Removing Name from Enterprise

Hi all,

My wife previously registered herself with 3 other people to setting up an Enterprise, now she wants to quit from this, and apparently you can't do so unless you get all 4 people to go to SSM together per SSM's guidelines. This is not possible because there are some arguments that she does not know about, and that the other refuses to let her to be removed without giving a good reason.

May I know is there any other way to removing her name? Please note that there was no transaction done before and that the bank that they registered (EON Bank) has informed her that the initial RM 1K deposit required to be deposited under this enterprise account was not executed at all despite all registrations done on the banking side.

May I also check with you is there any other legal liabilities by failing to remove her name?

Thanks in advance!!

Can I sue the management?

Hi, I'm staying in an apartment, it's just newly built and a lot of people just shifted in. I've this problem where I'm staying at ground floor, and I got fed up with the noise of bikers passing by just right in front of my doorway, because bikes are not suppose to enter into this area at all. I've requested the management to put up some steel barricades to block bikes access but allowing people access though the management said he's getting to it but it's been months now. Not only these bikers generate noise but also poses danger to myself if I were to walkout and get knocked down by one of the stupid bikes.

Recently, some bikers park their stupid bikes right in front of my house, this got onto my nerves, so please advise if i can take any actions against the management / developer (developer = management in my current situation). During house purchase, the proposed plan was that the area in front of my house is a walkway, and not motorway, please advise.

thanks!

Electric or Gas Oven?

Hi guys,

As I'm renovating my kitchen, I've come to the hardest decision making of all, coz I don't cook, yes I can fry mamak maggie and frying eggs or frying rice but other than that, I dunno nothing.... however, just wanna have it for future, just in case my future spouse is good in food?

So, I've googled some electric or gas or convection oven, do all of them require electrical points? Coz I need to consider hitting some holes over my concrete kitchen to provide electrical points....

And which one is more suitable for malaysian cooking? Whether we need one type or more combination? And what about microwave oven? Can we use this to replace the conventional oven? Need to apologize I'm a total noob on this area.

Sound Proofing (double glazing windows)

Hi,

I'm about to make some decisions to replace all windows of my house for sound proofing purposes, the problem is the my contractor told me it's always best to replace with double glazing windows that is push out type, however, I do have a serious problem with this, my house grills, all of them are fixed outside, so I can't install the push-out type double glazing windows, the only option is sliding windows.

So would I inquire your experience whether does double glazing sliding windows make a lot of difference on sound proofing?

Any comments are appreciated.

Thanks!

I have signed an offer letter from other company (Company B) and expected to work next month, resignation letter given to current company, but now I received a call from Company B's HR, they said whether I'm OK to meet my Company B's direct manager, together with Company B's HR Director, outside of the office for a lunch, also asked me to bring my offer letter together with me. Btw I will join them as an Exec level.

I asked her what is this all about? She said she does not know anything about this coz she's just passing the message. I failed to call Company B's direct manager today.

I am thinking that my offer will be withdrawn? I'm a deep s.h.i.t. now, not sure what are the probable consequence from this meeting? Please help me. Thanks!!

Sorry Some Stupid Questions

Hi all,

Just got my SnP stamped today, it's a 660 sqft medium cost house which is my 2nd house, and plan to stay there just with my girl friend, and i am still reading the entire content as i speak, and i'm sorry i don't have much experience for this is a new house, my first house was a subsale, so few questions to ask:

1) It is mentioned that:

"No pets, livestock or any other animals whatsoever may be kept in the said Parcel or any part of the said Building. Vendor reserves the right to remove and dispose as it sees fit any such pets, livestocks or animals found within the said Parcel or the said Building and any expenses incurred will be charged to and paid by the Purchase."

Question: I love fishes, be it marine or freshwater fishes, these are not cats or dogs or panda bears and I'm not planning to rear tiger sharks or baby whales in my house, so do i technically own the right to define my fishes are not PET, LIVESTOCK or ANY OTHER ANIMALS ???

2) It is mentioned that:

"For the purpose of maintaining the aesthetic integrity of the said Building, the Purchase shall not without the prior written approval of the Vendor, and where applicable, the Appropriate Authority do, permit or suffer any of the following to be done: damage or deface the exterior walls doors or windows of the said Parcel or effect any change to the facade of the said Parcel, the said Building and/or the Common Property or any part thereof;..."

Question: The unit I bought is at Ground Floor (not 1st floor, really ground), and I need some privacy, I don't understand why should I not have the right to remove the existing windows and replace all of them with Double Glazing Windows?? The provided window is the normal ram type windows. OK, I know we need Vendor's consent, but will they approve it or what?

3) It is mentioned somewhere on the Renovations and Alterations sections:

"Where the proposed Works have been approved in writing by the Vendor and, where applicable, the Appropriate Authority, the Purchaser shall nevertheless not commence the Works until he has: (i) submitted to the Vendor for a work schedule; and (ii) paid to the Vendor a deposit in such sum as may be stipulated by the Vendor in its absolute discretion as security for the strict compliance and performance of the provisions of such guidelines and rules and regulations as may be stipulated by the Vendor at its absolute discretion from time to time and any loss, damage, injury or caused by the Works..."

Question: This should be fair but what is the standard market rate for this deposit? Ranging from how much to how much?

Thank you guys!!
