Sub-sales legal procedure

Dear all expert,

May i know what is the right procedure to sell 2nd hand property?
Property is freehold land title & loan fully settlement but geran-hak milik rumah not yet acquired from bank.
Now we are going to sell that property.
Buyer lawyer tell us to sign S&P first and request original geran-Hak Milik rumah from Bank and told us payment only released to seller after few month they settled all the legal procedure.
Questions:
a) The moment we sign SNP ,isn't 10% down payment must release to seller?
b) Geran-hak milik harta for house, shall we release original copy to buyer Lawyer immediately after SNP signed?
Isn't original geran should be only released until buyer paid full settlement?
c) Buyer will loan from bank, when banker/buyer going to release full settlement to seller?
Current original geran still at banker side even loan full settlement.
Laywer buyer said full payment only released after few month SNP signed. Is that make sense?
What is the right time to handover original geran to buyer?

Does anyone know this company?
Ibiz Consulting Services Sdn Bhd located at Plaza Pantai near kerinchi LRT station?

They are doing Microsoft Navision Solution consist of few branch at Asia like hong kong, China,Indonesia,Thailand, Singapore & Malaysia.

Malaysia branch is around 10++ people working. All directors look is India.
But they are Prioner Microsoft Partner.

Does anyone working before at this company? How the working environment? Any comment?

Do you have any idea about which partner is perform excellcent in Axapta ERP? I going to join one of the Axapta company for career advancement.

Question here, please reply if you know about the my question.
1)Which partner able to perform good? Like good management in project. Good in sales
project.

2)How many percentage in travelling?
Answer like oversea(>70%), local(>60%)?

3)Good oustation allowance?
Over state: RM30?50?100? Oversea: 100?200?300? Of course all expense is bear by company. The outstation allowance is just like meal allowance.

4)Which company able to give good increment & bonus?
Please dun put answer like 'based on performance or experience'. Prefer more exact answer like everage 10-30% will get..1 month bonus at least.

I'm know a lot people may suggest MNC company like avarto or avanade at KL. But how about the benefit & travelling %. I dislike working at KL as it is very jam & most of the time pp hire you at local and need work longer time/OT without paid at oversea.

It is like paid you work labour at oversea. However, in some situation still will consider.

Just to highlight,there is just a discussion. Hope everybody can share your idea or if you have any friend working in the following company before..

Based on the website, there is doing something like mykad pump petrol & shopping stuff.

Hi friend,

Need to bring all of your from IT line to discuss about which IT post or lines which is high paid?

For my understanding, IT like programmer with low basic paid & alway OT without claim. even sometime in weekend.

Consultant ERP like microsoft Navision & Axapta, SAP Business One only can reach maximum 5k. Could be go so far with a lot stress & tension to rush complete project on time.

Technical Support is is low with may be 3k maximum.

IT hardware & software solution with basic around 2k-3.5k & hard to get more as there are based on project & many other software competitor.

There are a lot MNC company at cyberjaya,however the requirement is high which require 5-6 years experience & strong technical skills.

For your comment which IT job is good & will bring in high paid?

Microsoft Navision vs Axapta.Which 1 high paid?

Hi all,

Do you all have any idea about Microsoft Navision Consultant & Microsoft Axapta Consultant paid range?

Based on my knowledge, the Microsoft Axapta is for large enterprise group the cost for software is expensive.

It is most design for manufacturing while the Microsoft Navision is design for small SME company used for finance & logistic functional. The salary range for Navision is a bit highier than Axapta. Because i saw the 2 year consultant Navision can get around 4k-4.5k while the axapta 3 year senior consultant only get 4k++

B'sides the request for Microsoft Axapta consultant vancacy in market is less than Microsoft Navision.

Friend do you know what it salary range for Microsoft Navision & Microsoft Axapta with 2-3 year experience?
What is the maximum salary range can get for normal 5year above consultant?

Any comment? Please advise..

I would like to invited friend discuss about the topics. Microsoft Dynamic Navision & Microsoft Dynamic AX which one will getting high paid?

Which product is more value had high paid at the end?
What is the salary range for each Dynamic Navision & Dynamic AX?

For my comment, the senior Navision consultant will get 4k-6k.
Senior AX Consultant will be lowest than navision consultant.
Are you all agree with this? Or anyone who are experience or friend work in this field can share with me?

Wanted to be SAP A1/SAP R/3 consultant

Hi Friend,

I had been working for SAP B1 as consultant for 2year. Does anyone know what is the preparation if i want to be SAP A1 & R/3 consultant.

For my previous experience, i had been tried a lot application for SAP R/3 company. But mostly they need R/3 certificate & at least 2 full implementation cycle in R/3 project.

Just wanna ask, if i have B1 consultant certificate. Any way i can move forward into SAP A1 or R/3 consultant line?

I'm looking for career. Hope any friend who know can give some advise..
