Paying off home loan earlier

Dear All,

I have a question. Say you already taken a house loan of RM 300k a month ago. Penalty period 3 years (e.g. Maybank).

Then suddenly your close uncle died and gave you lots of money.

How much can you pay without the penalty?

The loan officer told me you can pay up to a certain ceiling only. E.g. RM20k short of RM 300k. Then keep the 20k debt and accrue some interest until 2 years and 11 months later. Then pay all and close the loan.

Is this true? What is your experience.

Rubber estate

Hey guys and girls,

Recently a substantial amount of rubber estate came into my life. A rubber company approached to offer to manage the land for a fee. I have no prior experience to run the thing

Question is: What is the market rate for such a service? I don't what to give more than I have to. Is it 50-50 of what ever is produced from the land sans tapper fee and fertilizer?

Looking for advice and details from:
-Current estate owners
-People who knows estate owners and what were their offers too
-People who got contacts to estate owners and willing to share with me contact to them
-People who can hook me up the the market rate data

Thanks!

Opening personal bank account in SG

Hi guys,

I want to have a local (as in SG) bank account to open up a stock account (having philip capital in mind) in SG. I have a passport and willing to travel down to SG to go to the banks to open.
-Msian citizen
-No SG job or earnings derived from SG
-Not SG PR or citizen

As I only need 1 account, here are my questions:
-What bank recommended to open?
-Able to do online banking from anywhere out of SG
-What is the process?
-Minimum value to open the acc? (I got 10k SGD in MYR currently)
-How to bring the cash across? Wired transfer or by hand?
-Any documents I need to bring there

I know there are ways to buy SG stocks from Msia but I want the flexibility of having my money there in case of keris kissing issues and also the fact that Msia is slipping in its currency strength (e.g. SG once was 1.x and now its 2.x and never dropping back)

Appreciate if someone who done it before let me know. Thanks.

Personal Grooming

Hey guys,

Are there any LYNers here who knows of personal grooming schools? I want to attend to prep myself up for corporate work. So far I heard of Robert John Powers and I think recently the KL branch just closed down. Things learnt at these kind of schools include but not limited to (stolen from the website haha):

Self-management Program
Image Projection
Fitness Basics
Poise and Carriage
Communication
Social Graces
Master of Ceremonies
Etiquette
Decorum

Thanks guys.

Automatic Watch for Engineers

I have been looking around for automatic watches. Preferably ones with chronograph and power display. I am an engineer by profession and will finish my apprenticeship in 2+ years time. For that I want to celebrate by getting myself a good watch. Thing is I am quite young so things like Rolex, Longines etc. will not be what I like. So far I narrow down to Omega and Tag Heuer. I like mechanical looking/rugged type with metal strap (no leather or resin for me). Currently due to my limited knowledge of watch I have only the Grand Carrera in mind. So feel free to suggest watches for me in that price region.

I am just curious to find out from the forumers (who are fresh grads just started work) how you see yourself at age 40 career wise.

Perhaps a template to guide you:

Current job/Business:
Salary:

At age 40,

Job/Business:
Salary:

Please be realistic and not say that you become God at age 40 or something like that.

Hey guys,

I was introduced to the Motorola Stock Purchase Programme for Moto employees in Penang. It seems that we get to buy the shares at a 15% discount of normal price.

But my question is this: Stocks are sold in USD and we are paid in RM; what happens to the forex charges to change our money into USD to purchase the stock and when we sell it in USD we have to convert back to ringgit?

We have to pay the conversion rate twice?

Thanks.
