            <title>Help~ Buy Land - How to Read GPS Coordinate?</title>

The land surveyor send me a copy of the land map below:&lt;br /&gt;&lt;br /&gt;&lt;img src='https://cdn.shopify.com/s/files/1/0012/4787/1040/files/jelebu-pertang-map.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;But how do I know the land stated in the map is really the land I intended to purchase?&lt;br /&gt;&lt;br /&gt;Cause I tried search the GPS coordinate:&lt;br /&gt;N.142379.3&lt;br /&gt;E.137853.9&lt;br /&gt;&lt;br /&gt;It turns out invalid results in Google Map.  &lt;!--emo&amp;:confused:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/confused.gif' border='0' style='vertical-align:middle' alt='confused.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;Am I doing it wrong? First 2 years rental is fix, owner can increase rental on 3rd year?&lt;br /&gt;&lt;br /&gt;2. On the 3rd year, assume tenant choose continue to rent, owner &lt;u&gt;is obligated to rent to the SAME tenant&lt;/u&gt; (since already signed the 2+1 agreement?)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <title>Rent to Illegal Child Care Center</title>

            <description>Hi Guys, &lt;br /&gt;&lt;br /&gt;Need your advice:&lt;br /&gt;&lt;br /&gt;I have a Corner Double Storey house, now it&amp;#39;s still in the midst of renovation. My original plan is to rented it out after renovation (because it&amp;#39;s too old and dirty). As of time of writing this, renovation is 50% complete only.&lt;br /&gt;&lt;br /&gt;Then suddenly a agent approached me, claimed that he got a client who operate a day care centre wanted to rent it, and they want to meet up to discuss how they want to alter my original renovation plan to suit their day care center requirement.&lt;br /&gt;&lt;br /&gt;To verify this is not a scam, i ask what&amp;#39;s his child care center name. But they don&amp;#39;t want to tell. Their explanation is, they currently have an unregistered day care center in a small intermediate house, business is expanding, so they looking for a bigger better place. Then they will legalize their business.&lt;br /&gt;&lt;br /&gt;My understanding is, renting to a business entity is better than family as business tend to renew tenancy if everythings OK. But knowing that this child care center is not legal yet, makes me hesitant.&lt;br /&gt;&lt;br /&gt;Besides, they want to interrupt my renovation plan, who to bear the renovation cost?&lt;br /&gt;&lt;br /&gt;Should i wait until renovation finish, then only talk to them? Or let them in now? What area i need to be careful?</description>

            <title>Shoplot in Bad Location -What can you do about it?</title>

            <description>hi everyone, i have a 3 storey shoplot (intermediate) inherited by my father, &lt;u&gt;NO outstanding loan&lt;/u&gt;.&lt;br /&gt;&lt;br /&gt;But the &lt;b&gt;location is very bad&lt;/b&gt;, deep inside a Taman (Cheras Area) with only ONE way in and out.&lt;br /&gt;&lt;br /&gt;We have tried renting it out but not much people interested due to bad location. &lt;br /&gt;&lt;br /&gt;We did rented out but only attracted bad tenant, with months of overdue rental. It&amp;#39;s like &amp;quot;&lt;i&gt;Your location is bad already. Nobody are interested but lucky you, i rent your place, you should be grateful of it, don&amp;#39;t expect me to pay rental on time&lt;/i&gt;&amp;quot; situation.&lt;br /&gt;&lt;br /&gt;After many months of overdue rental, i chased the tenant out. So it is empty for a very long time.&lt;br /&gt;&lt;br /&gt;I have thought of bird nest house, but the surrounding is Housing Area. I don&amp;#39;t think it is allowed.&lt;br /&gt;&lt;br /&gt;Let&amp;#39;s assume selling it off is not an option, given you were me.             <title>Rent Out Corner Lot to Kindergarten</title>

            <description>Hi, hope that i am in the right place to ask this question.&lt;br /&gt;&lt;br /&gt;i have a empty double storey in cheras (corner lots with big backyard) which i think is very suitable to rent out for kindergarten / day care / tuition centre.&lt;br /&gt;&lt;br /&gt;But i heard to operate a kindergarten, the house must have a outdoor stairs (for emergency exit, bomba requirement) and the structure must fulfill certain requirement.&lt;br /&gt;&lt;br /&gt;The house is quite old, so renovation is necessary before renting out. But i can&amp;#39;t say for sure i am able to rent out to Kindergarten. &lt;br /&gt;&lt;br /&gt;Let&amp;#39;s say you are the landlord, will you build the outdoor stairs BEFORE you rent out to kindergarten? Or you&amp;#39;ll let the kindergarten do that yourself?             <title>Takes how long to remove name from property?</title>

            <description>okay, my father and my 2 uncles (Uncle A &amp;amp; Uncle B) owned a double storey house.&lt;br /&gt;&lt;br /&gt;many years ago, Uncle A passed away, without any will-writing.&lt;br /&gt;&lt;br /&gt;Then on year 2011, my father and Uncle B decided to sell the house. So they engaged a lawyer to remove the Uncle A name from the property.&lt;br /&gt;&lt;br /&gt;But until today, it still have not finish. I follow up with the lawyer since 2012 till today but i was told to keep waiting.&lt;br /&gt;&lt;br /&gt;2013 March, my father has been diagnosed cancer and need a large sum of money, so i called my lawyer again, asked him what is the status now. I was told to submit the hospital &amp;amp; doctor report so that land office can process my case faster. I did accordingly. &lt;br /&gt;&lt;br /&gt;2013 Nov, asked again for the status, still nothing. My lawyer said &amp;quot;It shall be before Christmas unless there have been packed with sudden increase of cases.&amp;quot; So i wait.&lt;br /&gt;&lt;br /&gt;wait....wait....wait....2014 CNY is over....so i called again, he does not answering my call anymore, email also no reply.&lt;br /&gt;&lt;br /&gt;So i have waited for 3 years, but the lawyer job still not completed, is this normal? &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

Meaning don&amp;#39;t have to pay a single cents for stamp duty? (i saw a thread saying it can be 100% exempted, but my lawyer said only 50%, so i am confused)&lt;br /&gt;&lt;br /&gt;2. Meaning my father is the new owner of the property starting from 2014.&lt;br /&gt;&lt;br /&gt;So does RPGT apply on this case?&lt;br /&gt;&lt;br /&gt;</description>
