Termination of Tenancy

Hi All, need some guide from experienced members here.

My Tenancy Agreement with the Tenant going to be expired on 31st March 2020 (1 year agreement only), and I do not want to rent to this Tenant anymore.

Reason is this Tenant always owing rental & I need keep follow up every day and every month same case, very tired. Previous Tenant never do that, only this Tenant after rented for 15 years!

I drafted a letter below to send to the Tenant, hope members can comment the letter and advise me further. Thanks.

DRAFT LETTER

Dear Mr XXX

RE: TERMINATION OF TENANCY ON UNIT NO. XXXX, TAMAN XXX

Reference to our Tenancy Agreement dated 1st April 2019, the expiration will be on 31st March 2020.

We do not wish to extend to rent the property to you in effect from 1st April 2020.

As such, the final month for the Tenancy to be paid will be March 2020 rental.

The Deposits will be refunded to you by 1st April 2020 based on the terms within the Tenancy Agreement signed.

KTM Train from KL Sentral to Singapore

Hi All

Maybe I'm outdated. Few years back (2-3 years), i used to travel taking KTM train from KL Sentral to Singapore DIRECT route. Did booking tickets online too.

Recently I'm trying to search online to book tickets from KL to Singapore, it is so hard to find the information because there are many train routes have Changed!

I don't know i searched internet the information is whether Updated or Outdated. The world and technology is changing so fast! I'm having a hard time to catch up the generation... LoL...

I found these version online, can someone tell me which version is as per Today updated?

1) KTM Train from KL Sentral to Singapore DIRECT route:-
- This is i used to take train few years back, unfortunately, i cannot find this route booking online

2) From KL Sentral to JB Sentral DIRECT route, then Transfer to another Train from JB Sentral to Singapore Woodland.
- Also couldn't find this booking online.

3) From KL Sentral to Gemas,
Then Transfer from Gemas to JB Sentral,
then Transfer Again from JB Sentral to Singapore Woodland.
- Also couldn't find this booking online.

Why so many version nowadays? Is it the good old way more convenient for public?

Please enlighten me.

What Options available for Long Term Saving?

Currently 47 years old.

What kind of Options do we have in Malaysia now in order for me to do a long term saving?
I can save another RM500 per month.

Not experience in Saving money, Low or Medium Risk is okay, but not prefer high risk.

Hope can save money now & can cover the inflation.

What I knew commonly in the Market now has these:-
Saving Account (local bank)
Fixed Deposit (local bank)
Unit Trust (eg. Public Mutual)
Private Retirement Scheme (PRS)
Insurance with Investment Linked (eg. Prudential)

Can someone advise what better Options for me?

This is to share to all that when your Car Engine Oil is totally empty, sometimes due to Car Engine Oil leaking and you are unaware of it.

Remind those inexperience car drivers.

I am changing my Perodua Kenari Automatic Car Engine.

Total Cost RM2,800, taking 2 full working Days to change.

Cost includes:-
- Engine Set (Japan type) for Perodua Kenari Automatic.
- Engine Oil.
- Misc. Small Items Necessary for changing Engine.
- Add to change New Timing Belt.
- Labour Charges.

*Will Change the Engine Number only later with the Engine Card/Receipt. No time to do now.

May I know is this price/costing reasonable?

If for you estimate would be how much roughly?

Recently i bought an 128GB SANDISK EXTREME USB 3.0 FLASH DRIVE from Plaza Lowyat (1 unit only available at the shelf)

It was rare that I found this high performace Flash Disk Drive with largest capacity on the store shelf, i grab it instantly.

Btw, i owned the 64GB of SANDISK EXTREME USB 3.0 FLASH DRIVE, and the performance is very good and so far never encounter any problem. Not like my other high capacity high performance Kingston which always has delay period once inserted into a USB3.0 port. This Sandisk Extreme has no delay and will detected instantly.

Questions I like to hear from you all.

Is there any one here using this model and any comments?

I tried searchinf the web for review on this 128GB model and no where to be found, only available review on 64GB model.
Wouls appreciate if anyone found the review or feedback from any Users on the 128GB model.

How to Backup iPhone EXCEPT Restriction PIN ?

Is there a way to Backup our iPhone All Data EXCEPT the Restriction Passcode setting which is already inside now ?

Or I mean I can selectively Backup my iPhone's
Calender, Contacts, EMails, Message, SMS or some few Games.

Then the rest can be without Backup.

So in this way I can RESET TO FACTORY SETTINGS on the iPhone.
Then do the Restore Data (as above mentioned) to the Fresh iPhone settings.

Can do ?

Can iTunes do this ?

or

I need get another third party apps or software to do this ? Please recommend me few you know.

Recover or Reset my iPhone Restrictions Passcode

An iPhone 5 with iOS6,

the Restriction Passcode has forgotten.

Can we bring it to the mobile phone expert at Plaza Low Yat shop to Recover or Reset my iPhone Restrictions Passcode ?

If shops at Plaza Low Yat cannot do it or don't know do it, where can I visit to do it ?

I willing to pay them the service charge to Recover or Reset my iPhone Restrictions Passcode.

I hope it will NOT deleting my data and restore to the original Factory Setting just to revert back to Non-Passcode existed.

Is there any good software that can replace the Old Age Electronic Typewriter ?

Mainly need to Fill-in Forms of PDF Format.

I found the software named CUTEPDF PROFESSIONAL (USD$49.95) got a features inside called "TYPEWRITER" and tried is not bad.
But the problem is, I cannot adjust the Font to "Narrow" a bit to fill-in the limited space in a Forms.

I know I can do (narrow the fonts) in Adobe Photoshop, but need save into PSD format which is not efficient for office use.

Can someone recommend a software which allow to adjust the font to "Narrow" ?
I mean make the Fonts looks thinner.

What is E-Premium Tickets at TGV Cinemas ?

When online purchase movie tickets at TGV.

When choosing seats and price.
The last 2 rows, furtherst from Screen (except Twin Seats) is cost RM10 per ticket, labelled as E-Premium RM10

The rest (except Twin Seats) is RM8 per tickets, labelled as E-Normal RM8

May I know what is the differences ?

Anyone book and watch before on these difference pricing at the same Hall of cinema (same movie show) ?

Auto Switch OFF either WIFI or 3G, save battery

I am using an Android phone, to be precise, is Samsung Galaxy Note 2.

At home, normally I switch ON both "3G" and "WIFI", when downloading stuff, it will use my WIFI for faster downloading and save cost.

On the road, no more WIFI, it only has "3G", so my sync files will be using "3G", even my WIFI is still ON.

Is there an Apps or functions in Android phone, can automatic switch OFF one of the connection (WIFI or 3G) if I only using either one ?

I want to gain more battery life.

Please help.
