Confuses of loan type n legal fee

Hi all,

I'm a first home buyer... I'm a little confuse now..

I'm being offered a loan from maybank. The lady told me it's better to apply for Islamic loan rather than conventional loan simply because of the capped blr at 10.03%.

Does anyone know if there's any hidden clause for Islamic loan?

Also, I would like to know how is the % of charges for the legal fee for buyer side? That lady from may bank is saying if we use their panel lawyer, we will be given a total rebate of 30 %.

And final question, may bank is the panel bank to developer. Can I still apply loan from other banks? If yes, what is the procedure?
