Insurance suggestion of long stay in Japan

I will be traveling to Japan for one year and looking for insurance coverage. I make understand that travel insurance do not cover stay more than 90 days.

Any recommendations for this?

I recently bought a new terrace house with a 30 feet backyard, and the master bedroom is facing the backyard too which we loved so much.
However, one issue appear, the backyard, kitchen and master bedroom is facing north west which concerned us a lot! The DEVIL SUN AND HEAT.
Due to the nature of project, strata title, nothing much we can do with the backyard to block some sun..
We wish to know hows the performance of window tint in heat insulation or anyone had any experience in managing this?
I also attached the floor plan for better understanding.

I am planning to change from normal mobile phone to PDA, because I am new with this area, can anyone please help to recommend any PDA model that suitable for me? thx lot!

mainly hope to use it as mobile dictionary & refernce book. 3G, wiereless n hope to use it to watch muvee n listen to music sometimes.
price range if possible around 1000~ 1500 since im still a student.
