Unable to download primary school digital textbook

Trying to download digital textbooks from the link below. But all of the Google drive link only can open the PDF for preview. When trying to download, the error page quota exceeded appear.

Received a letter from developer notifying about VP. While this seem to be a good news at first is now causing headache to me due to this clause:

My bank has not release the loan yet due to a problem which I not fully understand. What I can understand vaguely is my bank is requesting developer to top up money to their bank (master charge), but the developer refused to do so.
It is unlikely the problem can be solved within 30 days. Is it fair for the developer to issue VP notice to me at such time?

Developer asks to pay 100% billing in one shot

I bought a residential property at the time when the construction is almost completed. SPA and loan agreement signed on September, however until today still pending advice letter from the lawyer to release loan. The property has CCC on last month, but I still haven't get the key yet due to pending loan release. Yesterday the lawyer suddenly contacted me to sign a consent letter "to re-advise the bank to relase loan sum based on 100% billing". This is the content of the letter which I feel weird.

I/We, the abovenamed Borrower/Customer, hereby declare, confirm and I/We are fully aware of the followings:
(1) Clause 3.4 of the Sale and Purchase Agreement provides:
“A proportion of such part of the instalments envisaged in items 2(a), (b) and © of the Third Schedule as may be agreed between the Developer and its financier (taking into account the redemption sum) and which proportion shall be informed to the Purchaser separately in writing shall be applied towards settlement of the redemption sum in full. In the event the redemption sum is greater than the said instalments, the redemption sum shall be fully settled by the Developer to its financier with the consent of the Purchaser before payment by the Purchaser of monies in excess of 50% of the purchase price.”
(2) The certificate of completion of the Project has been issued and a copy pf the same has been shown to us. With the certificate of completion and compliance it means that the Parcel has been completed pursuant to the captioned Sale and Purchase Agreement.
(3) In view that the certificate and completion has been issued, there is no longer any concern that the completion of the Project will be abandoned or not completed and therefore the concern being the purpose of the said clause 3.4 has been exhausted.
(4) We also understand that as soon as the redemption sum is settled, the Parcel will excluded from any proceedings if any initiated by the master charge. This would result in our interest in the Parcel being legally secured.
(5) As such we are agreeable that the purchaser price in excess of 50% may be used to settle the redemption payable to the master charge.
Based on the above, we hereby agree and instruct the bank to release the loan sum equivalent to more than 50% of the purchase price to redeem the Parcel from the master charge. And that we hereby discharge and release the bank from any responsibilities whatsoever arising from the bank’s adherence to our aforementioned instructions and agree to indemnify the bank for any losses or losses if any related thereto.

Why this may cause losses to the bank? If that happen, I need to pay the bank? And why the developer do not want to follow the Third Schedule in getting the loan release?

I asked the lawyer, but they never reply. They are developer's lawyer who I also sign SPA & loan agreement with.

We can go out work provided we show a letter from employer. What if go out to meet gf/bf?

My gf is working at Kl, staying at a rent room alone. Her parents are from Johor. I'm from KL and my family is here as well. My gf refused to come to stay in my house. This make me in dilemma whether I should accompany my parent or her.

Cracking sound from elbow and shoulder

I had injury due to gym. Now whenever I move my hand, I can feel cracking sound due to fraction of bone. My elbow don't feel pain, just got the sound. But my shoulder feel pain and got cracking sound when I lift up something.

I don't have this problem before this. On 18/4, I forced myself to lift heavy weight. But that time I don't feel any pain and was ok. Then after 3 days when I visited gym again, only I noticed cracking sound from my elbow and joint.

Has anyone here experience similar problem before? Will it recovered by it own or the damage is permanent?

PDRM summon with no letter

I checked MyEG and was surprised I have an outstanding speeding summon issued on April last year. No picture provided, no mention of which road I committed the offence and no mention of my driving speed. After so long, I can't remember where I was heading to.

This is the first summon I received after 4 years experience of driving. The amount of summon was RM 150, but because of "late payment", it's increased to RM 300. WTH! I don't even know I got a summon, how can I make the payment?

Can I make a complain to PDRM and ask them to provide me the proof that I was speeding?

Applying for the max loan will make more saving?

I thought I want to pay higher down payment and with shorter loan period, but my loan agent told me applying for the max loan (90% over 35 years) of flexi housing loan will actually make more saving. If I have the extra money, I just put the money in and this will reduce the interest. This will actually save more compared to pay higher down payment.

Is this true?

I'm a first time home buyer. For IC, it is well know what we should cross it and write "for xx only". My question is how about bank statement and payslip? Do we need to cross it? My agent requesting this document from me in soft copy. All these documents are in PDF format, if want to cross it also not easy.

Service Car Based on Mileage or Months?

I have previously sent my Myvi for service based on the months when I was still enjoying the free 3 years service.

However, my free service has been ended. The last time I sent my for service was on January of this year. So the recommended next service date is on July of this year and mileage is 57,000 KM. I have intentionally missed the service date on July. As of today, my mileage is 53,000 KM.

Should I wait till my mileage reach 57,000? Is there any maximum number of months to leave my car unservice?

Myvi Side Skirt Loosen
