1st property advice

Last time i did a topic about buying a flat house that i rent. Halfway the owner decided not to sell his house and just keep renting it to me. Ever since that i've been thinking about it and it might just better for long term if i start buying my own house for own stay.

im currently working in sunway pyramid. nett income is around rm2400. the only commitment i have is loan with ptptn which i paid rm200 monthly, house rent 450 at flat desa mentari. not interested in car and use bike only. to have a family grown up in this area really should be avoid. Safety, parking and social is very bad. im really clueless about property. i dont even know what kind of property should i look for in what area at what price. the only thing i know is i want a my own house for my own stay

I did read somewhere that i shouldn't waste the "1st property buyer" title. is it really special

Buying rent house

Dear everyone,
im posting here to seek advice from everone who have experienced and knowledge on this property owning.

Currently im renting a flat house at desa mentari flat for monthly rm450. living with my brothers. all working. now suddenly the house owner tell me he wanted to sell the house. i asked about the value of the house when bought from the auction is rm39k. he is paying rm300 monthly for 8 years. the house have an outstanding rm2800 of maintainence fee because the first owner never pay for it.

the problem is this is all to sudden. should i start to look for another house to rent or should i buy the house?
if you advice to buy the house, can you give me a list of procedure i need to do in order to purchase this house?

in before that, im working with basic of 1900, no car loan or personal loan. only ptptn that i pay monthly rm150. using bike only.
