Hi all, any know or experience before whether income received from property rental in Malaysia is Taxable for Malaysian Working Oversea? If yes what is the tax rate (e.g. non-resident tax)?

Speculation or assumption comments is not needed. I know can check with LHDN but that will be the last resort. Wanted to check if anyone experience before or know the actual fact.

Hi all,

It don't sounds new but it seems to be a opportunity to me. I don't think this is very unique idea that people can steal or cause conflict of interest. The idea works for everyone that have such environment.

Background
A gate and guarded commercial area consist of 180 units (5 storeys). I'm getting an unit on first floor. Target customer is surrounding companies.

Business Idea
I'm going to partition 15 small space area (i.e. room) around 70-80 square fee each room. I think it can fit 2 sofa bed. Which can occupy by 2-3 person at any one time.

The purpose of this room is for Companies to provide rest area for their employees during/after lunch time or anytime they feel to rest. Maybe for an hour or less. To do so probably will able to boost their productivity.

Myself as an employee, sometimes when feeling very tired during working hour and I hope there is a rest area for me to take a nap like 15 to 30 minutes. I found that rest for a while can be very refreshing.

Selling Point
Company can provide an added value benefit to their employees and boost their productivity with just a small amount of price every month. It is also a way to retain their valuable employees by giving different type of benefits.

What is included
- Aircond and Utilities (electric and water bill).
- Access card to main door and individual rest area.
- CCTV at main door.
- Common toilet.
- Customer can use every day from 9am to 9pm, anytime they want.

Is RM 330 per month sounds reasonable to you?
330 / 22 working days in a month = RM 15 per working day for 2-3 person at any one time.

I will slowly work out the initial investment and monthly expenses. And to solve some technical problems such as:
a) how the aircond can be installed in this environment.
b) security wise, the place will close after 9pm. No overnight is allowed. This is also to cater for long usage of aircond which increases the electric bill.

Comparison of Interest Rate

The purpose of this thread is to do Comparison of Interest Rate between Personal Loan and Credit Card.

Which one provide lower interest rate? It's depend on the chargeable interest rate of the bank for personal loan and credit card. For my example below based on Alliance Bank, interest for credit card is lower than personal loan with the assumption that:

a) You swipe the credit card with consolidated amount that equal to the personal loan amount. It is disadvantage for credit card because you can only swipe for certain things and not getting cash (there is advance cash but with immediate charge of 5%). However, if looking for fund to pay your wedding , renovation or others that can swipe credit card then no issue.
b) Each month payment for both personal loan and credit card is the same.
c) Credit Card limit is equal or higher than the personal loan limit.

Let me provide some basic information and the calculation as below.

Personal Loan (forgot the product name):
1) Loan Amount of 20k.
2) Interest Rate of 7.88 per year (you could find around LYN for banker that provide this personal loan).
3) Loan Tenure of 12 months.
4) Total interest amount is 1576 (20k x 7.88)
5) Total paid amount for 12 instalment is 21576 (20k + 1576)
6) Instalment Per month is 1798 (21576 / 12)

You are paying 1576 of interest for personal loan.

Credit Card (You:nique):
1) There are 3 types. Get the one with interest rate of 9% P.A.
2) Consolidated used amount of 20k (same as personal loan).
3) Interest Rate of 9% per year. Higher than personal loan.
4) Every month pay the same amount as per Personal loan which is 1798.
5) Number of payment is 12 times (12 months).
6) Total interest amount is 963.5 (refer to the attachment).
7) Total paid amount for 12 months is 20963.5 (refer to the attachment).

You are paying 963.5 of interest for credit card. That is 612.5 lesser than personal loan. Which mean the interest rate per year is 4.6%.

The reason is the interest charge for credit card is based on reducing balance. Therefore, it's good to utilize credit card with low interest rate instead of getting personal loan, provided you don't need cash.

Hi all,

I have some questions about Birth Cert registration.

My scenario is like this:

1) Baby will born in Putrajaya Hospital, Selangor.
2) My residential address is Kajang, Selangor.
3) After baby born, either same day or next day, we will bring the baby to my mother in law which in Pahang.

Question:

1) Within how many days I need to register for the Birth Cert?
2) Do we need to bring the baby together when register for Birth Cert?
3) If the baby is located in Pahang but born in Selangor, can we put the address as Selangor which mean born in Selangor? The registration need to be done in Selangor or can be in Pahang?
