week plus ago, we found the unit we like at quite a decent price.

Details: 900+ sf, low floor, RM430k

We decided within an hour that we wanted the unit and within the same day during the night, we issued the cheque to the agent's property company. Our agent told us that she will hold the booking form first as she needed the consent from the seller's agent or the owner to sign on the booking form. And she laid down 2 condition:
1. 3% deposit will be forfeited if our loan fails (She said she will help us nego and tell the seller's agent that we are genuine buyers)
2. To continue to tenancy (Initially during viewing, we were told that it's lapse and owner won't renew)

We trusted our agent that she will help us nego and she won't bank-in our cheque until things go through. And we agreed on the tenancy but insisted on the raise of rental as we won't be moving in so soon.

I was questioning, why would the owner bother about the tenant is the unit is sold to us for good? My only answer is that the seller's agent is greedy, he wants to earn that 1mth deposit.

Then my agent came back to us 2-3 days later saying that the owner insisted that the deposit will be forfeited. So our only resolution is to get a pre-loan approval (banned by bank negara, only 1 foreign bank is doing, provided you have contacts).

Ok fine. Then we prepare all the documents, got all the contacts (lawyer & bankers) and submitted the documents and evaluation on the property.

Dragged until yesterday, my agent told the seller's agent that we are eligible for the loan. Guess what the seller's agent replied?
The owner can't be contacted, he/she is overseas (he think?)

So I went on and did my research on this so 'called' owner's agent, I found the same posting of the unit I wanted to purchase on the online property website. Took his contact called him, asked him about the unit, all he said is "SOLD". Then with my mobile, I message him and asked him if he knows my agent and he answered without a doubt. After that I disclose myself as a buyer and demanded a reply from him. Of course he got no balls and avoided all the messages and didn't reply any though his status on whatsapp is active.

Without a doubt, there's a serious issue about this seller's agent. I have his name and company with me, should I report him to the relevant body and his company? But I do not have much evidence on my end. Honestly, I don't even trust my own agents after so many 'stories' which I don't know which is true or not.

In all, I'm glad that beside the time and running around, and some admin cost, I have nothing to lose. Put it as lesson learned. So, becareful guys when you deal with some unethical prop agents.

3% Booking Fee Non-Refundable

Dear All,

Need some help on the matter as per title.
Recently I've place my booking by paying the 3% booking fee to the agent's company, cheque is written to agent's company.However, the seller's agent insisted that the 3% deposit is payable to him and it's non-refundable if our loan fail. And he wants the current tenant agreement which is lapse to be renewed before selling the property to me. Initially I have no issue on this, by inisisting I want the rent to be increased. Then to think back, it's the agent that wants to renew and also take the share of his in the tenancy agreement *freaking greedy idiot*.

And then he will only sign the booking form for us, then only I can proceed with loan with banks. Is this the right practice anyway?

I would like to know what's the risk involve in this besides my 3% if my loan happens to fail.
I've spoke to agents and bankers to evaluate our DSR, all of them said shouldn't have any issue on loan.

Property selling price: 430k, loan amount: 387k
Area: Damansara Perdana

Correction: 3% + 7% will be kept by the agent's company. Only upon signing S&P agent will release the funds.

Update: We have gotten our pre-loan approval and guess what when my agent calls him? He said, sorry owner not contactable, he's probably overseas now. I had enough of playing this game, wasting my time on something without an outcome. Did some research and found out who's seller's agent, text him and confronted him directly.
HE DON'T DARE TO REPLY TO ME! (if there's nothing wrong, why don't dare to reply wo?)
I have his name, his registration as an agent in the board and which agent property is he from.

At this moment, not that I want the property that much anymore, it's just about finding out the truth behind the whole scam which wasted a lot of my time and report that agent to the board.

The Famous Big Eye Circle Lens Colours Faded !

This is not a thread copies from elsewhere, this is my own personal encounter

As all of you know circle lens is banned in LYN, as they're supposed to be sold only by authorised optometrist. I bought this lens around 4-5 months ago, didn't believe what others say that circles lens harm you eyes as you have no idea where they come from, as the seller said from Korea of CHINA?
I left this lens aside after wearing twice due to discomfort and today I was cleaning up my room and the moment I saw the bottle I was shocked, the lens colour FADED totally, the outer ring was gone. If I were to continue to wear, chances of getting blind image those colours getting into my eyes everyday.

The ring and the colour inside is totally GONE

I support LYN for banning them, from getting others blind just for beauty. Some sellers import cheap quality lens just to earn big money. Will you still buy them? I will, unless I go to Taiwan, Japan buying those original ones from the optometrist else NO WAY.

Purpose of buying a new laptop, Acer dying soon overheating and keep restarting as the notebook have served me for 4-5years. Main purpose is to watch movie, probably some in HD, must have a good screen and sound. Online, facebook etc normally what you guys do online. Gaming, but not heavy ones Red Alert, C & C

I really think that the Acer is worth, but due to previous experience and comments from others is Acer really improving along these years? I've seen the flap, plastic as well looks a bit fragile but all the other laptop is the same. Does the over heating issue still occur?

Where to get the laptop? In shop or PC Fair upcoming one on first week of August at KLCC? First if PC Fair will allow me to pay by credit card thru the 0% credit installment. The price I don't think it varies a lot I've read a post on the otustation pc fair selling the same price just that you may get extra freebies is that true?

He/she haggle on the price I posted RM80 then I first said RM70 and buyer haggle to RM65, I agreed.

Then we set the meet up location at SS2 McD, Sunday 12p.m.
Buyer msg me yesterday saying if best can be tomorrow(which is today) at 12something, if not then NVRM LA. I agreed and said ok 12.30p.m. Buyer returned sms and said best if can between 12-12.30, I sms back buyer and said I'll be there earlier if I manage to finish my things else it'll be 12.30.

Today buyer msg me at 11something nearing 12 saying he/she cannot make it will be late around 1p.m. I said ok since I have not left my house. Then I left my house at 12.55p.m. reached SS2 around 1p.m. I waited for the buyer.

Buyer sent an sms asking for the SIZE of the cage AGAIN?! I thought I already said many times it's in the thread, how do you expect me carrying a measuring tape with me all the time? And does the cage ever know how to shrink after a few days? After that when I reach buyer sms saying will be late AGAIN. And saying he/she called up this vet and they're offering the price at RM81 for a new cage. At that moment I knew the person is not sincere in buying or COD.

I message the person and said it's impossible to get such low price unless it's second hand and why on earth is a VET selling a CAGE instead of providing medical services. And ask again if he/she is coming, it's already 1.20p.m. He/she said yes on the way very "jam" konon-nya again he/she give excuses by saying T am a buyer I just want to buy something with reasonable pricing. I told him/her I really bought my cage at the price I stated, if you don't trust me at the first place then don't even PM me.

I waited until 1.45pm.m the buyer did not turn up giving excuses that it was jam. Still he or she trying to justify that if wanna buy something must make sure that it's reasonable. Hello? If not reasonable then don't agree to the price and somemore you're the one who offered me RM65 at the first place and not last minute giving so much comments.

COD is based on words and trust, if not sincere in buying then don't agree to something at the first place.

And PJ people would know SS2 is a difficult place to find parking or get in/out of the place. I've already accommodate to the buyer to be there for COD. I told the person I can no longer wait and I'm not selling since he/she made so much comments. He/she reverted my sms by saying "It's now you who's not selling and not me who ffk you" Excuse me, waiting for 45 minutes is equivalent to FFK, am I right?

I told him/her I could not wait any longer, I'm not selling the cage anymore since you're so fussy over it. We have already agreed for COD, if you decided not to buy you should have told me earlier like yesterday or an hour before and not wait until I'm there waiting and waiting. And said to him/her by all mean please get that "cage" you mention from your so called funny vet who sell cage.

In all DO NOT trade with this person at all, he/she is very fussy. I've wasted my credit sending at least 20sms and 1 hour of time of waiting and getting there and also my PETROL. He/she change the time and date for meet up for at least 3 times.

He/she is seriously finding trouble, in cantonese call "Wan Kat" or just purposely want to haggle until a price that's way too low.

Another thing if you see all his/her thread the person did not even post a NAME. And I've searched the person thread, he/she is providing Pet Day Care, if it's so he/she must have bought many cases before and know the market price very well and not last minute at 1.15 pm come tell me that I just called my vet, he selling new one at RM81.

Here's the problem now, I installed the sims 3 and wanted to play, then the error message says that I do not have a graphic card
as I know if I do have the graphic card of what they published Intel X4500HD Graphic, I should be able to play (correct me if I'm wrong)

Now when I test compatibility it show I have You Have: Intel®Ironlake Desktop Graphics Chipset Accelerated VGA BIOS

I'm not too good in all these, therefore I do need someone to tell me. Did the reseller give me the right specs? Supposed that the intel graphic card is integrated isn't it? If yes, can I go back and argue with them or no it's memang like that just too bad I have to fork out money again to buy a graphic card

It's the driver problem apparently, made windows 7 to search and download the updated version and it works, but the graphic seems to be sucky. A better graphic card would be good I guess.
