Hii.I just bought a property(condo). Everything goes smoothly at first.We already paid earnest deposit(2%), loan already approved by financier and currently in the midst of signing S&P.Lawyer and agent inform me that owner still refuse to sign S&P as owner awaiting for title for his new house to be transfer to him.It being done for >3 months but he inform he still can't transfer the title to his name yet.Until that,he said he don't want to sign S&P.I think i in trouble,as i need to forward S&P within 1 month of signing Letter offer (L/O sign early May).Otherwise,financier has the right to cancel the offer and demand 1% penalty charge on total loan.What i need to do?I don't want to incurred penalty charge,losing the house, or need to reapply for a loan again.Any advise is appreciated.

Sales and Purchase Agreement Question

Can anyone explain it to me with this clause for my S&P :

All outgoings and expenses payable in respect of the ownership and/or use of the Property, including all quit rent and maintenance charge in respect of the Property shall be apportioned between the Vendor and the Purchaser at the date of payment of the full Purchase Price by the Purchaser to the Purchaser's Solicitors.

Is it mean that i also liable to pay any outstanding for those fees.E.g. Vendor/owner still have outstanding of RM5,000.00 for quit rent,maintenance fees , and etc.Is it i have to pay as well?It will be unfair to me if i have to pay the cost that has been incurred by the vendor/owner.

In the clause also did not mention anything pertaining electricity,water and Indah Water bills.Who should pay for this o/s before the transaction complete/paying all the balance purchase price.Appreciate any reply.

Which is the option to sent money to UK?i'm trying using maybank2u telegraphic transfer to sent money but the charge is exorhibant.For eg,i'm trying sent RM300 to UK but i have been charge RM10 by maybank and GBP12 by financiaL in UK(HSBC).Any advice?

Did you receive you income tax refund for 2007 or below?If not,here is the tips how you can get your refund back.I manage to get mine within 2 weeks and my collegues manage to get hers within one month.What you need to do is report/lodge a complaint to Biro Pengaduan awam at www.bpa.jpm.my.The officer there will follow up with LHDN and within a month(usually) you will receive your tax refund.No harm trying right?
