hi guys this my first time renting to tenant with problem

this married couple rented my condo unit on aug2024 mid

so first month rental goes to property agent

2nd month rent goes to me (owner) Sep2024 (abit delayed but bank in at last after numerous drama n chasing)

from the oct2024 i have difficulty collecting the rental payment from my tenant, due on 15th, now 26th already still not pay

access card just blocked today

the person im liasing with is the wife

What are the method I can use to evict the tenant? too much headache liaising with such tenant...

Hi /k seeking advice

im 33 this year , grad in accounting n finance, ACCA qualification not finish (left 2 final paper few years ago)

grad 2012 been working for accounting field for 5 year plus before changing into property sales attached with developer for about 5 years, currently feel the fire no more doing sales

when i compared with my other peers that doing accounting, alot of them are doing good, getting good pay...for sales, in order to climb up the ladder u need connection and figures which make it hard as property developer not many in this industry.

so feeling abit lost and not sure what to do next?

any 1 faced same situation like me?

hi all need some help for wiremen recommendation kl area

issues with car aircond compressor not running

problem started last year that my oem taiwan radiator fan short circuit and keep running non stop even after the car is off. Replaced it with halfcut original radiator fan and problem of aircond started. Thought is the radiator fan halfcut problem, then change another set still same problem

send my car to ford specialist, they suspect is compressor. So have the compressor changed new, problem still happen
then suspected is the temperature sensor switch high/lo, changed both new. Problem also same

so now suspected some wiring issue with the car as there are white powder alot at the battery terminal.

total damanged spend around 2k already problem not solved.

career dilema

so im an accounting graduate with Acca final 2 paper to be settled
im age 29 this year

after graduate i have been working in accounting line for 4 years plus, then i switch into running business and at the same time doing real estate on part time basis. This lasted around 2 year (was good income compared to working accounting that time) before i stop running the business and full focus on real estate, but then i found out that I dint really perform in sales

so now ive been trying to apply job in accounting field, but it seems hard to get a job/call from employer. I wonder why ?
are they(employer/recruiter) rejected/neglect my application due to the current job field? :confused:
