Have you ever encounter some drivers that, they don't give a flying fuck then they exit from a junction? Imagine you are driving on a single lane road at about 70-80kmh, bout 50 meters ahead some idiots just exit and join into the main road in front of you, you have to slow down the car to bout 40kmh. Mind you, I never stepped on the pedal to speed up to block their exit. Why are they so inconsiderate? It's not rare maybe I will encounter it 5 times a week.

Imagine you are driving on single lane trunk roads. The blardy fella in front of you enters corners at only 40-50kmh, keep pressing the brakes, speeds up to 70kmh on straight roads, then again keep pressing brake like a retard when entering bends. Its so farking difficult to overtake them. I end up tailgating them to show dominance but then still they wont let you pass. FUcking idiots.

Property purchases; Seize opportunity during current downturn

MANY people have asked me when is it a good time to buy properties for investment and there has been some debate as to whether this is a good year to do so, given the current economic situation.

In my opinion, there is never a good or bad time to buy property for investment and this is regardless of the state of the economy.

Let us begin by reviewing the data of the ups and downs of the property market in Malaysia over the past 20 years, the history of property market.

For every decade, there have been ups and downs but we can also see from the data that whenever the property market begins to slow, it was only a matter of time before it begins to recover.

Just like the seasons, every property bust cycle is followed by a property boom cycle and every boom cycle is followed by a bust cycle. The latest boom years were between 2010 and 2012 and for those who purchased property during 2008 and 2010, they would have enjoyed the returns on their investment.

In my opinion, we now are in downturn period that is between 2017 and 2018, which makes it a very good time to invest as I strongly believe that the market will recover in a few years, as shown by the cycles in the past.

As it is now the low season for the property market, I categorise this period as the buyers’ market. There is an oversupply of properties as everyone is beginning to sell them.

To exacerbate the situation, banks have been tightening their loan approval rates for buyers’ loans. This has made it difficult for properties to be sold compared with last year and the slowdown has resulted in low sentiments for the property market.

I would say now is the best time for buyers to acquire properties as it is easier to negotiate the best price with the sellers due to the negative market sentiments.

I buy properties to keep instead of flipping, which means that I will buy them to rent out and not for a quick re-sale.

Based on my holding strategy, I may keep these properties for up to 10 or 15 years and this means that no matter whether the market is up or down, it is always the right time for me to purchase property. With this long-term investment horizon, economic cycles and property taxes will have less effect on me.

So, for those who are looking to purchase their first property to stay, now is definitely a good time.

For those who are looking at property for investment, it is important to know whether you are buying them to keep or flip.

our parents always tell us how hard their life is during the 1970s ,1980s.

Nah, bullshit. The fact is there were many opportunities during that period of time, especially after merdeka. They can start from zero and be hero in basically any field.

Fast forward to gen y and z, ya they are lucky they live comfortably when they are still young. When gen y and z enter working life, that's called difficult life.

Why so? The population this day has increased a substantially compared to the 1970s. Every field seems to be saturated. Plenty of engineers , doctors , accountants, all kinds of businesses. What we think of doing , there are others who already start doing it. Competition is crazy nowadays.

TLDR: gen y and z having hard life these days.

Suspected drunk driver escapes with minor injuries in Kesas Highway accident

SHAH ALAM: A man, suspected to have been driving under the influence of alcohol, was injured after his car ploughed into a barrier on KM32.4 of the Shah Alam Expressway (Kesas) here.

Though his vehicle was wrecked in the accident, he sustained only minor injuries.

A team of 11 firefighters was deployed to the scene after a distress call was received at about 9.20pm Thursday.

Shah Alam Fire and Rescue Department Chief Azmel Kamarudin said the vehicle veered out of control before ploughing into the barrier and hitting two other cars travelling nearby.

"Two other cars were also damaged in the collision, but their occupants were unharmed.

How a student broke the rules to save Malaysia from the Nipah virus

KUALA LUMPUR, Feb 27 — Dr Chua Kaw Beng is one of the most unassuming people you will ever see, but he is the man that possibly rescued Malaysia from one of the most virulent viruses known to man: the Nipah virus.

Today, the Nipah virus is well known, having been the inspiration for the 2011 movie Contagion, but in 1999, when it had been confused for Japanese encephalitis (JE), Dr Chua broke all manner of rules in order to prove his discovery.

In an interview with US media outlet NPR, Dr Chua recounted how, when he was still a virologist in training, he had discovered the Nipah virus whilst it was still in the midst of the outbreak here that eventually killed 105 people and led to the culling of over a million pigs.

He made the chilling discovery in the lab of Universiti Malaya (UM) where he was still studying, but was ignored by his professors when he brought his findings to them.

Local authorities had also not given the outbreak their full attention, then believing it was another JE incident with mosquitoes as the vector.

Dr Chua and Dr Tan Chong Tin, a neurologist also based at UM, noticed then that the disease was entirely absent from the Muslim population, but was ravaging Nipah, the home of many of the country's pig farms and where one in three families eventually lost someone to the virus.

“No, no I knew it was something else, and people were dying!” Dr Chua told NPR in the interview published on Saturday. “But no one would believe me.”

Dr Chua then decided to sneak samples of the virus into the Centers for Disease Control in the US, under the pretext of studying mosquito-borne diseases. He sealed the virus in his suitcase and carried it by hand on the flight to and into the CDC.

There, he would have access to the CDC's powerful microscopes that would allow him to clearly study the virus, but how he brought the samples into the centre broke many of its safety and quarantine procedures.

“It was an emergency… I had to get the samples there very quickly,” he explained.

As risky as the move was, it allowed Dr Chua to identify the virus as paramyxol, the virus family that contains both the Hendra virus and what would later be called Nipah, after the area that it most ravaged.

The discovery and later corroboration by other scientists at the CDC were crucial in convincing the Malaysian government then that the outbreak was not JE, prompting it to deploy the military in a massive culling operation that killed over a million swines.

It was discovered a decade later that the pigs had been infected by bats, and the clustered nature of farms then had made them what Dr Tan described as a “virus factory”.

The outbreak led to a complete overhaul of Malaysia's pig farming industry.

Dr Chua has since left the country for the Temasek Lifesciences Laboratory in Singapore, where he is senior principal investigator.

Dr Tan remains attached to UM as a neurologist.

Both men were part of the UM investigative team that was conferred such prizes as the Merdeka Award and the Mahathir Science Award for their efforts in discovering the Nipah virus.

The firm, fired by Depp last year, says it is owed US$4.2 million and was forced to launch foreclosure proceedings on Depp’s property. “The only reason Depp filed this lawsuit was to interfere with TMG’s ongoing efforts to be repaid on the loan they had made to bail him out,” TMG said. It is no secret that Proton has plans to unveil its new range of GDI engine this year. After all, it was a month ago that spyshots of this Exora surfaced, possibly hinting that engineers are busy road-testing the new engine.

As the new GDI engine and Jatco CVT is planned to replace the ageing Campro VVT lineup, it is no surprise to see other Proton model undergoing road tests.

Pictured here is a pre-production Proton Persona as indicated by its dual-tone wheels, possibly fitted with the new GDI engine and Jatco CVT as pointed out by Funtasticko. According to the source, the Proton Persona was seen together with what appears to be a Volkswagen Polo, accompanied by four men with notebook computers.

Funtasticko reckons that the four men could be Proton engineers working together with Jatco’s own engineers, fine tuning the new powertrain. On top of that, it appears that Proton has shipped its new GDI engine and CVT to Japan for Jatco’s evaluation.

Considering that Proton’s range of GDI engines include a 1.2-litre variant, benchmarking it against Volkswagen’s own 1.2-litre engine seems apt. On paper, the 1.2-litre TSI churns out 105 PS and 175 Nm. Could Proton’s own engine better that figure? Wait and see.

I have this habit of recording and calculating my petrol consumption. Recently I broke my own record, achieving 18.75km per liter of petrol. I'm driving a persona sv, 90% driven on trunk road 10% city drive. Speed was maintained between 80-100kmh.
