            <title>Leasehold condo - title issue</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I recently managed to get a buyer for my leasehold condo unit &lt;br /&gt;There was so many people who managed to sell and buy units in the condo I live previously without any issues &lt;br /&gt;&lt;br /&gt;But now my lawyer has come back  telling me the developer has just applied for the land title and the process may take upto 3 years...so the lawyer is saying that the selling selling process might be delayed.&lt;br /&gt;&lt;br /&gt;I called my lawyer to clarify and the issue now is:&lt;br /&gt;&lt;br /&gt;Property is under master title&lt;br /&gt;&lt;br /&gt;developer has submitted req for it to be converted to individual title&lt;br /&gt;&lt;br /&gt;developer does not consent for a direct transfer to buyer&amp;#39;s name&lt;br /&gt;&lt;br /&gt;gotta wait for the individual title to be out and then req for it to be transffered again to buyer&amp;#39;s name&lt;br /&gt;&lt;br /&gt;based on S&amp;amp;P, vendor has to get the title issue and consents etc within 2 months afterwhich the s&amp;amp;p is void...&lt;br /&gt;&lt;br /&gt;so technically we would have to bare all the losses&lt;br /&gt;&lt;br /&gt;The buyer is buying by cash so no issue in terms of obtaining loan. &lt;br /&gt;&lt;br /&gt;We really dont want to lose almost 12k due to this as lawyers fees and agents fees are all paid up already...as for changing lawyer, have to see if it makes a difference in this case&lt;br /&gt;&lt;br /&gt;Is there anyway we can go about the selling process despite the title issue?&lt;br /&gt;&lt;br /&gt;The buyer needs the house and we also need the cash from the sale due to another house we got. Any idea if the selling process will actually take 3 years or we can still go ahead?&lt;br /&gt;&lt;br /&gt;Thanks in advance for your kind advise&amp;#33;</description>

            <description>hi people,&lt;br /&gt;&lt;br /&gt;would like to seek your opinion/ advise.&lt;br /&gt;&lt;br /&gt;i have got a full time job and I am a freelancer who writes for online portals and so on.&lt;br /&gt;&lt;br /&gt;i got to know this lady who has a PR consultancy. We initially met through an event and soon, I got to know she was looking for freelance writers. Being a newbie, I volunteered and wrote some stuff for her though not much. I never asked how much I would be paid and neither was I paid anything. It didnt matter though as I wanted a feel of it and did not expect monetary gains then.&lt;br /&gt;&lt;br /&gt;i stopped for sometime before she offered me more stuffs to write. This time it came with a price and she was offering pretty good money. I wrote some stuff and for the first month- june, it was only like RM200+. Now is mid aug, and I have only received half the payment. there&amp;#39;s always excuses though she has promised to pay the remaining tomm...&lt;br /&gt;&lt;br /&gt;now she has an event she wants me to take over as a PR consultant and trust me, while I might be slightly smart, I am completely new to this field. And here is a lady offering me a task to take over a client&amp;#39;s event since she is &amp;quot;busy&amp;quot;. She has made it look like I am her full time staff since she told the client she has many full time staffs which is a complete lie. She has got half the payment from them and to be honest, I feel like she made some sweet promises which she cant keep up to. So it looks like she rather throw the responsibility to me so that she does not bear the brunt though it is her company.&lt;br /&gt;&lt;br /&gt;the thing is she has not paid me for any of the tasks I did for this upcoming event and wants me to hire two more ppl to help out. I can easily get people to work but she has told me she would pay them as soon as the tasks are completed though I am afraid she would delay things. Furthermore, it is my friends that sheasked me to hire. &lt;br /&gt;&lt;br /&gt;she has boast to know VVIPs though it looks like she is making me find a way to reach them. All her &amp;quot;connections&amp;quot; are either on leave or resigned it seems. I am suspicious if I am actually dealing with a lady who is conning her way into getting clients without knowing the real job.&lt;br /&gt;&lt;br /&gt;Should I even be trusting this person? Currently, I am looking for extra money but I am afraid Im gonna end up being in more trouble. Should I ask for advance payment? This lady even asked me to pay first for some things needed by the temp staffs for the event...Or should I just give a try if incase she actually pays me...</description>

            <title>Crappy terms in offer letter</title>

            <description>So my brother (recently completed his degree) got an offer from a pretty big company- BPO, and they offered him 2.Xk as a basic. He has to work for their client, another big MNC...&lt;br /&gt;&lt;br /&gt;When the offer letter came, I found the terms ridiculous. He then highlighted the terms that he found to be unfair and sought for some sort of explanation but was given stupid answers instead. So, he decided to reject the offer and emailed the HR on it...The HR who seemed desperate kept asking him the reason, to which he then replied as below.             <title>Sexual Harrassment</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;Wanna ask your opinion/ input on a case that happened to a very close friend of mine.&lt;br /&gt;&lt;br /&gt;She works in a safety department in a big organization, whereby they have got to check the building and stuffs. Due to raya hols, all her malay colleagues were on leave. Hence, she was asked to perform a task that usually men does - to go to the very top of the building to check on things (i don&amp;#39;t know the exact term for it). So she has to actually climb up a monkey ladder after a certain point for like 2-3 floors high in order to get to the place. Usually a few people from few departments would have to go. Due to the hols, she had to go with a cleaner who is a bangladeshi male. &lt;br /&gt;&lt;br /&gt;When she actually climbed up the monkey ladder, this guy who was behind her, snapped a picture of her from below with ill intentions thru his HP. Lucky thing she was wearing pants and a slightly long top - uniform. However, you know, when you climb a ladder it would tend to look bad from down and this guy snapped a pic using his hp at that time. She realised it when she turned back to look down midway.&lt;br /&gt;&lt;br /&gt;So she confronted him and demanded to see the pic and he showed her. It was clearly to snap her butt and god knows what and u know this bangladeshis- they are in for cheap trills. &lt;br /&gt;he said he snapped it to show how hard is it for a woman to climb up the ladder - ptui&amp;#33;&amp;#33; He&amp;#39;s just a freaking cleaner with no authority and he wants to show to whom exactly? then he told her he&amp;#39;ll delete it, but by then dunno if he mms-ed it or showed it to anyone else. She immediately told her department boss who then spoke to that guy&amp;#39;s dept&amp;#39;s boss. All happen to be idiotic guys by the way.They told her if she is unhappy she can report to the HR. They said the guy told he snapped it to show how hard it is for her to climb that ladder. A cleaner? but i feel my friend should get the bangladeshi guy charged&amp;#33; This people come here to earn and do nonsense&amp;#33; She&amp;#39;s going to see her HR today who happens to be a female thankfully.&lt;br /&gt;&lt;br /&gt;Can she lodge a formal complaint to the labour dept or any specific dept on this? Furthermore, i doubt the guy has proper documentation coz this company (very big MNC) is famous for keeping foreigners with no proper permit. He might have the deleted the pic by now, but he did show the pic to her which she saw and he told the bosses on the stupid reason as well. Can she demand the HR to explain how or what action did he do to justify his reason? Who was he planning to report on the &amp;quot;difficulty&amp;quot; to?</description>

            <title>Theft at Pantai Hospital&amp;#39;s (KL) Locker</title>

Approximately 4.30 pm, she was asked to head over to the Imaging Department for a MRI. She kept all her personal belongings in her locker at the ward but was wearing her “thali”, also known as a gold wedding chain. There, she was told by a female staff, that she would have to remove it and keep it together with her clothes and spectacles in the department’s specified locker. Thereafter, she was attended to by a male staff who then again asked her to keep those items in one of the lockers. When she asked him if she should also keep the chain there, he said yes. She then tried to lock the locker but had difficulty doing so as the locker was pretty dodgy. The male staff then assisted to lock it for her, before asking my mom to remove the key and bring it along with her into the CT Scan room. He then led her to the room and asked her to place the key in a chair located adjacent to the MRI bed, which was completely enclosed within a confined area. After 25-30 minutes later, upon completion of the scans, she was asked to go to another room. Hence, she proceeded to the locker first to get her belongings. Shockingly, when she opened the locker with her key, all was still intact except for the gold chain&amp;#33;&amp;#33; Immediately she alerted the department’s staffs who then called the security department as well. The first they realised there was no CCTV at the locker’s area, as a matter of fact no CCTV placed at the department’s area at all. They also claimed that except for my mom, no one else could have entered the MRI rom she was in, where her key was also placed. However, after sometime, they asked us to proceed with a police report. We then did a police report with the Pantai Police Department the same night, and had a Sarjan come and take my mom’s statement as well.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;The next morning, I then proceeded to the security office and main receptionist to lodge an official complaint to the hospital’s management. Sometime after that, I was attended to by their customer service manager and subsequently, their security manager. Both appeared apologetic and also assured us an investigation is in progress and they would notify us. Whilst I was thankful for their genuine gesture of concern, I was seriously unhappy by their continuous reminder that during admission, my mom (the patient) had signed a form indicating the hospital would not be liable for losses. So are they trying to say, by just that form, the hospital should be least bothered about thefts that goes on within their premise and that too is a supposedly secure locker? So, anyone can steal something from their hospital and get away with it? Sounds like a smart plan for a bad motive indeed&amp;#33; What is the purpose of a locker then? And yes you get a patient to sign numerous forms, but isn’t it a procedure to also have someone signing a checklist for any lockers handed out? So the hospital is not botherrd to take any responsibility for anything when they proudly display one of the patient&amp;#39;s right is to have a safe environment- my mom was DENIED this&amp;#33;&lt;br /&gt;&lt;br /&gt;My main concern is that the hospital itself is trying to avoid any responsibility on their part when the entire flaw and fault lies on their end.&lt;br /&gt;&lt;br /&gt;-   Firstly, how did Pantai Hospital’s Imaging Department pass through an audit for that department with such a locker system, whereby there is no CCTV in place? How did they get through Heath &amp;amp; Security checks that are often conducted by the ministry? How on earth  are they allowed to self-proclaim their hospital as a “premium” hospital when they can’t even provide a proper locker?&lt;br /&gt;-   Secondly, their lockers of such dodgy conditions that I wonder why they bother calling them a “locker”.&lt;br /&gt;-   Thirdly, why weren&amp;#39;t there any proper documentation or procedure in place at the Imaging Department for their lockers?&lt;br /&gt;-   Fourthly, if they themselves felt the lockers are not a safe place, why ask the patient (my mom) to place her belongings there? That too after her re-confirming with them if she should place it in those lockers.&lt;br /&gt;-   Fifth, why was there a lapse on their security end in taking proper care of the lockers? I believe it is not rocket science for someone to know that a locker is meant for valuable items to be placed safely within. If it is not, the staffs concerned should have asked my mom to return to her ward to keep them there.&lt;br /&gt;-   Sixth, monetary loss aside, the amount of emotional stress it caused the patient was extremely immense&amp;#33;&amp;#33; That chain is my mom’s symbol of marriage, something all Hindus would regard as very auspicious and ought to be safeguarded as a loss of it means bad signs. Whist she was already there for an operation, which is not something to be happy about, the loss of this caused her even greater mental pressure and emotional torture for the entire day and the next day as well, the day she had to go for the operation.&lt;br /&gt;-   Last but not least, I demand compensation from the hospital’s end for the loss, as the entire fault lies within their own security system. Let’s just say it’s not a flaw or lack of proper security, but there was no security system in place at the first place&amp;#33;&lt;br /&gt;&lt;br /&gt;I am least bothered about them “acknowledging” my feedback, I am more concerned on how and what are they going to do about our loss&amp;#33; It should not have been a feedback at the first place, as security is not something one can compromise on, it is COMPULSORY&amp;#33; My mom’s belonging was stolen in broad daylight in a private hospital’s locker, and that is not something to be taken lightly off. We did not come here on charity to listen to your lame excuse that there were plans of beefing up security at that place. We were also told by your own staffs that there were theft of staffs&amp;#39; money at the same dept. Im not your staff to be quiet with a lame excuse&amp;#33; We are paying customers who demand justice.&lt;br /&gt;&lt;br /&gt;I urge the hospital authorities, the Malaysian Medical Council, Malaysian Consumer’s Association and all the parties involved to look at this flaw in a hospital seriously as we pay thousands for their service, and it is only right if we are given equally well treatment.&lt;br /&gt;Aside to Pantai Hospital, I have been to other private hospitals previously and I decided to opt for your hospital after thinking it is a reputable hospital. But after this experience, I will choose not to ever return here, to never recommend your hospital and to be sure to pass on the word publicly on what a “premium” service you provided indeed in terms of srcurity. But isn&amp;#39;t it their fault at the first place for not having a cctv?&lt;br /&gt;How do I go to the press in regards to this? And pls fwd this to anyone you know...Apparently this is not the first case and their idiotic management is too stuck up to come down themselves, just sent some idiotic execs to apologize. I was promised a reply/report by today, but as expected nothing till now.&lt;br /&gt;&lt;br /&gt;The hospital freaking charged me heaps though when my mom checked out today, and they expect immediate payment but is least bothered to give immediate explanation to our query.&lt;br /&gt;&lt;br /&gt;According to their own staff, there was also a case of handphone theft in another department the same day and prior to this, there have been cases of staff&amp;#39;s money going mia in the imaging department. Doctors and staffs alike have advised me to not leave this case as it is and to demand for compensation from the hospital as they are treating it with a &amp;quot;tidak-apa&amp;quot; attitude. Just a sorry and that&amp;#39;s it.</description>

            <title>CANCELLING HOUSE PURCHASE,HAVE NOT SIGNED SPA,</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;Wanna check, I booked a house unit somewhere in early December. Loan got dragged due to the slowness of the developer but got approved end of Jan. I signed the loan offer letter with the bank end of Jan, but did not give them another important document in order for my loan to be processed. They told me I have got to wait for further notice from developer on SPA.&lt;br /&gt;&lt;br /&gt;Mid feb, I decided not to buy the house, and till then, neither developer nor the bank had called me yet for anything. I emailed the developer saying I am cancelling the house purchase and informed the bank. I then officially wrote in to the bank to cancel the loan. However, today the developer called me to ask when do I wanna sign the SPA @.@ &lt;br /&gt;I told him I have emailed him on the house booking cancellation more than a week back and fwded the same email back to him. I even faxed in a letter to the developer who said they again did not receive the fax....Must I still bother informing them?&lt;br /&gt;&lt;br /&gt;Just to check, will I be liable towards the developer for anything since I only signed the LO from the bank but not SPA or loan agreement yet? I understand my initial deposit of RM500 might be forfeited and from my understanding the bank will not be penalizing me for the loan cancellation either.&lt;br /&gt;&lt;br /&gt;Appreciate any advise/input and thank you&amp;#33;</description>

            <title>How to get to from Gombak to Menara TM on 9th July</title>

            <description>Ok, 2ml, my work finishes &amp;gt; 12 am only and I work in Menara TM. I am living in gombak. Are there any possible roads for me to go home after 12 am, meaning from the effective time of all the road closures? My option is to take lrt to kerinchi stn, though there are rumours that lrt will be limited to from Gombak to Dato Keramat and KL Sentral to Kelana Jaya, meaning no connection from Damai to CM. Its almost ridiculous to drive on sat as most roads will be closed. Taking bus also makes no sense as the bus from my area goes into town. Any suggestions on possible ways to go to work?             <title>To accept any job or wait for the right one?</title>

            <description>Okay, I completed my final exams in May, after which I immediately started working. Got into sales, and did pretty okay. However, i did not enjoy the job itself but rather stayed on as I liked the company. 6 months down the road, I decided to quit over another non-sales offer. After resigning, I had to turn down the job offer I got due to some ambiguous contract terms. &lt;br /&gt;&lt;br /&gt;It&amp;#39;s been 3 weeks since I resigned and I have been applying for a lot of vacancies via Jobstreet. In the past few days, I got nearly 9 interviews, and I attended at least 6 of them. None (apart from one) are of my interest and it&amp;#39;s all back to square one- sales. I got a few offers, all which requires me to start ASAP. However, the basic offered is very low (1.5k for a grad with degree). I earned &amp;gt;3k (basic+omm) in my ex-job &lt;!--emo&amp;:(--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/sad.gif' border='0' style='vertical-align:middle' alt='sad.gif' /&gt;&lt;!--endemo--&gt; .&lt;br /&gt;&lt;br /&gt;Nonetheless, it has been 3 weeks,and I am getting restless sitting at home and also worried. I am now in a dilemma if I should just accept any job that I get or should i let go of them and continue applying for other jobs? Is the job market now extremely bad and is it risky to keep rejecting offers and waiting for the right one?&lt;br /&gt;&lt;br /&gt;Another plan is to take up part time jobs- promoter/ roadshow crew and so on. However, in the past 6 months, I worked in the corporate sales field, and I would say I pretty much know a LOT of people around the klang valley region from my previous job. Keep bumping into them here and there, and these people are all high-ranking people (CEO&amp;#39;s/CFO&amp;#39;s/GM&amp;#39;s of banks/law firms and ect). Will it look bad on me if I work as a part timer (promoter and so on) and if I bump into my ex-clients? My ex-colleagues discouraged me from doing so, citing it will look bad on me as well as my ex-company&amp;#39;s image?&lt;br /&gt;&lt;br /&gt;I don&amp;#39;t come from a rich family and just a middle class family. Both parents are working and they would be willing to support me for like 2 months I guess (Not sure though).
