            <title>Between Maybank Transfer</title>

            <description>Hi, a quick question not sure if anyone has encountered this. I need to transfer a reasonable large sum of amount from my Maybank to another person&amp;#39;s Maybank (3rd party) - let say this amount is about 50k, well actually is more.&lt;br /&gt;&lt;br /&gt;I found out in the Maybank2U online can change the transfer limit, but only to maximum of 10k for a sole proprietor current account. A cheque is less favorable in this case as the business transaction is something like a COD. Any idea how can I handle this 50k if I want to do the transfer immediately in front of the vendor?&lt;br /&gt;&lt;br /&gt;Could going to bank and transact over the counter be an option?</description>

Hopefully this means the place will potentially boom...&lt;br /&gt;&lt;br /&gt;Looking from map, there are only Elaeis 1 &amp;amp; 2 Condo. If there is anyone owns a unit there or know about this place, can share a bit about the high rise property there? Such as when was these completed? How much was it launched? What is the market price now? How much is the actual rental now? What kind of people typically stay there?             <description>hi fellow business sifu, i have something to ask regarding forming an enterprise. my background is in IT, so when come to business, i might say some silly thing, please be gentle with me  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;i have a job as software developer. from time to time i do some freelance work (develop some software outside my job) for people. initially starting from RM200 - RM300. as time goes, the freelance work is getting more challenging and the payment that i received is getting more and more. last time in the small amount, people would pay me cash or write me a cheque. not much hassle. but now the amount is getting bigger (lets say on average 5k - 10k a month) so there are 2 problems i&amp;#39;m facing now:&lt;br /&gt;1. the outsourcing company dont favour to pay to my name. they prefer pay to a company instead. encouraging me to register a company / enterprise. &lt;br /&gt;2. if i receive it under my personal bank acc, i&amp;#39;m subjected to declare it in my income tax. i&amp;#39;m hoping through registering an enterprise, i can work around to minimize the tax.&lt;br /&gt;&lt;br /&gt;so in the process of registering an enterprise, what are the steps involve? where can i get more info? what kind of lisense do i need to acquire? i&amp;#39;m really a bit lost here, does forming an enterprise really a good idea to handle the incoming money?&lt;br /&gt;&lt;br /&gt;thanks a lot</description>

            <title>Buying from Developer</title>

            <description>i&amp;#39;m buying an under construction condo from developer, put some deposit, not yet sign S&amp;amp;P. i applied loan from several banks. some came back to me and bring me an offer letter. perfectly normal.&lt;br /&gt;&lt;br /&gt;i have some question in this transaction. the deposit that i put down is significantly small (less than 0.01% of the property price). developer told me there is no due date for me to apply loan. in other words, i (assume i) can take my own sweet time to apply loan. right now, i&amp;#39;m thinking i should NOT sign on the bank offer letter and S&amp;amp;P so soon, because once i signed, the disbursement would start and i will have to start paying interest to my loan. does this make any sense? am i missing something here?&lt;br /&gt;&lt;br /&gt;my second worry is, Bank A, Bank B and Bank C have approved my loan and there is an expiry date for each of their offer letter. assume the above situation that i can drag till upon completion only apply a loan. if i get back to Bank A, Bank B and Bank C, can i still get loan from them?&lt;br /&gt;&lt;br /&gt;anyway, i will doouble tripple confirm developer that there is really no due date for applying a loan.</description>

            <description>Here I want to ask you guys opinion about a dirty little thing that everyone knows (at least thought of) but no one actually openly discuss about it (at least I didnt see any).&lt;br /&gt;Here is the situation, when you apply a loan, you apply Bank A, Bank B, Bank C at the same time. They come back to you each with an offer letter 2 weeks later. You requested to have a copy so that you can read properly before you sign on it. However they told you NOT to reveal the letter to anyone as it is CONFIDENTIAL. Now you are holding 3 copies of offer letters from 3 different banks. Will you reveal the offer letter from Bank A to Bank B and Bank C so that Bank B and Bank C could &amp;#39;appeal&amp;#39; for a better package?</description>

What are there in the training apart from martial art + physical challenging games. How effective Enlightened Warrior will be for me?&lt;br /&gt;Secondly, I have been in IT industry for few years as a software developer. I (humbly) believe I know about IT a bit little more than an average person.             <description>hi sifus, i have recently placed a small booking in a new condo launch (Condo A). the price is 210k. i&amp;#39;m getting a 100% loan, all fees are paid by developers, free kitchen cabinet, only have to fork out interested during construction (however my plan is to get a flexi loan and dump in my extra cash, so not too much worries about the interest). my objective is to get rental rather than flipping it. story part 1 ends. &lt;br /&gt;today i saw a unit (Condo B) just across the street of the condo i&amp;#39;ve booked. it&amp;#39;s going for 168k (asking price). the rental can up to 1.3k if fully furnished. this unit has no kitchen cabinet, no air condo. just some furniture. very basic one. &lt;br /&gt;so let me put this in point form of the pros and cons, let sifus advice which is more worthwhile for consideration:&lt;br /&gt;&lt;br /&gt;Condo A&lt;br /&gt;=======&lt;br /&gt;pro:&lt;br /&gt;- got 100% loan&lt;br /&gt;- developers paid all fees&lt;br /&gt;- free kitchen cabinet&lt;br /&gt;- room for appreciation&lt;br /&gt;- got amenities at ground and 1st floor&lt;br /&gt;con:&lt;br /&gt;- under construction&lt;br /&gt;- rental might only break even in first 1-2 years&lt;br /&gt;&lt;br /&gt;Condo B&lt;br /&gt;========&lt;br /&gt;pro:&lt;br /&gt;- almost for sure to get positive cash flow&lt;br /&gt;- completed, rental income come in immediately&lt;br /&gt;con:&lt;br /&gt;- not much room for appreciation compare to Condo A&lt;br /&gt;- need to fork out a lot of money for the purchase&lt;br /&gt;- no amenities &lt;br /&gt;&lt;br /&gt;both properties are very identical, freehold condo, just across the street, 1 min walk (i guess). so which one worth investing more?</description>

            <description>hi, i&amp;#39;m buying a high rise on 15th floor, there is something called progressive disbursement from bank. i wonder how that works? i have no idea how it works, but logically i guess, once the foundation is done, bank will disburse 10%? then when it is constructing till 15th floor, bank will further disburse certain % to developer? am i right?</description>

            <description>i have a question about bank which offers loan that comes with 3 years lock in period or 5 years lock in period. assuming a person is buying a high rise from a developer, he is taking a loan with 3 years lock in period (and it takes 3 years for the construction). note that during the construction period, developer bear the interest. it takes 3 years for the high rise to be completed. my question is, after 3 years (upon completion of the building), can this person refinance without any penalty? which means the 3 years period starts counting at the moment when the person take the loan or it will be 3 years after the building in completed?</description>
