New car or house, I already have both

Hi guys,

Need your opinion as i am in a dilemma either to buy a house,or a car, or neither. I am in my mid 30's, married with 3 kids, earning almost 5 figures, exceed sometimes if i went to site. I have 2 loan free cars, and 2 house ( 1 apartment, and 1 double storey terrace house, both is being rented). I am staying in a rented apartment. My 1st car is a proton, with several issues, and i am not very confident to bring my family with it. 2nd car is a japanese car, but a compact car. Its a bit cramp to fit all 5 of us( 2 adults, and 3 children, aged 4, and below). Its still can fit, but just barely. Recently i viewed one apartment in my housing area, which cost around 460k. I am very attracted to the the house, but I can only manage to buy either one, house or car. Which one is the best option for me?. Not planning to move to either my owned house, as its just for investment, and one of it is in a quite good location. Please advise.

[WTA] - Cancelling Personal Loan

Hi guys,

Need some advise on some issue here. Recently (8th Aug) I got a call from UOB bank offering me their personal loan package with 6.5% PA interest rate. I take the offer, and agreed for the loan thru phone. The marketing guy told me it would take 7 working days to process my loan application. But now I had a second thought, and thinking of cancelling it. Is it possible for me to cancel the application?. Is there any penalty charges will be imposed to me?.

Full settlement for car loan

Need to know if i need to go to the counter for final payment of car loan, or i can do it through internet banking?. My loan is ambank, and my salary bank is maybank. Normally i will pay through m2u. I called cs, and the women tell me i need to go to counter for the final payment. Is it true?.

Hi guys,

Not sure this is the right forum or not, but just a quick question, do tenant need to replace all the broken light bulb when they move out?.

Yhe condition is as below;

There is a lamp with the original condition having 2 bulb, but when they move out, there is only 1 bulb working. Do they need to replace that one?. And there is other lamp that is totally not working, with the base almost torn apart, do they need to replace that one before moving out?. One more lamp, is actually working, but the cover is broken.

One more thing, if the sink is leaking, do tenant need to repair it also before moving out, or it is the land lord reponsibility.

Do tenant need to return the house the way they received it initially?.

Please advise on this if you had any experience as a house owner before.

Can I make a police report

I have sold something to this guy last year, or last 2 years I think. I asked to him pay me half the price, as I want him to test the item first, if its ok, then only I ask the balance of the full payment.But, now its already almost 2 years, and he did not even reply my whatsapp, and call. Last time he paid half the payment with cash. Its a COD deal. As it was my personal item, I didn't even have any receipt. But I have trail of whatsapp messages regarding this topic with him.

Can I use this as an evidence to lodge a police report?. By the way, the amount is not that much, RM500 only, but still, you can do a lot of things with rm 500.

I know, its my fault to be too kind to strangers.

Can you guys advise if i can use my whatssapp messages as an evidence to lodge a police report?.

Need your opinion on this, my wife is planning to buy a new honda civic, probably this year, or early next year. But i read in the net that the 10th gen civic is coming out. Is it worth it to wait for this new civic?, or the 9th gen is better?. Btw, i do like the 9th gen civic look.

Is there any other good car that is priced below 100k?.(if not buying civic, then we plan to buy a car whick is 100k and below).

Sell my house

I have a double storey terrace house that i bought from a developer about 2 or 3 years ago. The house had been completed last year, a now i rented the house to a tenant (just started this month). The rent is only half of the amount that i need to pay to the bank every month. Meaning i still need to top up almost half of the monthly payment. Do you guys think this is a good time for me to sell the house?. Because looking at the cashflow, it seems not a very good investment. Can you guys explain to me also how much normally the agent commission if i use their service?, and how much percent of increment is consider a good sale for the house?.

Samsung Galaxy s2 dead

Hi guys,

My samsung galaxy s2 suddenly turned off, and cannot be turned on. Swap the battery, and the same problem still persist. Send to one shop to check and they told me the power ic is broken. They want to charge me rm 280 to replace the chip. I think this is quite expensive. Do you guys have any repair shop to recomend?, and also perhaps share the estimated price?.

change job in the same group of company

Hi guys,

Now ia m working in company a. Company a is actually one of the company in let say group aa company. But today, company b, which is also one of the company in group aa company called me for an interview. I am really interested to work for company b actually. I have the exp needed for company b. But i really dont want to burn the bridge i build in company a. Even i work in company a now, sometimes i still work with people in company b. Btw, the big boss is the same for both company. Is it possible for me to switch job?. Anyhow, i have decline the interview, but the lady that called me today ask me to call her back if i know some one that has the same background as i am.. i think i can still call her if i change my mind.. now also i am confuse, whether to stay, or take the chances.. brief info on my job, now i am doing the arm and leg incompany a, but if i join company b, i can dothe brain.. and its on a larger scale.. considered to be primary equipment, but company a, can be considered secondary equipment..just want your opinion on this.. should i take the risk?, and is it possible to change job in the same group of companies?. Please do advise guys...

Service or project sales engineer

Hi Guys,

Recently I just got confirmed at my working place after working for 6 month. I am now working as a service engineer, but after the confirmation, my boss did offer me to change to another role, which is project sales engineer. The workscope will be totally different, where in the new job function, I will need to find project, give presentation, and do what sales people normally does. The problem is that I am not really confident that I can do the sales job, and I love what I am doing now, which is service job. But from my previous experience, people will normally jump to sales, after they have work in technical field for several years rite?. Can you guys give me some advise on this, or maybe share some experience?.

Should I sell my car?

Hi Guys,

I have 2 car, which one of it I rarely used. Model is Proten Gen 2, CPS. I paid almost RM 700 /month for the instalment. The problem is, I rarely used the car, because I have another car, which my wife use. I only ride my motorbike to work everyday. Now the car is giving me problem, maybe because I rarely use it, I just start it every 2 or 3 days.

I think the selling price for proton gen 2 cps will be lower than my debt to the bank..haha..

What do u guys suggest?.

I have an upcoming interview with honeywell pj soon, to be exact, honeywell engineering sdn bhd.. For the post of service engineer.. I read the job desc. Its says something about building management system,or bms.. Just curious, in which field does this company venture using this system?. Construction?. They also do oil & gas rite?. By the way, anyone has any experience for the honeywell interview?.

Pelabuhan Tanjung Pelepas - PTP Interview

Hello Guys,

Have you all heard of Pelabuhan Tanjung Pelepas, or PTP, in Johor?. I've checked the web a found out that they are part of MMC. I actually just rejected an interview with them, for the position as an Engineer, this happen about 2 weeks ago. But then, today, I got another call from PTP, inviting me for interview again, but this time, its for manager position. For the info, I my self are not ready yet to be a manager, and never think to be a manager, not in another 3~5 years later. I have around 6 years plus exp as service & commissioning engineer. I am 30 this year.

Can you guys give me some advise on this, whether to go, or not?. I myself are not very convinced that I can be a manager..haha.. At least senior position is enough for me now.
